# Rental Terms ### 1. Monthly Rent Monthly rent is **$3,250**, due on the 1st day of each month. ### 2. Security Deposit The security deposit is **$3,250** and will be handled according to applicable Texas law. ### 3. Utilities The tenant will pay all utilities and utility-related charges associated with the property during the lease term. ### 4. No Pets No pets are permitted at the property unless specifically approved in writing. Assistance animals will be handled as required by applicable law. ### 5. Renter's Insurance The tenant must maintain renter's insurance throughout the entire lease term and provide proof of coverage upon request. ### 6. Air-Conditioning Filter The tenant will replace the HVAC/AC air filter regularly according to the recommended replacement schedule for the property and HVAC system. ### 7. Lawn and Yard Maintenance The tenant will maintain the front and back yards in good condition, including: * Mowing the front lawn regularly and on schedule. * Keeping the grass and landscaping neat and properly maintained. * Following all applicable HOA requirements regarding lawn and yard maintenance. * Promptly addressing weeds, overgrown grass, or other conditions that could result in an HOA violation. The property must be maintained in accordance with applicable HOA requirements. ### 8. Cleanliness and Property Care The tenant agrees to keep the house clean, sanitary, and in good condition and to promptly report maintenance issues, leaks, damage, or other problems with the property. The tenant will be financially liable for damage caused by the tenant, occupants, or guests beyond normal wear and tear. ### 9. Smoking No smoking is permitted inside the house. The tenant will be financially liable for reasonable damage, odor removal, or cleaning costs resulting from smoking inside the property. ### 10. Tenant Screening Requirements Applicants will be evaluated using consistent screening criteria, which may include: * Preferred credit score of **700 or higher** * Gross household income of at least **3 times the monthly rent ($9,750/month)** * At least **2 years of rental history preferred** * Good rental payment history * No recent eviction history * Positive rental history * Stable employment * Employment and income verification * **2+ years of employment history preferred**, while evaluating each applicant consistently All applicants will be evaluated according to the same screening standards and applicable federal, state, and local fair-housing requirements. ### 11. HOA Rules The tenant agrees to comply with all applicable HOA rules, regulations, and restrictions. Any fines or charges resulting from the tenant's violation of HOA rules may be charged to the tenant to the extent permitted by the lease and applicable law. ### 12. General Property Care The tenant agrees to use the property appropriately and maintain it in a clean and orderly condition throughout the lease term. The tenant may not make alterations, modifications, or improvements to the property without prior written approval.
