Property Ratings at Woodland Hills Luxury Apartments
There is absolutely nothing luxury about this place. It is rundown, management is careless and helpless, and either unable or unwilling to maintain the amenities that they so proudly display during their tours. If you are interested because they have a pool then don’t — it is virtually never open. It has been open 2 days this year and it’s shut down again because they need to “balance the chemicals.” Why are they always reacting and never being proactive about upkeep? Why do I have to pay a premium to live in this so-called “luxury” apartment when they do not provide luxury accommodations? Their branding is deceptive. Stay away and go to one of the nicer locations nearby, or pay less at a place without a pool so you don’t pay extra for services that are there only on paper. P.s. I saw this morning that they got a fire violation posted at their main entry door for failure to upkeep the fire systems. Way to go! One more star for your badge of shame!

Recently, the pool was temporarily closed due to an imbalance in the chemical levels. As part of our responsibility to follow Harris County Public Health Code and to ensure the safety of all residents and their guests, we must regulate and balance the chemicals before opening each day. While we strive to do this proactively, there are instances—especially after storms, heavy use, or extreme heat—where chemical levels can change rapidly overnight, requiring same-day adjustments. We never want to deny access to amenities, but safety is something we can never compromise on. We truly regret that your experience hasn’t met your expectations, and we’re taking your feedback seriously. Horrible experience with front office, getting overcharged while services don’t meet the requirements, and noises all the time. Constant car thefts and no security. Extra charges for paying online when it should be more convenient. New owners really turned a great place to the absolute worse. DO NOT recommend this living area to anyone. Parking lots are empty due to everyone leaving as well, including us as soon as possible after 3 years.

My daughter has only been living here about 10 months now and she loves it….updated bath & kitchen area with nice patio. The pool is beautiful. Maria, the property manager is so sweet & very patient & understanding, always willing to work with you on any issues you may have.

This property was going downhill, now you can really tell by the changes going on that they care about the apartments, office ladies are very sweet and always help me with any issues I can have. People complain about security but ignore that they live in a metro area that always rank among the most dangerous in the country. Let's be real.
New management took over in March. Been a nightmare every since. No courtesy officer, no pool rules, hard to reach anyone by phone, unreasonable increase in rent, odd parking app that towing doesn't even check...etc. Residents, stay on top of the office staff, have cameras, call police for everything and leave once your lease is up!
I love my apartment. The apartment complex is quiet, clean with nice landscaping. My doggies enjoy the dog park. Whenever I have a maintenance issue, the maintenance responses quickly! Thank you!

Long story short, they truly don’t care about the safety and well-being of their tenants. Staff changes frequently and apparently to work in the office you MUST be a liar and a sneak. Oh, and must have horrible customer service skills.
I moved here in January and have setup automatic payments for rent and my bank has been sending rent checks on time as I set it up 5 days before due date. However, today I got an eviction notice; and the front desk is of no help. I do not recommend this place; management is awful.

I've been here 1.5 years and have enjoyed my stay so far. A little sad to leave but the main reason is because I want to purchase a home before interest rates go too high. Office staff (Linda D in particular) have been great to work with. I've rarely had an issue here but when I did, it was promptly taken care of. I notice the current staff does try to stay on top of things. Came home and tried to turn on the water. Didn't work. Was about to walk into the office to speak with someone, email popped up on my phone letting me know that they were aware of the problem and a current ETA. We also did have a problem where non-residents were starting to come in and use our pool (unescorted by anyone who lived here), because "friends" may have given out codes. All codes were promptly changed (car and walk gates, pool gate) I don't swim but the pool area is pretty to look at. Love the gym though.....it is located near the pool area so you have a great view while you're getting your exercise on. Rarely had issues getting a parking spot in front of my building, I can count the number of times on one hand when I did not get a space in front of my building. Most of the time it was because I had a late night (coming home at 2 or 3am). Apartments are conveniently located, you can walk to Kroger, Bank of America and three different restaurants. Another plus that I enjoy about staying at this building

love my apartment love the staff been here for quite a few years now never want to move unless I absolutely have to when something's broke or needs fixing it's gets fixed within 24 hours generally if not within the hour I've never had an issue here at all I feel safe the front desk people are fabulous and very nice extremely helpful it's a pleasure to come home everyday

I wanted to take the time to say thanks for welcoming me. I recently moved into the community, and have had such an awesome experience. Downsizing from a house to an apartment, I was worried it would not be a great experience. I walked in to Johanna being so helpful. She was such a life saver. Not only did she make me feel welcomed, I felt like somebody; and not just another lease under her belt. Last but not least, I appreciate the consistency in her undivided attention when I have had questions. Some people aren't made for customer service type jobs. She genuinely cares, and I am greatly appreciative of her support. I am happy to call Woodland Hills my home.

This property has a revolving door of management companies. Currently, the phones are down-have been for weeks-so it's impossible to get a hold of them, the Courtesy Officer, or maintenance. The location is ideal but unprofessionally handled. Depending on where you live you may experience noise problems or dirty walkways. The apartments are clean and nice, otherwise. Not an ideal place for professionals.

I am currently a resident of Woodland Hills. I will say they are nice apartments as a whole. I feel a bit overpriced for the space and how thin the walls are. Management Team is ....... ok. They don't notify you about a lot of important things. I've had problems with mold in my apartment and even though they have come to fix. I feel like something should've been done better.
I have never been happier with an apartment and I have lived in a few. The staff is very professional and made the moving in process very easy. Maintenance is also pretty good, I had an issue with my fridge not cooling correctly when me moved and it took a week for the issue to be resolved but they were quick about coming to look at it. The grounds are well kept and parking is pretty easy to find. The apartments themselves are laid out really well and the floor plan is awesome and spacious. They are also well kept up with. The location of these apartments is great. The town is very family oriented and there are tons of things to do. I would really recommend this complex.
Ive lived here for over two years and would stay if the rent increase wasn't so high. Neighbors are friendly but parking is s hassle, come home early if you want a spot near your apartment or be prepared to walk. Overall great place to live just a little pricey to be so far out.
The apartments construction, the pool, and the gym are good. We have been living here for four years. It is a quiet and secure place. Our only problem is that during this time they have been changing a lot of times the maintenance people, and some times they are good and fast and some times they are not. Right now the service is better.
First the property is very well kept and clean. But the management staff especially the manager is patronizing, rude, and only partly listens to what your questions and concerns are, I also found him to be very prejudice against me and is not very knowledgeable about his job. I would not live on this property ever again!!! I hope that this property finds a much more experienced manager for this company! Unhappy Ex-Tenant
When I first moved in, this apartment was awesome. I felt safe, it was well kept up, the management was wonderful and I loved it. after two and a half years here i am now seeing a lot of negligence on the part of the staff and the maintenance. The grills have not worked in months, they used to pressure wash the halls and mail room. It has not been done in forever. I had issues with my lease, and it took over a week for them to get back to me (that was with me calling and leaving messages at least three times during that week). It has just gone down hill. It is still a nice apartment, but it was so much better.
