The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Witham Hill Oaks
harassing your bothersome neighbors for every little thing. The leasing policy is not equitably enforced. outdated, dilapidated, and overpriced flats. Any issue is not promptly resolved by the employees. There isn't enough parking, and cars are frequently parked illegally. They raised the rent and then purchased brand-new clubhouse amenities, but these were not permitted because of the epidemic. They lack privacy and air conditioning. AVOID LEASING HERE! RUNAWAY!
Harassing neighbors that bother you for every little thing. Lease policy NOT enforced equally. Run down old units that are over priced. The staff does not address any issue in a timely manner. There’s not enough parking, vehicles are illegally parked all the time. They increased the rent then bought all new clubhouse amenities, that were off limits due to the pandemic. They have no A/C, and no privacy. DON’T RENT HERE! RUNAWAY!
Witham Hill was awful to move into and out of. The office staff was awful to deal with when my lease ended. The were extremely hard to get ahold of and would not return any of my phone calls. They will keep all of your deposits and charge you extra so that they can remodel there apartments. I will never use them again or recommend them to anyone. They are over priced for run down appointments.
The maintenance team is amazing. They do their job, do it respectfully. The location is beautiful. However, their leasing agents are only in it for the money. They upgraded their main office before upgrading the worse apartments with water that tastes like iron. They make mistakes all the time on rent, and the works. They towed my car (since it was damaged badly). I talked to someone in the office saying I was bringing it to the shop during the week and they said I would be fine. The office didnt relay the message to the guy in charge of that so my car got towed. I had my rent on autopay and as soon as I switched contracts to monthly from standard, it switched off of autopay. I was going to get charged an extra 150 for that (they said since it was my first time being late I wouldnt have to pay but imagine if it wasn't my first time). The icing: I didnt have water for 3 days during one week. Stay away folks. It's the cheapest apartment in town for a reason. Don't sacrifice comfort or quality for this place.
Like one comes to expect from apartment management, they try to scam you at every turn. If you pay your rent 4 days late one time, without notice or reminder, you get an eviction notice on your door demanding $150 on top of their already outrageous rent. If you want to resign your lease, don't do it in the summer or they jack the price up for the entire year because of students. Need to stay a couple months longer than your lease? That's an additional $10 per DAY. Their advertised hot tub has probably been closed down for half of the two years I have lived here. And don't even think about ending your lease early, you must pay with your soul. I can't wait to get my deposit back after taking care of this moldy, rundown room and get out of here..... JK, wishful thinking
We are two young adults. 18 and 22 years. After saving up, we left our home town together in search of something new.Not knowing a single person in a 300 mile range. We came here to Witham Hill Oaks and found an apartment we liked. It boasted great amenities like a hot tub and sauna and dog park. We were also told by management that if we were ever gonna be a couple days late on rent to call and let then know so they could work with us. Soon we came to realize this is not the place for us. The hot tub has been down since we moved in. It's been months. The dog park is a kinda trashed tennis court. I've been waiting two weeks for 4 problems (some that maintenance caused themselves because the guy didn't finish the job). More specifically, when we moved in there were two immediate issues. My fridge froze my food. And none of my outlets held any electronics due to being too lose. When he came to fix those two issues he simply put a thermometer in my freezer and called that good. I still can't have food on my top shelf. When he "fixed" the outlets, he must have been bored or had more important matters because he received a phone call halfway through the third outlet, finished that outlet and left all the rest still unusable and didn't come back. About a week after one of the "fixed" outlets just shot out the wall, the wires and dangers to touch now exposed right next to my sink. Now let me also add some feelings about the staff. There are two people in the office that I actually like and who seem like they care. Sadly, these two would be the male and female, main managers. So They aren't there for help. You can get past the main desk with issues. I don't know if there is more than one receptionist but the one I continuously have to talk to is incredibly unpleasant and rude. She doesn't care about any personal issues or any problems that aren't threatening or an emergency. Our second month in we were still getting established and wouldn't get paid the extra couple hundred we need until three days after the pay date deadline. I called the main office to try to figure something out like the specifically said was a possibility when we moved in. All I got was "pay by the deadline or you're out of luck" from the main receptionist who also made me feel pretty worthless by talking down to me. This place seems so nice and the town is amazing. But my experience at the apartments for the mere three months I've been here has been the absolute most unpleasant.
This area is a walkers dream! Witham Hill is in the midst of many walking trails, parks and cozy neighborhoods. It is very pet friendly, with dog parks close and a nice dog area within the apartment parameters. I love having a patio, and being able to have plants and fresh vegetables in the beautiful Oregon summers. The apartments are affordable, with close access to a large on site washer and dryer facility, with enough machines, I have never had to wait for an empty one, the club house is very welcoming with a pool and fitness center. The maintenance and apartment staff are excellent! There is a 24 hour maintenance line in case something happens outside of office hours and they come right away which really gives me peace of mind. A nice, welcoming, friendly community!
