Property Ratings at Waterford RiNo
I lived at The Waterford RiNo from March 2023 to February 2025, and I would not recommend it. At first, it seemed like a good deal with nice amenities, but almost everything was broken the entire time I lived there. Neither hot tub worked, the gym was under construction for months with no real upgrades, the pool and grills were usually filthy, and the building constantly smelled bad from the trash valet and peoples pets. Security is a joke — the garage was broken for months, multiple cars were broken into, doors were broken and didn’t lock around the building, and the package room (and even the leasing office) was ransacked. So ordering packages is hassle. The walls are paper thin, and I had mold in my bathroom ceiling that they tried to pass off as “just dirt.” The management is rude when handling issues, and they tacked on extra utility fees and other surprise charges the second year. There are way better apartments in the area — don’t waste your money here.
Absolutely terrible. The price is fine, but you get what you pay for. Management is completely incompetent and leaves issues unresolved. The garage gate in our building has been inoperable for over three months, allowing any bystander to walk in. In a single night over six cars were vandalized. And yet, the gate has yet to be fixed. Management denies any liability, since they claim they are not responsible for maintaining a secure garage. My key fob works for maybe 50% of doors. Management recognized this issue over a month ago and hasn’t fixed it. There’s no packaging room. Instead, all packages are shipped to a 3rd party warehouse called Fetch, which they then have to process and deliver. I’ve lost a number of packages this way, so I’ve instead had to send my packages to my girlfriend’s building. Hallway carpets are beyond stained. The fire alarm goes off randomly maybe once a week. Lastly, when moving out, my roommate and I spotlessly cleaned the apartment and took pictures of before and after we took over the apartment. Despite this, we had over 60% of our security deposit stripped with no minimal reasoning. After pressing Management, I received an email four weeks later in a back-and-forth with Taine, the Assistant Manager, that I “would not be receiving the remainder of our security deposit”. The new Management is even more incompetent than the last, which is saying a lot. Stay away. They don’t care about their tenants and will penny pinch

This place is pretty pathetic. Its one of the oldest apartment complexes in this area and NOTHING has been updated, its old and very outdated. Apartment complex across the street have already updated their carpets inside, and they have been here half the time as Waterford has been around. The carpets in the hallways are so gross it looks like this place is a subsidized building from an inner city. Just across the street painters are painting the rails on the apartments & these are half the age as this apartment. They charge fees for everything! Pretty sad that a company has to charge for unnecessary things to keep up with the other places around here. The windows here look like they have been never been washed in 10 years which is as old as this place is. They just painted striped in the parking garage and there are some spots with no numbers, just black painted boxes where parking numbers for spaces should be, or they haven't got to repaint the numbers on the parking spots, just shotty. The parking garage has been broke for 3 months, they say they have extra security. Cars have been broken into, windows just shattered. They write an email to everyone stating they are looking to fix the garage soon, emails have spelling errors and the emails add insult to the tenants stating facts that Colorado has been on the rise for break-ins. All the doors into the building are broken since key fobs are not usable. Homeless camps have just presented themselves just feet away from the complex and there is no site of security at night anymore. I am afraid to go into the garage in fear of being attacked by a homeless person since they are wondering the garage and today one homeless lady flipped me off in the garage. Since all the doors into the apartments are broken I fear the homeless are going to make their way into the hallways at night and start breaking into apartments or stealing packages.
I have lived here for a year and a half and it seems like almost every other week the garage door is broken. This allows just anyone to come into the garage. I had my locked bike stolen from the garage and management was unable to help me even though they have security cameras. On top of that, the garage door which is always broken hangs lower than it’s supposed to and when I was leaving it completely destroyed the ski rack on top of my car. I called them to tell them to fix it and they never did.

We toured a lot of different buildings in Denver and none of them could compare to the value and quality of Waterford RiNo. The appliances are updated and the apartment layouts are spacious and open. And with a massive gym, a pool and cold brew on draft, the amenities really cant be beat.
Perfectly situated in the next up and coming neighborhood in Denver.

My initial experience with Waterford Rino was decent until I moved in. The new management does nothing but sit in the office and avoid phone calls while the hallways/ stairway doors/call box is all broken and disgustingly dirty.

Once a promising community, has quickly turned into one of the least attractive buildings in the area, this can be fixed but owners and management company need to work on alternatives.

I love my apartment here at Waterford. Updated appliances, 24/7 gym and lounge, and pools and a hot tub. This is a great spot to be Downtown. I used to have really loud, annoying neighbors, but I think they moved. Biggest problem here is 3-5 times someone has left their dog on the patio and they bark for hours. Super annoying. Other than that this place is great, and so is the staff. Security is excellent too. There's a 24/7 on-call dispatch for any issues during the night.

Waterford Rino is a great spot to live. The amenities are outstanding, the staff (especially Alex) are friendly and responsive, and the units are exquisite. The only drawback is that if you are not a partier, you will quickly learn that everyone else here is and they will keep you up late because of it. Other than that, this is a five star building in a five star area, and I have been glad to make it my home for the past several months.

Just a couple weeks ago, my vehicle was stolen from the Waterford parking garage due to their lack of assertiveness to get the gates fixed to the parking garage. The gate was broken and left WIDE OPEN for an entire month before they fixed it, and the only reason it finally got fixed is because I notified them that my vehicle was stolen because of their gates being left open. They also have the worst surveillance I have ever seen in a new parking structure - they might as well just have none with what they currently have. Now, I have been dealing with their management team who has taken zero initiative for what has happened to me. They feel they are not liable for anything that has happened and they have given very lowsy compensation offers to help reimburse me for my loss. They will not return any calls and it is nearly impossible to get ahold of anyone in corporate. Waterford seemed great up until this incident, but now I have a feeling that they could care less about tenants having the best possible experience at Waterford. If you get lucky enough to not have to deal with management during your time here, then your experience will be great, but the moment you have an issue that requires managements help and concern.. The apartment isn't bad. It's cheaply made and the walls are pretty thin but it's about what you'd expect in any complex like this. The amenities are pretty good. The reason I gave it a poor rating is because the management and staff are terrible. They are useless if you have any issues. They showed us an apartment during a showing that we were told was not our exact apartment but it had the same layout. That was wrong. We went to move in and the apartment was at least 200 square feet smaller, had no balcony, and the layout was completely different. During our showing we even went outside and they pointed out which balcony was ours. Don't have packages delivered here because there is a 5050 shot you'll actually get them. My motorcycle was stolen from the parking garage because the gate is broken for weeks at a time. When I asked them to look at the camera footage they said they couldn't see anything. They didn't know what my motorcycle looked like, what parking spot it was in, or when it was taken. They refused to look at the footage again once I gave them this information. The key fabs stop working every couple months and the last time I had them reprogram them it took them 10 tries. I'm not exaggerating that, I had to go to the office 10 days in a row because they would program it incorrectly and I couldn't get into the building. I'm not one to complain about little things but this has been a terrible experience. Unless the management is greatly improved I would not recommend living here.

Don't waste your time here. Management sucks, no one responds to anything the second they get you to sign the lease. We've been out for 3 months and we're still having to deal with them.

We decided to move here ~2.5 years ago because we loved the location, the amenities, and the people working there. Then, maybe 6 months ago, after signing a 7-month lease extension with the old management company, a new one took over: Waterford Rino. We used to have a communal message board-type system where we could sell things we didn't need anymore, find pet sitters, and yes, shame the people who left their dog poop everywhere. Now, without that, everywhere you step outside, there is dog poop. Also, it's a block away from a Salvation Army and you can absolutely expect people experiencing homelessness to be loitering around the building on a regular basis. I got hit by one on a bike while walking my dog a few weeks ago! Furthermore, the hot tub was recently condemned by the city (yes, there was a posted notice not to go in), the door to the area with the garage hasn't been working, so you have to go outside and around to another door to get to your apartment (no easy task with an armful of groceries). The old owners gave us access to a punch code on the door to get in but the new owners claim that giving it out is a safety issue. Also, the door next to the garage frequently gets stuck open, so not really sure how giving out the punch code was a safety issue with this glaring issue present?? Another annoyance - we have been required to pay for trash pickup from outside of our apartment ($35/month) since we initially moved in. But after the new management company took over, I can remember at least 5 circumstances where trash wasn't picked up. When I brought this up with the leasing office, they offered no solution but were happy to keep charging us for this service. But the most annoying thing ever is that apparently, in our lease, we have to give 60 days notice even though we had an end of lease date printed in the lease? And there are, apparently, no exceptions — even though we're out of there more than a month before the lease is up. We had told them about our plans to buy a house and inquired about ending our lease early but they failed to mention during that time that written notice was necessary at the end of our lease. Super convenient. Oh, one more thing — Waterford Rino incentivizes positive reviews. This means that you should absolutely take every positive review with a grain of salt — they're giving away tickets and prizes to get them. It's not because people genuinely love living here.
Lived here for 2.5 years. Used to be a great place to live until the new management company took over. I haven't been able to pay rent online for about 6 months. You can no longer see what is included in your rent without going to the office and them showing you. You cannot pay rent until the 1st of the month. It's due on the 1st of the month so if you're not online that day and don't want auto-payment set up, you can't pay rent. If you don't have auto-payment set up, you cannot split rent if you're living with someone, you have to pay the full amount. The hallways are always dirty/smell awful because of the trash service you have to pay for. They don't refill the doggy bags around the apartment anymore. Trying to get any question answered is close to impossible. The package situation is nightmare. The other day there were packages delivered just sitting by the elevator up the stairs from the mail room. Packages are all over the mail room. The other package room is always a mess and things are never in the right place. I've had two packages stolen. Someone from the office lives here and parties in her apartment ridiculously loud at night. We have had to knock a few times to get it to quiet down at 3am. To top it all off, they painted the exterior of our front door BUT only in a few spots with a darker paint color. Just don't move here. I have a few friends that moved next door to Post River North. and love it. I recommend checking that out.
New management is ruining this building. Rent is never correct on the portal, they do not respond to emails, and they fail to maintain the property to any standard. Property manager is never around and dodges residents like it's his job. Doors are not secure (always never fully close), they do not do snow removal from around the building, and packages are constantly stolen from the unlocked package room. Moreover, dog trash stations are always out of bags and never emptied. This building is more expensive than surrounding alternatives, yet is the oldest and most poorly managed at this point. Avoid at all possible costs.
If it were possible to leave ZERO stars I would. I have tried on several occasions to work with Waterford RiNo and it has been impossible. There are typically growing pains associated with a new company taking over, however it has been 3 months of miserable incompetency. Today all of their phone numbers are disconnected so I cannot even call them to address the fact that it is almost March and my February rent has yet to come out. The people working the front desk here are extremely pleasant. Meanwhile, the upper level is full of inexperienced, rude, and lying personnel. They have lost checks and are unapologetic when mistakes are made. I miss the Marq at Rino because at least they had their stuff together. Waterford RiNo is terribly unreliable. DO NOT GIVE THEM YOUR MONEY.
About two months ago, The Yards at Denargo market were taken over by a new management group and they have now re-named it Marq at Rino. The change over did not go over smoothly but it looks like things are finally leveling out, Morgan is the new manger over the office and she has been as helpful as she can be, I noticed a few more upset people than normal down in the office for the first month of the switch over but she was always nice and did everything she could to help out! The apartments are amazing inside and have spoiled me for sure, we live in a one bedroom that is about 725 sq.ft. We have been here for a year and signed a 13 month lease at $1348 a month. Here is the sad part.... we only have a few months before we can re-sign our lease, however I have been looking at the prices of the apartments here recently and notice that they all have gone up in price, Significantly! For our same apartment they are now asking for approximately $1750 a month, that's a 3 increase on rent from before the new management took over just two months ago. Nothing has changed and I haven't seen them put any money into fixing some of the things that need to be, it's all small stuff, but when friends come over it is noticeable enough that they talk about it. The elevator has not been cleaned in two weeks and is getting a little raunchy but they don't take you to that elevator during the tour. So in short the new management is nice, the apartments are nice, but they have jacked the rent prices up a lot for no reason that I have noticeably seen and now I will have to move because after they tack on that trash fee I just can't justify paying $1800 a month for a one bedroom apartment that is near downtown, I will be moving into the center of downtown now for less a month which sounds crazy but is the truth. If you have the money and can afford this place I have loved it and enjoyed myself, the crowd here is between 24 - 35 years old majoritively, lots of "pretty people" and everyone is nice so if you are single or just looking to make some friends it's a great place. Also If you like the area you should check out Block 32 at Rino they have nice finishes just like this place and after looking at their prices they are back at the nice range of $1350 for 700 sq.ft. and not to much further out so save your self some money and check them out to.
