Property Ratings at Wood Terrace
Please please do not move to Wood Terrace Apartments especially apt 124. Apartment 124 is infested with roaches and despite the many calls you may make to pest control service that you pay every month to live there it still does not help . Make sure that the lease fee you pay before move in goes towards wear and tear as it may change when you are moving out . I have had the most traumatic, terrible , horrific , and unprofessional experience at Wood Terrace that I would not recommend anyone to live there. The maintenance staff will come but they are only giving so much to work with . The management staff is terrible and very unprofessional especially the ASSISTANT MANAGER . Please just be mindful and don’t let the palm trees in front of the broke gate fool you . It is not worth it .
Don't move here. I am saving you your time and money. Terrible management staff, dirty community, dirty complex, trash, the gates never work, overpriced for the quality of this complex. Listen to the reviews, because I didn't before I moved here.
- Dirty (trash everyone, lots of cockroaches..LOTS OF SMALL ONES) - Unsafe (gate NEVER works, reported car break-ins and tire slashings YET management doesn't do anything to further prevent this. They have a "courtsey officer" who leaves at night, when the crimes happen at night..lol) - Terrible Office Management (always has new workers, I wonder why! The Property Manager is highly incompetent with her job and don't care about the tenants. Management sucks at communicating with one another too) - Forget the "Utilities" they provide (they're unusable) - Broken into mailboxes/no mailbox (I wouldn't have my mail sent here) - LOUD. Neighbors are loud and you hear cars revving their cars or doing burnouts. Sometimes you hear GUNSHOTS too! I guess the only good thing is that it is close to the interstate and maintenance typically comes in a timely manner and are nice
It has been three weeks since a bullet shattered my bedroom door. Wood Terrace has yet to fix it despite freeze warnings across North Georgia. I currently live on the third floor and the bullet hit near where my son usually sits and plays. Property management has stopped communicating with me. To say I am frustrated is an understatement because I and my son never feel safe in my home.
I have been staying here since 2014. I do not have a roach problem or anything. I have only put in about 20 tickets for stuff to be fixed since 2014. I looked at my online ticket submission and it was only 6 in the whole. I can not speak on anyone else's experiences but mines have been great. The staff is nice, and the Site Manager is even nicer. If I put in a request for something it is usually done that same day or the next morning. They rejuvenated and updated the units and they look just splendid. I do not have an upgraded unit but that is by choice. I love the layout I have now. I would recommend this place. If you have a pest issue they have pest control for free that will come out and take care of your place. What people fail to realize is that do not just depend on the complex to get rid of your pests problems you as an adult have to not leave food out... trash everywhere, and get you own pest methods to go along with normal pest control. I have not had to get pest control to come to my unit in 2 years! I would say come and check this place out.. I think it will blow your mind... in a good way. Thank you for your time!
Linda is amazing. She calls back and kept me inform of every step even with her being out a day for personal matters. I love the FREE after school child care but have yet to actually use it. I don't really like the manager attitude. I was quoted one price within the month of February and went back later in the same month to pay application fee but I was inform that the price I was told could not be honor because rates have increased 100 dollars.(In the course of Linda explaining the issue to the manager, she began to speak in Spanish and little did she know I knew what she said). I found it to be very rude and disrespectful. I was extremely upset but again due to Linda amazing service I did come back and pay( even after looking around at other apartment). Customer service is very important to me. I have lived here almost a month and so far everything has been great. I read some of the reviews below so I would be aware of what to look for. I have seen the comment about roaches. I have actually seen two small roaches in my apartment but again what do you expect when you have neighbors that may not be as clean as you are. I purchase my own poison($10) and haven't seen anymore. I have my 1st service issue. I called on Friday and told Linda about the issues. Juilo was out Saturday to see the issue and fixed them on Monday, He is also good about picking up trash in the area to keep it clean. I have no complaints. Traffic is pretty heavy but is expected based on the location. I love the ideal of it being a gated community( YES it actually works). Only one car can enter at a time. I don't like the fact you are only allowed one access card to the gate. Seems like I should be able to have two but the rules are the rules, I guess. I also love the safety feature of the outside lights of each apartment. They automatically come on as it's getting dark. For the most part it is a pretty quite neighborhood( I'm actually near the playground). So of course that is great. I agree with the lease term being a little crazy. Most importantly I feel safe. I realize Georgia people are great at reviews but leave out parts of the story of why they wrote such good or bad review!
Major roach issues. They literally would crawl on me in my sleep! Please do not rent from them. They seem to have no idea how bad the bug issue is or they choose to ignore. Pest control does not work at all. Very unsanitary. No good price is worth roaches.

roaches, trash overflowing into street and parking spaces at every trash compactor available at the complex, poor water pressure and hot water only lasts for about 10 mins, neighbors playing loud techno music between the hours of 2-4am, bags of trash all over the complex bc the trash compactors are always full which I believe causes the roaches , rats, mice and other rodents that run all over the complex, neighbors grilling and smoking weed which causes my apt to smell like burnt food and drugs, constant accidents at the gate bc people try to tailgate, the gate not working at all so we were unable to even get out of the gate to leave in the morning for work, constant solicitation and business cards and other items being shoved into my apt, kids playing everywhere except the playground and after school program that they claim is free so im confused as to why kids are running around cars and playing soccer in hallways.all of this goes on and the have the nerve to make you sign outrageous lease terms like 19mons. I can seriously go on for days. I've told the office staff over and over. nothing changes. they get online and respond to reviews like something has been fixed. don't believe it, save your money and go somewhere else! on top of all of that the traffic is terrible over here one way in and out and its 4 apartment complexes on this one road. please visit during 7-9am and 2-4pm so you can see for yourself. its impossible to get in or out during those hours (not their issue I know)
I would think twice before signing lease at this place. For one the have a huge roach issue. I moved in to dead roaches behind my appliance. Not only is this gross but also unsanitary. The maintenance staff is very incompetent. I submitted a service request for weather stripping to be added at the bottom of door but added it to the side. I know most of them don't speak English but come on that was unacceptable. I also asked them to take a look at a look at my AC unit due to my billing being abnormally highly and I requested I be present. They totally disregard my request and did absolutely nothing to fix the problem. And lastly the office staff don't seem to know what going on most of the time. I received a notice on my door about the electricity being turned due to a problem with the electricity in the building. I emailed the staff and never heard back. When I did stop in to inquire if the problem was fixed they had no idea what I was talking about. So they know someone was placing fraudulent flyer on resister doors and no one decided to look in to the problem. As management I would want to know if something like that was happening at my property by the could careless. If you think the price is to good to be true. It is. This place is a living nightmare. Be mindful you get what you pay for.

The property is beautiful when you first come into the office. Jill showed me a newly renovated 2 bedroom. She was very attentive & able to answer all of my questions. This community also offers FREE after school care to their residents!! I can't wait to move in!!!!
Move in experience started off kind of rocky but after speaking with the manager Pierre, he gave so much attention to all my concerns and transformed my 1 bedroom into an amazing little home for me! Ryan in maintenence made sure I had everything I needed to make me happy. I love it here now :)
These apartments are great maintained and safe for kids. Beautiful and clean pool. And it's a gated community. Great environment. And they have a night security guard patrolling around. Great area to live in. Every grocery store surrounds it and so many restaurants as well. The best of the best.
