About This Property
15 Mooring is one of 3 available places from which to select a very nice place to make your home within this property. 11-15-19 Mooring was purchased in the spring and has been under renovation since. #15 is an upstairs apartment and has no living spaces below or above, only the 4-car enclosed garage to be shared by the tenants. It is the 2nd largest of the 3 units in this Triplex property.. As you enter the complex, you will find this apartment above the newly rebuilt staircase where there is a nice open deck giving views to Mt. Tam beyond. Often one can enjoy the ability to see some of the masts of the boats that travel the waterway such a short distance beyond this property. It feels so spacious there. Below the deck are expansive lawns with well-manicured mature trees and fresh plantings of beautiful new flowers and plants of various sorts. We love having the new water feature there also as it is placed beside the beautiful new modern-designed redwood that surrounds the entire property and allows for total privacy within the grounds. Evenings here are lovely with the beautiful sunsets and all-new landscape lighting. Within this apartment we have made some important upgrades. One of course was to freshly paint the total interior and to remove some of the existing things in order to give it a more updated look and of course to do the many necessary repairs to bring it to the standards we expect. One very vital upgrade also was to renovate one of the closet to create an enclosed laundry facility with all new plumbing, electrical, and new tiled floor. We outfitted this with a new hi-efficiency Whirlpool washer and dryer to give our tenants the convenience of in-unit laundry facilities. As well as painting throughout, we changed a few other structural features and upgraded all the ceiling fans and all lighting to be modern in design. Finally we carpeted the main living spaces and 2 bedrooms. The kitchen and family room are tiled. There is an airy and open feeling in this apartment. The large windows throughout bring the outdoor views in. There are nice window coverings throughout for privacy when desired. Both the master bedroom and hall bathrooms are large and both have brand-new hi-efficiency Toto toilets which function so well. The kitchen has a very large island countertop and plenty of storage in the many surrounding cabinets. There’s a bay window over the sink and a fan in that connected open family room. Besides a space allowed in the enclosed attached garage, there is ample space for an additional car in the private driveway and on-street parking on Mooring Road. The beautiful landscaping and grounds will be maintained by our private gardener and paid by the owners. Also, there are no fees for water and gas services as well as the electricity for maintaining the communal areas. These are included in the monthly rent. The hubs of transportation for Central San Rafael are nearby (the Smart Train, Golden Gate Transit Center for buses, plus easy on/off exits to North & South Highway 101) As for convenience, this property is just a very short distance to Montecito Plaza, compete with many services and a pharmacy, Trader Joes and several eateries. With Whole Foods across the street and United Market (a favored local market for over 50 yrs), you don’t have to go far for many daily needs. Peacock Golf course is just a few miles up on North San Pedro Rd as well as well as the swimming facilities, tennis, beach, bbq and sunbathing offered at McNears Beach Park. You will be able to find Andy’s Market there as well, a favored of the locals. There are walking paths along San Pedro Road at the edge of the bay and in the hills surrounding this area. And if that isn’t enough…you can walk to the end of our private road, Mooring Road, where you will find Lowrie’s Yacht Harbor…a good place to just sit at the “dock of the bay” or maybe even moor you boat in one of the slips. Can you just imagine setting off in the sunset or sailing away on your boat moored at the end of your street? Often we see people enjoying the sport of paddle boarding this waterway. This property is unique in many ways. The best way to know that is to come by for a visit. Maybe you will be smitten as were we when we discovered it in January!
