About This Property
(Open House 2pm-4pm on SUNDAY, MAY 21) (Application and full details available at: ) We bought our dream apartment in a beautiful, quiet and unique 4-unit building right in the center of Columbia Heights, but duty calls elsewhere. So, our fantastic pad in Washington's hottest neighborhood is available for a lucky tenant. It always rents fast, so pencil in the Open House, or get in touch with me! This 1760 sq. ft. penthouse duplex is in a charming 4-level townhouse with wonderful and friendly (but quiet) neighbors. It faces south and west, is loaded with glass, and is unbelievably sunny. One tenant was a pro photographer for a certain newspaper and said: "I don't think there's another row house in the city with such wonderful light." It was entirely rebuilt from the brick & stone outer walls in 2003. It faces onto the grassy, green inner courtyard of a residential block, away from the noise of the street. It features: * 2 spacious bedrooms upstairs with 2 full private baths, and an extra half bath off the living room on the lower floor * A rear deck large enough for a huge barbecue grill, table and chairs * 19 energy-efficient windows & patio doors, plus 4 skylights * A huge cutout/atrium area between floors to let light spread from those skylights throughout the apartment * A glass-enclosed solarium/office/den at the back of the unit, overlooking the trees in the interior of the block * A large shared back yard, with direct access via stairwell from the deck * A massive gourmet kitchen with granite counters, tons of storage, bill-paying desk, and stainless everything * Oak hardwood floors throughout * Contemporary styling and paint colors, with great lighting everywhere (Current paint is a bright, warm near-white. Some photos show former tenant customizations.) * Custom fancy-shmancy window treatments/blinds to save energy and manage the overflowing sunshine * Tons of street parking, with optional rental space in garages just across the street, or a block away * An awesome location: 20 yards to the "Gourmet Giant" and 50 yards to the newly-completed Columbia Heights Civic Plaza, with its fountains, ice-cream shops, restaurants and more. It's just a half-block to buses that run through U-Street and Logan to McPherson Square, and it's 1.5 blocks to Metro on the upgraded and speedy green line. * A high-efficiency washer & dryer inside the unit. (Which takes better care of your clothes, while saving water and energy.) * Central heat & A/C, of course, divided up into two zones for customization. * An individual Security System you can activate if you wish, plus access control for the building's front door. (No recent tenant has felt the need for the security system. But it's there if desired.) * Space! Did we mention that it's 1760 square feet, plus deck? And the ceilings are 12' or more, rather than the 9' that is standard in all the terrible corporate buildings... * "California-Closets" closets, and more... The Neighborhood: Do you know the new Columbia Heights? After years of effort, it's the biggest growth story in the city: a huge re-development plan combined the neighborhood's outstanding cultural diversity with 1000+ new condos and apartments, the new "Gourmet Giant" across the street, many restaurants, lots of coffee and hang-out cafes, theater, services, oodles of buses, a Metro Station, and the year-round Farmer's Market right on the corner! It's just one metro stop from U Street or the exploding development in Petworth, a short walk Mount Pleasant or Adams Mortgan, or a quick bus to Logan Circle and downtown. The DCUSA retail development just 2 blocks away features super-convenient shopping at Target and Bed Bath & Beyond, plus a huge, modern Washington Sports Club with a pool. It's renting unfurnished, and is available by default on July 15. (Although it could be available as soon as July 1 if we skip/compress the turnover cleaning/painting.) $3600/month includes all condo services (water, trash removal, building maintenance, landscaping, etc). Renter pays only electric and phone/tv/internet. Well-behaved pets are welcome, with no specific weight limit, subject to a friendly belly-rub inspection. $3,600 security deposit. Initial term is a minimum of 1 year, although multi-year offers are welcome. *** Please submit the form on this page or contact Christian Lilley at to learn more. *** Retail, Restaurants, Good Neighbors in the immediate vicinity: * Thip Khao, the beloved Lao/Thai category-killer restaurant * The Italian Renaissance-style Tivoli Theater, built in 1924, newly renovated, and a half block away... * A Capital BikeShare location, right across the street * The hip/grungy/gentrifying/whatever local institution that is Wonderland Bar & Grill * The excellent Red Rocks Pizzeria, just over on 12th St * The new Dance Institute of Washington Headquarters * Sticky-Fingers Bakery is just a couple houses down, right next to Pho 72 which is merely the best Viet food in the City * BloomBars, which is an... "artist and non-profit incubator, performance space, art gallery, theater, dance studio, screening room, youth academy, and center for health, wellness, and community engagement." * St. Vincent's Wine Bar and Live Jazz, a 10 min. walk * The Columbia Heights Farmer's Market, every Saturday! * El Rinconcito, the 4.5-star-rated Salvadoran pilgrimage spot 2 doors down (you'll never hear them, as you're on the back of the building!) * Brilliant Malay and Chinese food at Makan and Queen's English, 1.5 blks away * The Coupe, your daily coffee spot and hangout * The "tacos and mezcal district" (Mezcalero, Chicatana, etc), just a short walk up 14th * And much, much more, including Starbucks, CVS, Cava, banks, fro-yo... *** Please submit the form on this page or contact Christian Lilley at to learn more. *** (This property is professionally managed for us by Scout Properties.)
