There are two bedrooms, a kitchen with dining bar, a bathroom (with washer and dryer), and the main living area is big enough to put a dining table on one end and more of a living room setup on the other. Central air and heating. The place is even pre-wired to hang your flat screen on the wall and have all the wires hidden. For a rental unit, it's pretty high end. Custom tile shower, unique flooring, recessed and track lighting, and a handful of other nice features. The property also has a brand new, fully enclosed huge rear deck (note that you share this space with the girl that lives in the first floor unit). Built in 1904, this classic Southwest Waterfront town home is ready to go. Located just 12 blocks from the US Capitol Building, it's got lots of local restaurants, bars, a few clubs,a waterfront park, tons of free street parking, and is only 3 blocks from the ramps to I-295 and I-395. This rental is located just a block from the new Nationals Stadium. It's only a block and a half to the metro and 2.5 blocks to a Safeway Supermarket. You won't find a better location! The Area... The location is perfectly situated between the brand-new Wharf area in the SouthWest Waterfront and the Navy Yard neighborhood in SouthEast. You're two blocks from the National's Stadium (where there is a metro station), three blocks from a Safeway Supermarket, half a block from a corner/liquor store, and across the street from Fort McNair (an Army base for officers.) You're also only about 12 blocks from the US Capitol. Put another way, you're right in the middle of everything. Street parking is plentiful and free (so long as you register your car in DC) 3. Water is included. And if you're smart, you'll figure out a way to share wifi with the tenants on the first floor. Trash is provided by the city, so really it's just electric and gas. 4. Terms are typically 12 months, then month to month with 60 days notice to vacate. But I can be flexible depending on the circumstances. You can break your lease at any time if you find a suitable replacement. 5. There is an application (no fee), and then if you pass muster (basically, if you can prove you can afford the place), all it takes is a basic lease, the first month's rent, and 1 month security deposit to move in (please don't ask to pay the deposit later. If you can't come up with two month's rent on your first day, you probably should consider more affordable housing.) 6. Yes, I am happy to consider 'sight-unseen' renters who need a place before they get here—so long as you realize the risk you take in renting a place before you see it. Along those lines, if you're just starting out and have mom and day helping out with rent or need them to help 'qualify' financially, that's okay too. 7. This place is not managed by some big company. This is a privately owned house, and the owner lives in the area and manages it himself (along with a few other places he has in the neighborhood) with the help of a handyman that takes care of the maintenance or any issues. So know that there is flexibility on pretty much all matters. A little communication and good will go a long way towards having a great landlord/tenant relationship.
