Property Ratings at West 38
I've been a resident here for over 3 years. I've seen 3 property management companies come through and it just progressively get worse as it goes. The office is never staffed and after a recent issue it took 4 days for someone with property management to get back to me. The building is moderately secure, and the garage is not secure at all. My vehicle has had two separate instances of attempted theft, and items taken from my vehicle on 3 separate occasions. The owners do not care about their residents and are apoplectic to community needs and safety. I highly recommend looking elsewhere if you don't want to be disappointed in your rental experience.
OVER PRICED!!!!!!! Parking options are non existent except over priced garage!!! Owners are greedy and charge $100’s extra every renewal and management is just a mouth piece! No real solutions given for loyal tenants! They’ll take your money and price gouge till the next sucker that moves in!! Sketchy neighborhood!! PLEASE LOOK ELSEWHERE BEFORE SETTLING HERE!
Maintenance issues are handled within the same day, usually within hours. I am impressed with how fast issues are resolved.

We've lived in multiple apartment complexes near the area and this is one of the best. Building, apartment, and amenities are well maintained. Great anemia as well. Staff is great all-around - leasing agents, custodial, and maintenance. The apartment itself is great. Little to no noise with the exception of traffic outside (we face 38th). Appliances are nice and function well. Parking & storage is available. Highly recommend.

This is a beautiful building going downhill rapidly. My first 8 months here the maintenance was superb. Now I am concerned about rats, insects and disease.

We’ve been living here for about 9 months now — and while the property and our unit is pretty nice, the constant smell of weed from every single neighbor permeates the halls, outdoor patio space, and basically everywhere within 25 feet of the building nonstop. We find it gross that we can’t even enjoy our coffee at 8 in the morning on our patio without the constant smell of weed floating through the air, it’s so noticeable you feel like you’re getting a second-hand high. We have a 10 month old, so the weed issue is not only gross but also dangerous for his health and development. We’ve complained many times and nothing has been done to quell the issue; the new management hasn’t even sent out email reminders that it goes against the rules of the lease. If you have a dog, be careful walking them outside. There’s constantly dog poop all over the grass literally five feet away from the dog poop bag stations, because it seems like some people are so entitled or lazy that they refuse to pick up the mess their dog makes. It’s worth noting that the old management team (when we moved in) was great; they always helped us out however they could and made sure we were comfortable moving in during the pandemic, etc. They really cared about keeping the community up to a certain standard. The new management team seems to be trying and they’ve been friendly enough, but after we (and some of our neighbors) have made multiple and constant complaints about the smell of weed or the sight of dog poop, they haven’t done anything about it. They’ve told us on multiple occasions they’d send out email reminders or be stricter on people who are persistently being reported, but literally not a single email has been sent out to warn people against the community guidelines that are in the actual lease. It’s frustrating for us because while it’s not the most expensive community in Denver, it’s also not cheap. We spend our hard earned money to have a clean and healthy place for our family and our young son to live in, but we don’t feel that’s being provided. We understand the people who are smoking are the ones disrespecting the community and that management can only do so much to control it, but the problem comes down to the fact that they aren’t even doing the bare minimum of sending out email reminders. I would honestly recommend living here if the weed and dog poop weren’t such massive problems, but I’m at my wits end with this. If you ask other people who live here (and we have),
