About This Property
Wonderfully sunny and warm three-bedroom, two-bath home with garage and fenced yard within easy commute to downtown. This clean 1924 craftsmen features refinished hardwood floors, double-paned windows, a fireplace, gas furnace, washer/dryer, and an open floor plan. Southern and western exposures mean plenty of sunlight and sunset views all year. Main floor has family/dining room with a large kitchen, full bath, and bedroom. Finished attic has second bedroom and airy loft space with skylights. Large open basement is finished as a third bedroom with built in cabinets, a second full bath, and laundry. One-car garage includes cupboards and a workbench; also great for storage. Fenced backyard with concrete deck. In compliance with Seattle’s Fair Housing laws, all rental applications will be evaluated using the following criteria. INSTRUCTIONS TO APPLY • Set up an appointment to tour the home. • All prospective tenants over 18 years old must provide a government-issued photo identification at the start of the tour. • Applications are not accepted unless all applicants have viewed the property. • For applicants from out of the area, one member of the group of residents, or another individual identified by the applicant, must visit the property in person and use an interactive, “real time” method (e.g., Zoom) of taking a virtual tour of the property on behalf of those not present. • Complete an online application using Azibo. • All prospective tenants 18 or older must complete a separate application. • If more than one applicant over the age of 18 is applying, the application is not complete until everyone has submitted an application. • Each applicant over 18 years old must have a government-issued photo identification and submit a copy or image of it with their application. This includes identification cards issued by tribal or foreign governments. • Applicants need to submit proof of income (for example, a copy of a current paystub, an income verification letter from a current employer, tax returns, or bank or other financial records). • There is a $39.99 background screening fee for each applicant. This amount is only collected after the completed application has been reviewed and the applicant(s) is next in line for consideration. • Applicant(s) must respond to the background screening request and pay the fee within 72 hours. Otherwise the application will be deemed incomplete and the next applicant(s) in line will be considered. • Questions about an application and lease offers will be sent by email. All applicants should monitor their email and respond promptly to maintain their place in line for consideration. TERMS AND POLICIES Each applicant must be willing to agree to the following basic terms and policies, in addition to all other terms included in our standard lease agreement: • Holding deposit: $800, due on application approval; will be applied to first month’s rent. • Tenants pay for all utilities, including water, sewer, and garbage. • Tenants take care of yard maintenance. • Proof of renter’s insurance required prior to occupancy. • No smoking. • Pets allowed, after screening. • $750 pet deposit. • $25 monthly pet rent, per animal. THE FOLLOWING INFORMATION WILL BE ACCESSED IN THE SCREENING PROCESS: • Review and verification of all documentation provided by the applicant, including sources of income and previous residence history. • Consumer Report. This report is provided by the Rental Housing Association of Washington. Applicants have the right to obtain a free copy of the consumer report from Rental Housing Association of Washington in the event of a denial or other adverse action, and to dispute its accuracy. • Portable or reusable screening reports will not be accepted. • If a consumer report is not available, records documenting any outstanding debt including payment history must be provided. • Public records. This may include civil and criminal court records, and sex offender registry in compliance with any local law restrictions. APPLICATION COMPLETION AND PROCESSING Completed applications (with all required documentation) will be evaluated in order received in accordance with City of Seattle First in Time regulations, SMC 14.08.050. In addition: • Completed applications will be date and time stamped in the order they were received. • Applications with multiple tenants are not considered complete until all prospective tenants have submitted their applications. • Applicants have the right to request additional time—up to 72 hours—if needed for reasonable accommodation for a disability or translation of materials. Such requests should be to this ad’s poster. • Applicants will have 72 hours from when the email was sent to respond to any requests for additional information. • Applicants will have 48 hours from when the email was sent to respond to an offer of a rental agreement. INCOME REQUIREMENT • An income-to-rent ratio of at least 3:1 is required. This ratio is calculated collectively, considering the total income of all applicants. • If part of the income is a verified rent subsidy that will be paid directly to the owner, the monthly subsidy amount will be deducted from the rent amount when calculating your rent to income ratio qualification. FINANCIAL HISTORY REQUIREMENT • A minimum credit score of 720 is required. If more than one applicant applies, their collective credit scores will be averaged. • All applicants demonstrate good fiscal responsibility with no pattern of late payments, delinquencies, or collections. RENTAL HISTORY REQUIREMENT • Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. • Applicants should be able to provide references from previous housing provider(s) for a minimum of 12-24 months. • Applicants without prior rental history should provide contact information for at least three personal references. This list should be uploaded in “Other Document” in the online application. SEX OFFENDER REGISTRY • We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. OTHER • In case of multiple applicants intending to share the property together, disapproval of one applicant terminates the application unless the non-disapproved applicant(s) elect to resubmit their application without the disapproved applicant. • Pets are required to have proof of all shots and vaccinations and be spayed or neutered.
