About 22 N 6th St Brooklyn, NY 11249

The Edge is the preeminent luxury condominium complex in Williamsburg, Brooklyn. Built by Douglaston Development and completed in 2009, the Edge is perfectly situated on the East River waterfront offering breathtaking views of Manhattan and Brooklyn. This building is without a doubt an iconic addition to an already incredible neighborhood and in 2012 was awarded LEED Gold certification, making it the largest residential development in NYC to achieve the title and one of the greenest buildings in the country. The Edge is comprised of a north and a south tower, offering ideal living situations for a variety of buyers. The south tower at 22 North 6th Street is made up of 360 units. The north tower at 34 North 7th Street is comprised of 205 units. Units range in size from studios to 3 bedrooms, including stunning penthouse duplexes. Both towers also offer underground parking, on-site hybrid Zip cars, bike room and storage rooms, all connected thru the main lobbies via separate elevators for convenience. Boasting arguably the best amenities package in all of New York City, the Edge offers an impressive array of common spaces and resources to its residents. American Leisure maintains on-site management of the extensive amenities spaces, which include a swimming area with an all-season pool, splash pool with waterfall, healing whirlpool, sauna, Turkish steam baths, an outdoor courtyard, two rooftop terraces, two fitness centers, two screening rooms, a multi-function sports facility with a full size indoor basketball court (which is also used to host soccer matches, yoga classes, ballroom dancing, and volleyball games). The offerings continue with a separate yoga & dance studio, spa treatment rooms, virtual golf, traditional & electronic gaming rooms, 24 hour doorman, on-site concierge service, children’s playroom, two lounges with chef kitchens and large flat screen TVs, and full time support staff (porters, superintendents, resident manager, etc.). The Edge was built with sustainable design in mind, using natural materials, and energy-efficient appliances and systems. All units exceed the New York State Energy Conservation Code as filtered air is circulated into each apartment. Other notable features include insulated walls and floor-to-ceiling windows, non VOC-emitting interior finishes, individual lighting and temperature controls and occupancy sensors for lighting in common areas. Space and design are prioritized in each unit, with top-of-the-line appliances and sizable storage spaces. The open kitchens are outfitted with sizable pantries and bedrooms with large closets, and each unit features high-energy Bosch washers and dryers. The wood for both the stunning white oak floors and kitchen cabinetry comes from FSC-Certified forests. The location offers the best of all worlds, with spectacular city skyline views, yet enough green space to feel at home away from the hustle and bustle of Manhattan. Looking for weekend fun? Smorgasburg and Brooklyn Flea are literally at your doorstep. Enjoy easy access to the best restaurants, rooftop bars, cafes and shopping that have made Williamsburg one of the most desirable neighborhoods globally. The East River State Park, located next door, and McCarren Park, less than a ten minute walk north, offer various outdoor activities. A short stroll to the Bedford Avenue subway stop on the L train or a relaxing ride to Midtown or Downtown Manhattan on the East River Ferry, this location provides easy access to Manhattan and Brooklyn.

The Edge North

359 Units 30 Stories Built in 2010 365,596 Sq Ft

Step outside of The North Tower at The Edge and residents will find themselves facing one of Williamsburg’s most frequented hot spots, Martha P. Johnson Park. The 7-acre waterfront park, overlooking the Manhattan skyline, is famous for its seasonal Saturday outdoor food market, Smorgasburg. The building is one of two towers in The Edge, a luxury condominium complex in a cul-de-sac that loops around from North 7th Street to North 6th Street, along Kent Avenue. The North Tower is the smaller of the two buildings, with 25 units spread across 15 stories. Despite being in two separate, but nearby locations, the two towers are quite similar, both built to make luxury living also environmentally sustainable. Completed in 2008 by Douglas Development, The North Tower is still one of the most energy efficient buildings in Williamsburg — even with its grandiose amenities suite. Awarded LEED Gold certification by the U.S. Green Buildings Council, the design is comprised of environmentally sustainable, non-toxic materials which have been deemed to increase the long-term health of residents. Additionally, the structure’s multiple high-efficiency HVAC systems and energy-efficient appliances emit less greenhouse gases and have lower energy bills than similar nearby non-LEED high-rises. Awarded LEED Gold certification by the U.S. Green Buildings Council, each residence is outfitted with low-flow plumbing fixtures to save water, non-VOC-emitting interior finishes, Energy Star appliances for energy efficiency and floor-ceiling walls with solar shades. The interiors were designed to optimize space with open floorplans. Open kitchens are equipped with FSC-certified wooden cabinetry and suburban-sized pantries. Each unit comes with a Bosch washer-dryer and oversized closets with abundant storage space. A 945-square-foot one-bedroom with a private terrace and Manhattan skyline views lists for between $1.3 million and $1.4 million. A spacious two-bedroom with $2,030 square feet and a far less impressive view of nearby buildings and Williamsburg could fetch between $1.4 million and $1.8 million. The grandest residence in the building, a three-bedroom penthouse featuring a renovated royal blue kitchen with a wine refrigerator and great room with a gas fireplace, was last listed for $3.9 million in 2022. The Edge grants residents access to amenities in both of its buildings. Warner Lewis, a licensed real estate broker at Brown Harris Stevens and a tenant in the South Tower, likens the double-amenity access to having an Equinox sports club within your own home. Lewis says he frequently enjoys the extensive wellness facilities, including indoor and outdoor pools, a jacuzzi, Turkish steam baths, and a fully equipped fitness center with a separate movement studio. The outdoor spaces feature an abundant courtyard and a rooftop terrace. Inside, the residents’ lounge boasts a screening room, a virtual golf simulator, a children’s playroom, and a lounge area with a kitchen and oversized TVs. The South Tower provides full-service amenities, including a 24-hour door attendant, an on-site resident manager, and dedicated porters. “The 421-a tax abatement appeals to investors, pied-à-terre buyers and those looking to settle down with a stable living situation,” says Lewis. According to him, buyers can expect extremely “low monthlies” at The Edge due to 421-a tax abatement: a tax break that provides significant savings on property taxes, which are reduced at The Edge through 2036. For example, a $2.1 million two-bedroom condo on the 14th floor has $6 in monthly taxes and $1,318 in monthly common fees. Buyers can compare this to a similar luxury high-rise condominium on the Williamsburg waterfront, The Oosten, which has monthly tax fees starting at $527 in a one-bedroom residence listed at $1.5 million. Williamsburg offers up an almost unfathomable array of bars and restaurants. Notable spots include Peter Luger Steakhouse, New York City’s most famous carnivore spot, a meat-mecca since 1887. Miss Favela, located near the Williamsburg Bridge on South 5th Street, serves traditional Brazilian fare, lively music, and refreshing pitchers of caipirinhas. Tacos galore can be found near Metropolitan Avenue at Tacombi, while oysters and gin martinis await at Maison Premiere located at Grand and Bedford. For groceries, residents can shop at Trader Joe’s on Kent Avenue or Whole Foods on Bedford Avenue. Multiple parks are nearby, including the closest, Bushwick Inlet Park, which has soccer fields and waterfront views. Along the East River, Domino Park spans five acres and offers views of Manhattan and picnicking spots. Further inland, McCarren Park has athletic fields, bocce and tennis courts, outdoor exercise equipment and a popular running track. Upon exiting the building, residents turn left and walk just four and a half blocks to the L train on Bedford Avenue and North 7th Street. Otherwise, those who are open to a little adventure can walk to the ferry landing by the waterfront in just under 3 minutes to access the East River route.
