South Shore is a neighborhood just south of Austin that provides endless entertainment opportunities all year round.
Just across Lady Bird Lake, bounded to the south by East Riverside Drive, this Austin suburb enjoys some of the best views of the Texas state capital. Property Ratings at Waterloo Flats
The machines in the laundry rooms next to the man office have been non-functional for MONTHS. Not just a couple of the machines ALL OF THEM. Every time I’ve reported complained I’ve been met with “we’re working hard with the vendor, you can also report directly to them” If ALL the machines don’t work it should be up to the people in charge to advocate on behalf of the community. Nothing has happened for over 4 months. Extremely disappointing

Lived here for over 7 years now. Pool is great (when it's not more than routinely closed), most residents are friendly and respectful of others, some amenity features are in need of updating and would still LOVE a dog off leash area of some sort. Security is lacking in areas and would be great if all the gates worked correctly and efficiently. Love the new compost bin program. All in all, can't beat the price for the location.

Lovely community. Well maintained property, nice staff, convenient location, and cheap leasing rates. We've enjoyed our time here a lot and plan on staying for awhile.
Lately, things have been pretty good. Sadly, my side of the complex no longer has a pool and I don’t recall an email telling us this was going to happen. Now we have to use the pool that feels like bath water and have other tenants make you feel uncomfortable because you are in a bikini and that is against their beliefs for women. Also, the laundry rooms are always trashed, broken, and moldy. I found a decent laundromat, thankfully that honestly doesn’t cost much more to use. On a positive side, the location is fantastic. Rent is affordable and maintenance tries to fix the items that don’t work properly. Every time management changes, you have to make sure they know that as a long time tenant, you will not put up with lack of communication and disrespect but they get there and once again your living experience is back to quality it was!

Turnaround times for things are on the slow side, still hoping every year for the past 6 years living here to get some sort of dog park, excerise room is nice but needs more equipment and updates, mailperson is incredibly rude and leaves packages by mailboxes, staff is friendly but seasonal staff change is incredibly frustrating. TONS of wasps everywhere.

Can't beat the price for a rental here based on location. With that being said, amenities and security measures are at a BARE MINIMUM. Gates are constantly left open, mailboxes broken, packages stolen, dogs off leash, dog poop everywhere. Water constantly being shut off. No dog park area and pool closed about half of the summers. The leasing office is a revolving door with new staff almost seasonally.

The location of Waterloo Flats is amazing; close to downtown and lots of different shops, bars and more. Haven't had any major issues with our apartment. Front office is nice and friendly. Apartments are slightly dated but overall isn't a dealbreaker for the price.

Rough around the edges for sure, with minimal amenities for the community, but overall a great place to live. The walls are a bit thin and you can hear basically all your neighbors 90% of the time, but mostly everyone is friendly. Made some good friends here and can't beat the price per location.

The residency where am staying is a good location but once you move in to the outside streets of the residency its bad , people outside in this neighborhood bring this residency to the ground.

Two and a half years down and I’m still happy in my tiny apartment. AC has worked all summer and hot water and pressure have been a dream. We even got blackout screens to help with the sun heating up the apartments. Been blessed with great neighbors too. You can’t beat the location or the price. Management really stepped up their game over the last year and the maintenance staff is very pleasant to work with.

I have mainly enjoyed living here. Excellent location and generally responsive staff. Maintenance requests take some time to be addressed but eventually gets done. Laundry (W/D) machines are constantly malfunctioning and unavailable to the many residents that need to use their onsite laundry rooms. Definitely the biggest pain of living here. Aside from that, it is a great place to live in.

The people here are usually so friendly and good neighbors. The pool is the best place to socialize and be kind to others, the gym is alright. Some problems are with theft off people's balconies, some dog owners not picking up after themselves, and random closings of the pool of extended periods of time. The rent is affordable for the area and consistent.

We have been here for about two months now and we love it! Affordable, great location, timely maintenance, and a wonderful leasing office. You can walk to HEB, corner stores, the bar, and so many other restaurants! The maintenance staff has been very attentive and kind as we've settled in and everything gets fixed very quickly. Love living here :)

Applying was easy. Signing the lease was even easier. My studio is just the right size for me. Clean and slightly updated. Very peaceful atmosphere and just down the street from Lady Bird. So glad to have found this place.

I have lived here for a year and a half. I applied for rent relief and I constantly had to email them or go into the office to get them to fill out the paperwork necessary for them to receive the rent relief. They told me weeks ago that they received rent relief for me. This week after I reached out about a balance on the account they informed me that that rent relief was for a different resident. I got absolutely no notice. They tried to charge late fees even though that is prohibited when you are receiving rent relief and last year they threatened to evict me for late payment even though there was a eviction moratorium. My friend was supposed to move into this complex with me but the day of her appointment for a walk through no one was at the office. I have seen this happen more than once, someone outside the office calling because no one is there for their appointment. The pool is disgusting, in the summer its always green and falling apart. You can feel rocks at the bottom from the walls crumbling. Theres no cushions for any of the outdoor seating or pool area. Dog waste receptacles are often overflowing. The last maintenance request I put in took them a week to come look at it. Maintenance usually leaves behind a mess. The water gets shut off regularly. Mail boxes often get broken into and there's no place for outgoing mail.

This management does not care about its residents, with numerous people complaining and pointing out the break ins, robberies, and cars getting messed with. This place is poorly kept with trash overflowing from the dumpsters, numerous water outages, power outages for no reason, and generally being unkept.
