You get what you pay for

This building is a pretty good price/sqft for the area and it is in a great location, close to Lake Merritt, public transportation and good food. It's also not far from downtown or Jack London Square. Unfortunately, in exchange for low rent in a good location, the building is poorly maintained. The entirety of our unit has layers of thick white non-washable paint on everything, and by everything, I mean all the cabinets, a counter top and even some window panes. Having non-washable paint in the kitchen means we have to choose between dirty looking surfaces or peeling the paint off. Several of the windows were painted shut and we had to cut through the paint to open them. There are plumbing issues throughout the building, the pilot light goes out on the heater and we have dealt with various pests. All of these things, the landlord has been slow to respond to or has not assisted with. Overall, you're getting a good deal on square feet and location but the unit itself is not very nice. For us, the space and location are worth the other issues but for potential renters, these issues may not be noticeable until they are committed.
