Black Mold

If I could give it 0/5 I would. I rented my apartment in July but there were things that I didn’t like once I said the lease that were supposed to be handled but never were. Due to the small things that I asked to be taken care of not being done, I decided not to move in altogether but I kept the lease. Months after I received a call saying that there was a leak at my apartment and maintenance needed permission to go in which I granted. When I got off at 9 that night I went by to check the apartment there was no leak(visible), no fan or humidifier so I assumed everything was okay. Fast forward to December 31 and I decide let me move in to this place I’m paying 1300 for rent for and walked into a laundry room full of black mold. I have asthma and explained that to the manager who responded you can leave but you will be charged a termination fee. DONT MOVE HERE. PLESE FIND SOMETHING BETTER AND THAT IS REAL LUXURY

Every Neighbor smokes weed !!! You will smell it through the walls !!! Rude Loud Neighbors, People drive like maniacs I Hate to say living here isnt Safe I wouldn't Bring Children into this Place Just Don't Move Here!!!

Solid place!

Everything was clean when I moved in and the office is friendly. Whenever I have an issue with my apartment they make sure it gets taken care of. Lots of space.

Staff is Awesome!

The Avenues of Lakeshore is one of the best places in Birmingham to live. When they say they're a luxury apartment complex, they really mean it. The apartments are beautiful, the community is quiet and safe, the maintenance staff is professional and super friendly, and the office staff blows it out of the park. Any time I have any issues, they have always helped me and just done an amazing job. I highly recommend living here!

Great Apartments!

Me and my wife just moved in to the Avenues a few months ago and I have to say, this definitely ranks as possibly the best apartment experience we've had. Maintenence has been super quick to respond any time we have an issue, which is not often. Our agent, Josh, was super cool and the move in process was smooth as butter. I've Loved Living Here!!

My wife and I moved in about 2 years ago to our first apartment ever and we have enjoyed every second of it. They've set such a high standard and expectation in my mind that it's probably going to be difficult to move anywhere else. We'll probably be here until we buy our own house. The maintenance is great and has been very prompt anytime we had an issue and the leasing staff works their butts off and is super friendly and helpful!! Our move-in couldn't have gone smoother and the apartment was gorgeous. I definitely recommend moving here if you're looking for somewhere quiet, convenient, and that just has down to earth staff that remember your name and don't just treat you like a number.

Live anywhere but here!!!!!!

All I can say you better off living in a shelter or your car. Those idiots in that office don’t care about nothing but money. I can’t wait for this bad dream to be over with in December. They’re better places to live than here. I’m a current resident and it’s awful. They said we were getting a gated community, well the gate stay broke more than my 2015 Chevy Cruze. Lol. Take it from me don’t and I mean don’t live here.

Nope!

If you know you can’t afford it , don’t stay here….even if you fall on hard times they will throw you out like a dog and have your stuff in the parking lot like you are nothing. Go where you know they’ll care, and will ACTUALLY help! The world is going thru so much and all we need to do is help each other, they don’t care about the residents they just want their money. Ohh yeah…..the gym needs major work done. The breezeway’s are trashy you’ll be embarrassed to have company!

Don’t come here.

Still a resident and please don’t come here, maintenance is terrible I’ve needed my ac fixed 7 times now and they still have yet to fix it, it just blows hot air for some unknown reason and they say they fixed it every time, just do yourself a favor and don’t come here.

Love living here!

I have loved living at the avenues of lakeshore! all my neighbors are friendly and the management is helpful. Maintenance has always been prompt whenever we have had issues. They also have food trucks come and plan events to get the community involved which is so fun!

If you have no other choice

I'm to mentally drained to go in detail for all the issues I have had but the most occurring issue I have is NO WATER!!! It's always some type of emergency that causes them to turn the water off for hours. This happens at least once a month if not twice. Twice for June so far June 9th & 22nd 2020 with no warning.

We have set money aside to then start the project with the HVAC, water heaters, appliances, new led lights in the breezeways and another property improvement will be the gates. We recently improved the common areas with enhancements to install package lockers, furniture at the pool area, and my favorited the outdoor kitchen area, along with the tennis courts, volleyball courts. We have a new manager that just started on site but has been with Hawthorne for over 5 years. We are enhancing our training with our team. Not worth it

Apartments are okay, but I’ve needed a new AC unit, but all they do is add more antifreeze without ever fixing the problem. Water seems to go out every other month or so when I’m needing to shower before I go to work or after a workout. They expect an increase in rent but have yet to offer any improvements to your mediocre unit. Also, the listed rent prices do not include the almost $200 utility bundle that they force you to sign with. Highly don’t recommend.

Just ok Apartments

This apartment complex is fine, but nothing more. The hot water fluctuates quite a bit and the doors are not sealed at all. We've had a major issue with bugs getting in because of the gap around the balcony door. The apartments themselves are ok. They are not cleaned very well before you move in (ours we discovered upon move-in hadn't been cleaned at all). There are quite a few cosmetic issues that weren't fixed even after being mentioned to staff (wallpaper peeling, the laminate floor is ripped or discolored in areas, and kitchen cabinet is not attached to the wall in one area). You have to stay on top of your maintenance requests since they never get fixed without you asking about them often. Management is super friendly and willing but doesn't seem to know what their doing yet and are very forgetful. Parking is pretty good here and the amenities aren't bad (aren't really maintained well though). Overall they're not bad, but we don't plan on living here long term.

Amazing

I recently moved here, and I love this place! The staff is always available and really helpful and friendly. I love the pool and I must mention how pet friendly the property is. Great place to call home!!!

Worst Apartment Ever.

This is absolutely the WORST place I have EVER lived. So many issues that I don’t know where to begin. I have had several maintenance issues since living here, and the maintenance staff are the rudest, and honestly most ineffective crew I have come into contact with. It takes several weeks for anything to be “fixed”, and things are never fixed properly. They charge for valet trash pickup, and the trash is never picked up according to schedule. It is the middle of the summer and sometimes trash can sit for days at a time until you finally break down and take it yourself. And the bugs are even worse. I’ve had to put in multiple requests for pest control and yet it seems like I kill roaches and spiders on a daily basis. I have been living here for almost a year now, and the gate has NEVER worked. Not to mention the insane rent increase. Please, DO NOT move here! I regret it every single day.

Do yourself a favor and DONT MOVE HERE

Has done nothing but get worse since new company took over. Rent increased, they now only open the gym for business hours (who goes during business hours?) and the “amenities” they brag about are either not working, or in terrible condition (i.e., tennis court, pool). The office staff will tell you they will take care of it and it is never handled with urgency. Apt has flooded twice, COUNTLESS maintenance problems, and bugs everywhere. Not to mention the “security gate” that has never worked in the time I’ve lived here. Also asked when it would be fixed and every time it’s “oh they’re coming to fix it this week.” And that’s been going on for months. It’s is worth it to live literally ANYWHERE other than here. It’s terrible to say the least. It deserves zero stars.

New owners have decreased my quality of life

I’ve lived in this complex (formerly known as Wildwood Crossings) for nearly four years and never had any problems until The Avenues purchased it earlier this year. It’s been one thing after another ever since then. They raised the rent on my one bedroom apartment by $100, which makes it a very expensive apartment to be so far away from downtown. The former owners kept the pool and gym open year round 24/7, which is why I moved here in the first place. The Avenues closed the pool at the beginning of March (as soon as one wants to be swimming) and it didn’t open until June. They made some unnecessary changes to it and didn’t even re-line the pool. The new concrete always looks dirty and it’s uneven and easy to trip over. They closed the gym for two months as well and now it’s only open during business hours, which means I can no longer use it because I working during business hours. The trash wasn’t picked up for weeks and the whole complex smelled like rotting corpses. They don’t respond promptly to maintenance calls unless it’s something that might cost them money, like water damage. I’ve had a maintenance call out for the last week because my A/C isn’t working properly and until Hurricane Barry came through, I was sitting in a sweltering apartment over 80 degrees. They still haven’t come to look at it despite my calling and the office saying every time that they would send someone over that day. Again that was a week ago and it’s going to be back in the 90’s again tomorrow. In addition there are a lot of drunk college kids who love hanging out on the balconies and blasting music, yelling and laughing, or loudly Facetiming their friends until 1:30am. Don’t move here. People have been leaving en masse because of the rent hikes and terrible owners. The only reason I’m still here is because I’m stuck in a lease and I can’t afford to move. The one good thing is the office staff is nice… but a little dishonest about when things will get done.

Don’t, just don’t...

Maintenance requests are not acknowledged, apartment has flooded, toilet has malfunctioned, kitchen sink does not stop running, and heating unit functions about 2/10 of the time. It is worth the extra money to live ANYWHERE but here.

Would strongly encourage you to look elsewhere...

I lived here for 4 years, and I would describe my time here as mediocre at best. The apartments are priced well for the area/location, but you get what you pay for. During December of 2017, we had about 5 inches of snow and our central heat ended up going out. With outside temperatures well below freezing, it took over a week before we got our heat back working. While waiting on the heat to be fixed the temperature inside my apartment was in the mid and high 50's. In the spring of 2018, management decided to implement wi-fi through the complex. When our apartment was serviced, the wiring was poorly done and it caused us to go without power for almost two weeks in our living room until it was finally fixed. Neither time did management offer to reimburse us for what I consider sub-standard living. The maintenance staff is friendly, but frankly over worked. In four years here, I never had a maintenance request completed in under a week. Mostly nice staff, but management could absolutely improve its treatment of residents beyond surface level friendliness. You get what you pay for here, and I would encourage you to find somewhere else if you can.

Please do not do this to yourself.

One of the worst places around. Maintenance request are closed before any work is ever completed. There are bushes covering the HVAC units making it difficult for the air in the apartments to circulate. My HVAC unit has not worked properly for more than 2 weeks since I have moved in. None of the office staff is helpful except for one of the women, everyone else is just collecting a paycheck. I have never been more unhappy with my living arrangements.
