Experience some of Atlanta’s best restaurants, breweries, coffee shops, shopping, nightlife, and attractions while enjoying the privacy of a peaceful residential setting. It is minutes from Pullman Yards, Madison Yards, Kirkwood Village, and East Atlanta Village, with quick access to Moreland Ave and I-20. The location is centrally positioned for downtown, Midtown, Decatur, and the BeltLine. Due to the custom steel-and-wood staircase design and multi-level layout, children under the age of 6 are not accepted for safety reasons. There is a strict no-smoking policy indoors, with an absolute zero-tolerance ban on all smoking, vaping, or electronic cigarettes inside the property at any time. Hookahs are strictly prohibited anywhere on the premises. Violations will result in an immediate $1,500 to $3,000 professional smoke remediation and deep-cleaning fee, alongside the potential cancellation of the remaining reservation without a refund. Smoking is strictly confined to designated outdoor areas only. Please utilize the provided disposal stations where available and do not discard ashes or debris on the ground, lawn, or outdoor furniture. Neighborhood quiet hours are enforced from 8:00 PM to 8:00 AM, with no loud music, outdoor shouting, or disruptive noise permitted at any time. Failure to comply will result in an immediate fine equal to one full night's rent, plus legal financial responsibility for any lost revenue or compensation paid to neighboring units disrupted by the noise. Large gatherings, unauthorized events, and parties of any kind are completely prohibited. Any violation will result in local law enforcement intervention, city citations, immediate termination of your stay, and total forfeiture of all paid lodging fees. Only guests explicitly listed on the reservation are permitted on the property. No outside visitors or unregistered daytime guests are allowed without prior written permission from the host. Professional photoshoots, commercial filming, or media production are strictly prohibited without a formal commercial contract and prior written approval. For reservations booked on the same day as arrival, the property preparation window may extend until 6:00 PM due to standard turnover and cleaning schedules. Guests must sign a standard digital Renter Agreement through the secure booking system. Failure to comply with any of the stated house rules may result in the immediate forfeiture of the security deposit, financial penalties, and/or immediate eviction without a refund.
