Great and friendly maintenance staff & relatively quiet community! The gym and pool and other amenities are really great as well! I do wish the entry and exit gates worked better & I wish we had a bike rack, but other than that, we have really enjoyed living here!

First off I want to mention that the community at 1824 Defoor is beautiful. I went for a tour for an apartment and the landscaping was so clean as well as the apartment common areas. Tamika was amazing in assisting me. Very friendly and went out of her way to answer any questions I had and help me with my application process. Although I didn’t land on 1824 for final choice, I would definitely recommend these beautiful community. Ask for Tamika, she’s amazing!

One of our favorite things about this community is the staff. It's just nice to see the same maintenance team and leasing office team, especially when it's such engaged management/service. The "swing by and grab a margarita/cookie/etc" surprises are so nice too! Also, we really like the package locker system. Our former apartment building used Fetch to deliver packages and we HATED it, but Defoor's system is just right.

We’ve really enjoyed living here. Everything is well maintained and addressed. The only downside I would say is the court yard area in the back near building 2 is over grown and often damp so attracts a lot of bugs and mosquitoes. Also anytime is rains which is often, the power will go off.

I officially moved in my unit this week. It has been a pleasant experience so far. The grounds are kept well. The train: I work from home and can be heard throughout the day. It shakes the unit sometimes, but we have a sound machine on at night and I don't hear a thing! During the day the train isn't bad either ( I like a little noise), but I have noticed my zoom calls can here it. I am pretty satisfied so far.

I think the grounds of this apartment building are very clean and safe. The materials of the apartments are updated and fresh. Good to have a gym and swimming pool on the premises and the leasing office is comfortable to study/hangout if desired.

I've lived here for 3+ years now and they will treat you like they do not even know who you are. Please don't be fooled by the smiles when you walk through the door. If are looking for a place to live where it feels welcoming and like the front office staff actually cares about you do not move here. Go somewhere else.

It's a great area and very nice apartments. There are plenty of amenities and things to do. However staff can be a bit slow to respond or help you with questions or requests. Also getting mail can be a bit of a nightmare to start.

I have been living here for a little over 6 months and so far I have nothing to complain. Management is very efficient, always replying to email/requests/questions… maintenance is always here to fix the problems, and they are pretty quick!

After my first month at 1824 Defoor I have loved living here. The pool is huge, and never shaded like some apartment complexes I have been to and there are always open seats available. I have also had to request maintenance and Kelly was very responsive and communicative. The one caveat is my building is located close to the railroad tracks so I do hear trains most hours of the day/night but I have a loud fan I use to block out the sound at night time.

We live next to the trains - definitely TOO NOISY. Walls in the apartment are too thin - you can hear how your neighbor is breathing. Location is nice. Staff is very nice and friendly. Nice swimming pool area

Love this place. The maintenance team and office staff are all super friendly, which is rare these days. The grounds are really pretty and the whole community feels super cozy. Great for anyone new to the city that wants convenience, but not all of the chaos of living in Midtown.

Generally very good. I've had three separate leaks into my apartment from the apartment above, so that's been a bit problematic. Otherwise, I've enjoyed the office and maintenance staff...very professional And the complex itself is very nice and well-maintained. I do believe I'm paying more than the going rate for a studio, though.

Everyone here is so nice. The giant dog park is a huge plus for my 2 energetic dogs. The privacy is a huge plus as well living this close to the heart of downtown

Recently moved in and have enjoyed it so far. Apartments are upscale and the community seems friendly. There are also plenty of amenities offered, which is a plus.

The complex is clean and the grounds keepers and maintenance workers are the best. Amenities are well-kept. The apartments are spacious and comfortable.

This year has been great living at 1824. We chose to not renew our lease, but this is only due to moving to a house! I suggest this community to anyone looking!

We've really enjoyed living here!The community is quiet, for the most part and trees and green neighborhood is a big perk. Our dog loves having a park nearby as well. Maintenance is always friendly and usually pretty quick. The residents are always alerted to anything happening in the community and kept up to date on its status. We recently had a water system emergency community-wide that was outside of management's control. Though it took a few days to get things up and running again, we received countless emails with status updates, and they also made sure residents had gallons of water if they needed it. My only complaint is about some individual residents who aren't very respectful of the space. Dogs are often unleashed. It's also common for cars to speed through the parking lot so you need to be hyper aware when walking around (there aren't any speed bumps or anything). Other than that, we've hd a great experience.
Enjoyed living here, floorplan is large and spacious, pool is nice and quiet, maintenance has been really helpful. It's a safe community in a nice area, everything is maintained really well. The downsides are that it can be really noisy with the train and other trucks, and parts of the community like the gate can take a long time to be repaired.
Location on the plus side. Very helpful and positive crew. On the downside, very thin walls, literally hear every step of the neighbor. Not to mention the fact that just outside the window there are tracks on which traines pass constantly day and night. The noise that accompanies it is indescribable. It is a pity that no one informed us about it before.
Great location, useful amenities and responsive staff. Mostly quiet as well. Every now and again, we have food trucks visit which is another great touch.
We have been without water since Thursday, 4/6 (going on 3 full days), while the management team has done a poor job communicating what is going on and why they are unable to fix the problem. Updates are sparse during business hours, and virtually non-existent after the leasing office closes. This morning we were told that the water was restored to the complex at 4 AM but it was out again by 8. Management did not appear to realize that it was out again until I asked for an update around 10:30. The maintenance team is amazing and has always been my favorite part of living here. Kelly in particular has been working tirelessly to direct the plumbers that were brought in, and has kept residents updated as they walk by when the leasing office is closed. This is not an isolated issue — I have had multiple leaks in my unit as well as a full on flood once.
The entire complex has been without water for 3 days. Management has done a horrible job of communicating and it seems saving money on the cheapest/fastest repair option was prioritized over quality work. We’ve been offered small amounts of water twice (runs out before most people can pick it up) and they threw a pizza party. What a joke. This isn’t an isolated incident either, I’ve lived here for a few years and my apartment has flooded once, had a leak once, and it has happened to other units as well. There is clearly a plumbing issue property wide. Do not move here unless you want to pay overpriced rent and have constant plumbing issues. Only giving one star because I have to, and because the maintenance team Kelly and Kerry are the absolute best I’ve ever encountered. They are the two best employees here by far.
Not a drop of water for 48 hours straight! Management did not provide updates on time as promised, and terribly managed the situation. The entire situation is beyond acceptable! No idea how many such issues would arise in the future. Will update the review if my experience improves over time. But, at present - not happy at all!
Easy move-in, wide hallways, friendly staff! It was easy to find our mailbox, and signing all of the paperwork is all online, which is fantastic!
I honestly love living here. Not only is the location in Midtown perfect, but the apartment layout for my one bedroom is very spacious and receives a lot of compliments and admiration from friends. I like that we've been having different food trucks come to the complex. Perfect for when you don't know what you want for dinner, which is a great time to mention that Chattahoochee Food Works is literally in my backyard. The pool/grill area is nice and peaceful. I like the gym, even though I do think we could add some more equipment. We just added package lockers to the complex too which I think is nice. The only complaint/downside that I have is if you are train side of the complex. I barely notice it most times, but sometimes it can get a bit loud. The noise cancelling shutters for us that are train side do help, but it can still be annoying. It's not enough of an annoyance to cancel out the pros of this property or to make me move, but it is a con.
The best place I've lived in the city. The office staff and maintenance staff are all super great. Very communicative. They have a huge dog park which is a major bonus! Would definitely recommend this complex to anyone looking to lease in the city.
