Property Ratings at 253 N Glassell St
I rented in the early 2010s while attending Chapman University and working in the OC area. The place is great for walking or going to nearby spots like Disneyland, Knott’s, and was not too far from LA area. It was fairly safe because of the town, but sometimes events like the International Street Fair or the university Undie Run could encourage loud, drunken behavior at night. (There were some broken panels on the apartments closer to the street over the years and the landlord made no effort to fix those to discourage crime or unruly people who could harass tenants.) The facilities weren’t very modern due to the age of the building. While the 20s charm drew me in, it was clear the landlord kept things if they weren’t broken yet to save on costs. The moment something broke or there was an issue, they were upset and seemed to take their frustrations out on the tenant for simply reporting the issue at hand, before sending for their preferred repair person to fix the issue. The repair guy was decent but couldn’t always come immediately to fix the problem. Parking was a struggle too. You could only parallel park if you had a small car and forget having a second one - one neighbor had two cars and regularly was ticketed by the City of Orange for her car being on the street during times where the streets needed to be clear. While some of the tenants have been there for years, many explained that it’s the cheapest option they could find in the area depending on when they came in. I left once the rent went up every year and I found something that was comparable and an upgrade. Please know that there is no laundry facility on site and you will need to use a public laundromat or a friend’s laundry equipment to keep clothes clean. For the price you pay, it’s the convenience to the town and school without the bells and whistles of a modern apartment space. It is not bad for a starter apartment if you are attending Chapman, but I wouldn’t stay past your time at the university.
