Sandwiched between the Brooklyn Bridge and the Manhattan Bridge, this tiny waterfront neighborhood began as an industrial area in the 19th century. Local lore says that when artists moved into the neglected Victorian factories in the late '70s, they dubbed the area Down Under Manhattan Bridge Overpass, or DUMBO, as counter-branding to thwart potential developers. Today, the renovated factories have transformed into apartments and lofts, many retaining original timber beams and red brick walls. In addition to the historic digs and cobblestone streets, residents list short commutes to Manhattan as a major draw, with 10-minute subway rides to the Lower East Side and 20-minute rides to Midtown.
Encircled by parks and bike paths, DUMBO offers grassy lawns and sweeping views of the East River. The area remains home to many art galleries, as well as St. Ann's Warehouse, a performing arts venue.

Property Ratings at 220 Water Street
I can only speak for the apartments on the first floor - but the soundproofing is non-existent. You can hear conversations (arguments...) even a sneeze from neighbors on both sides in the bedroom (!) and living room areas. Smells travel too - get ready to know what your neighbors are having for dinner every night. Our upstairs neighbors had young children who regularly ran the length of the apartment and made working from home very difficult. The HVAC system is not great - we were never able to fully cool our bedroom. The lobby is very pretty and the doormen are wonderful, but this apartment is simply not worth it.
The enormous construction project on Front st makes it impossible to sleep-- they also have all kinds of exemptions so they don't have to abide by NYC quiet hours. The management company said they had a good relationship with the construction company when we looked at the apartment--- turns out they had none and noise starts sometimes before 6 am.
Loud construction noise on Front Street. Be prepared to be awaken at 7am every morning!
We've lived in NYC for a decade, and move just about every year. Just renewed our lease at 220 and don't see us leaving any time soon. Authentic DUMBO living? Check. Gorgeous repurposed courtyard and rooftop? Check. Everything you want from a high end apartment without sacrificing original details of a historic building? Check. Nice building and management staff? Check.
