Property Ratings at Waterline Square
While the maintenance and front desk staff are helpful, friendly and accommodating, it seems the management team that oversees them could use improvement. It is weird for a luxury building to not offer package holding due to an instance of someone else picking up a package, it seems management could offer a better system for the front desk team to implement to reduce any issues. Furthermore, it seems that staffing of the front desk could use improvement, there's often a line during peak times such as after general work hours. It is surprising that an award winning management company would not have a better understanding of how to optimize staffing.

Two Waterline Square is a lovely place to live. The building is well maintained and managed. The area really comes alive during the spring and summer seasons. The amenities are extraordinary.

One of the most impressive luxury building(s) in Manhattan with gorgeous units/finishes and amenities. Beyond that, I have been shown service that has gone above and beyond. The leasing agent and general manager created a small miracle in finding a dream ideal unit at a fantastic price point for exactly my move in window. This is the first time that I have lived in NY that I have not had to sacrifice a major desire/need (the classic price, space, location... add luxury) when looking for a place to live. I am elated.

Not very favorable at this time. Overall attractiveness has definitely fallen. Lots of drama among some occupants. Noise, drunkenness etc. the premium nature of the place, in my opinion, is threatened.

I’ve been living at Waterline Square for a while now, and honestly, it’s amazing! The apartments are beautiful with floor-to-ceiling windows and stunning views of the river. The amenities are next level—gym, pool, tennis court, you name it. There’s even a soccer field... I mean wow. The location is perfect, right between the Upper West Side and Midtown, with lots of great spots nearby. Plus, the waterfront park is a huge bonus. If you’re looking for luxury living with everything you could possibly want, this place is it. Highly recommend!

We absolutely love living in our building and couldn't be happier with the incredible amenities and outstanding administration. As parents of a toddler, we've found this place to be exceptionally convenient and family-friendly. First and foremost, the variety of amenities available is truly unparalleled. Our little one enjoys spending time in the children’s room, which is perfectly designed for kids to play and explore safely. The pool area is fantastic, providing a great way for our family to stay active and have fun together. The music room, equipped with drums and a piano, is a wonderful space that encourages creativity and provides a fun outlet for musical exploration. The garden is another highlight, filled with fresh greens and herbs, that allows us to enjoy organic goods on our tables. This thoughtful touch adds a unique and healthful benefit to living here. The administration team is exceptional. They are always responsive, friendly, and go above and beyond to ensure that the building is well-maintained and that residents’ needs are met. Their dedication to creating a welcoming and comfortable living environment is evident in every detail. Overall, our building offers a perfect blend of convenience, luxury, and family-friendly amenities. We are grateful to call this place home and highly recommend it to anyone, especially those with children. It’s truly a wonderful place to raise a family! And last but not least, the location is simply unbeatable. We are just a few blocks away from Central Park on one side, and on the other side, we can enjoy peaceful walks by the Hudson River. Living at Waterline Square with my family has been an amazing experience. The amenities are top-notch, from the fitness center and indoor lap pool to the beautiful new park and fantastic children’s playroom, making it perfect for us. Our apartment is stunning, with high ceilings, huge windows, and modern appliances that make it feel like a real home. Harry’s Table is an added delight, offering gourmet dining options that we enjoy regularly. We also love the inside garden where we can pick fresh vegetables weekly, which adds a special touch to our lifestyle. The array of recreational facilities, including the movie theater, tennis court, and rock climbing wall, ensures there’s always something fun to do. The service here is outstanding. The staff is always friendly and helpful, and the 24-hour concierge and maintenance team are incredibly responsive. We love being part of this vibrant community, and the Upper West Side location couldn’t be better. I highly recommend Waterline Square to anyone looking for luxury living in New York City.

It is a very family, friendly property a beautiful one With excellent facilities, the only issue is trying to navigate through the main entrance, trying not to step on dog urine.

This is the best rental community I’ve experienced in my life. Everyone is always going above and beyond to surprise and delight residents. I am beyond grateful and always raving about it to friends. This is the closest I’ve felt to being “at home” in over a decade.

It should be noted that the staff actually gets to you at their earliest available time. P.S. If a staff member can accommodate you outside of a schedule, they most often do. No adherence to pet policies, people smoking outside of building, loud noises from apts, people leaving personal items in hallways, arguing, slamming doors, screaming. Not a luxury building.
The building is great, and the staff is excellent. But many of the neighbors have zero respect for the quality of the building, making noise and leaving garbage in the halls.
In the rental units, we already have cockroaches and the building is only a couple of years old. The trash areas are now disgusting and people don't return carts. There are people who abuse the common facilities, who house dogs that are huge and dangerous, and verbal and physical fights in the lobby in front of people, next door, above us, below us are common place ruining any chance of a peaceful evening as a family or with friends-- its incredibly stressful being here and i can't wait to move out. - Market-rate renter

Living at WLS has been great. Management is very responsive to concerns . The keycard door entry system is not perfect and frequently does not work. Also , it creates overcrowding of people waiting for the elevator in the lobby . Also, the Waterline Square App does not work

I've been residing at Two Waterline Square since the building opened for rentals. I've had an amazing experience here and the staff is polite and very professional, from the top down. Any issues I may have are resolved quickly and efficiently.
I think I was the first person in this building since 2018. My opinion, this is the on of the best places in manhattan. I live this building because i like this area, management, security everything.

2 waterline square is a wonderful place to live. The Atmosphere is happy, the staff friendly and helpful. You feel positive vibe as soon as you enter the spotlessly clean, wonderfully scented lobby. Automatically puts you in good mood. I love the views from my apartment are beautiful day and night. The amenities are unbelievably fantastic. I love living here

I love the staff the maintenance of the property is good the only problem I have with waterline is they allow the dogs to use the bathroom right in front of the entrance of the building

I've lived at Two Waterline Square rentals since it opened. I have never had any unresolved issues. The staff is always available and ready to help/assit in any capacity. Pleasant and always attentive.
The work was not accomplished. And to be fair i used to live in rental and i did not request these much maintenance work on my unit and now in the condo side i have much more issues and it should not be thee. Since i moved in i have issue with my hot water and the pressure during shower the water is getting cold, the pressure is not strong. the light in the shower cove has fallen off twice already. Im not sure why i have all these issue with my new Condo and there is not enough handy man on site to fulfill the jobs quickly.

I think the amenities and common spaces really make the experience. The view of the river is breath taking, but the price for the apartment and the size/ constant maintenance issues has been troubling.
It takes a long time for a response when I use the portal. I almost without exception have to go to the concierge to get help. The last problem took from Thursday morning to Saturday afternoon to get the issue resolved. The maintenance staff once at the apartment are excellent, respectful and knowledgeable.
Maintenance staff always super competent and available even on Sundays. Many thanks, this makes living in Waterline Square a delight
Overall, Two Waterline Square is well run and managed. Suggestions; -there should be stricter guidelines for dog owners specific to curbing their dogs and picking up after. -To encourage all residents to contribute to keeping our beautiful outdoor spaces clean, more trash receptacles are needed especially around the turf field and in the shaded tree area outside Harrys Table. -The additional charges attached for booking amenities ie bowling, parlor room, etc are excessive. Residents pay a high premium in monthly rent for the FULL luxury experience at Waterline which should be inclusive of these amenities. It's rather insulting that residents are expected to pay such excessive premiums on top of the high rents.
I think it is a work in progress. I'm not sure where this rates in terms of value but I think the company missed the mark during COVID and took the easy way out at almost every opportunity.
Great building and amenities but more needs to be done regarding community rule enforcement
It is a lovely, convenient, and safe place to live. I love Waterline Club. I enjoy the community events offered in and out of the building. I have had a wonderful experience as a tenant. The property is also gorgeous, and I love the view from my window.

Maintenance service has been prompt and efficient. The entire staff is courteous, and I like that everyone remembers my name. Also, the building is maintained well, and the amenities are unmatched. The building offers much, from fitness classes and equipment to a beautiful indoor swimming pool. There is ample space to entertain guests.
Living in Waterline Square genuinely brings me happiness. From the staff to the amenities to the quality of the apartment, I can't express how outstanding this place is. It really takes living to a new level!
I like the safety,and friendly doorman,and the movies and concerts outdoors..
