House has new roof and new water heater, as well as less than 5 year-old appliances (refrigerator, gas stove and built-in microwave, dishwasher (less than one-year old), and front load washer and dryer.) All light fixtures have LED bulbs - no more changing light bulbs! Pantry has spice racks. Outside enjoy your own off-street parking pad with adjacent area that can accommodate two other cars when you have guests. Fenced backyard and patio. Landscaping will be completed in late spring and will be maintained by owner's lawn care personnel. There is also a shed on the property where you can store bicycles or other things that don't require climate-controlled space. Provide your own lock. Tile floors downstairs; hardwood upstairs. Ceiling fans in bedrooms and living room New bathroom faucets Double fan light fixture on front porch LED bulbs in all light fixtures (except front porch light) Two bar stools for your use (or bring your own) (Owner lives in front house and is available to answer any concerns or problems you might encounter.) Owner will consider shorter term lease (3-9 months), but rent will be $2800 per month. If move-in is other than the 1st of the month, owner will pro-rate rental for the first month. No smoking inside the house, but permitted outside provided care is taken to prevent live ashes from blowing. Cats are considered once met and vaccinations have been verified. One very small dog may be acceptable. The yard is fenced, but not a playground for dogs. (Fiesta Gardens near Ladybird Lake provides trails and park areas and is straight down Chicon from E 9th St. and there are lots of neighbors who walk their dogs all over the neighborhood.) Parking is easy with your own parking pad off the alley with an adjacent area for an additional two cars.
