Staff is very nice , so you can sign after that is complete horrible . I’m current renting. They don’t care about you ! They have no idea what a customer service is. NO RENT THERE !!! Look for another place

Almost 5 years living here. Always a pleasure to return from work and get comfortable. Whenever there has been any maintenance issue, they usually show up the same day! And love the amenities, especially the very well kept pool area. Landscaping always immaculate! No need to say more….

My husband and I have been living at Water Ford Landing for the last 5 years and feel safe in this community . Also, the staff are very accommodating with reliable and welcoming service. We especially are very happy dealing with Flor from the front office, she has always been open to helping us , exercising patience in an professional manner.
We love this community. The location is great, and we love that once inside the property, you do not feel as if you are right off of busy Kendall drive. It is peaceful! Flora and Vilma in the leasing office are so pleasant and friendly, and always very helpful. The maintenance crew is also friendly and very prompt with requests.
I went to several places looking for rent, but when i saw this community, i stopped looking. This is an excellent place to live. This community is very safe, clean and quiet, and the location can not be better. The staff is excellent. i was attended by Flora and she was very helpful in solving any issues and answering any questions in a very professional way. She helped me to find the right apartment according to my needs, and i can't have words to describe how helpful she was. i have been living here for several months,and i can say that this was an excellent choice.
I love living at the Waterford Landing. I just renewed my lease for another year. The ladies at the front office are great people. FlorAngel and Vilma are always attentive at the tenants needs. They listen and understand. It’s great to have people that will talk to you like a person instead of a number. If you’re looking for a secure location and very easy access to every store, mall and highway, I recommend renting here.
This is such a great community! Super clean! Friendly Neighbors. The staff is so professional and kind. Always willing to go above and beyond for their tenants. I have been treated like family since I moved in. The maintenance is great too!! I am very happy here !
This community is amazing. Very well kept landscaping. Beautiful lake views. Very pleasant and quite. I’ve been a resident for quite awhile and I can’t imagine myself living somewhere else in Miami. Well located. Walking distance to everything you need. The staff at the office and maintenance crew are always helpful, friendly, professional and cordial. This community is like paradise on earth. 100% recommended.
This property is perfect, it is safe, quiet and clean, dogs are leased and owners carry bags for their pets business, not what you typically see in other rentals. Problems are always solved and they do go beyond the call of duty to assist with any issue. The office staff are always welcoming. The maintenance crew are fantastic, and don't leave a mess when they are done. Things are completed in a timely manner. Had to downsize from a 4 bdrm home and now in a 1 bedroom. I thought the transition would be difficult but it was not.Truly a safe place to life! No doubt about that!!!
I am very pleased and satisfied with this lovely apartment complex. It’s nice, quiet and a very peaceful place to live in. The staff are always so welcoming and very attentive to your every needs, both the office staff and the maintenance crew.
After living in my own house for 32 years , I decided to give up home ownership and move to Waterford Landing. I always knew somehow , someday, I would live here...but didn't know exactly when. I frequently drove by and admired the beautiful fountains and cascading water you can see from the street... on my way to and from work. Upon entering the office I instantly knew I was in the right place. I was greeted warmly and felt welcomed !!!! I was a little apprehensive about living by myself since I recently became an empty nester. Everyone was so nice and professional. I loved the apartment immediately and have not regretted my decision for a moment. Being in a new home can be a little scary for a single woman and I felt very comfortable in a very short period of time. I love the fact that everyone that lives around me is nice and contributes to a very neighborly energy in the building. When I first moved in the maintenance men responded very promptly to any issues I needed addressed in the apartment. It made me very pleased not to have to wait. I actually never waited hardly any time at all. They came the very same day and fixed the issues. Talk about service ! Every time I enter into the office... the lovely leasing agents , Vilma , Flora and Blanca provide the warmest of greetings. Then I make my way to the freshly baked cookies...OH MY GOSH! They are so delicious! Even if I don't need their assistance the ladies always ask, " May I help you? " One thing that I really love ever since I first stepped foot into the office, they have addressed me by my name! And...here I am several months later, they still have the same joyful enthusiasm every time I come in. Oh my , the amenities here are like living in a resort everyday! Just walking to the mailbox is rejuvenating and every person I pass says hello. The aura of this establishment is incredible...that's why I titled this review , " Emerald City." It truly is a jewel of a place to live with beauty everywhere you look and amazingly kind staff to assist you whenever you are in need. Thank you to the staff for making my transition such a pleasant one!
I have lived at Waterford Landing for four years now. I have been so pleased with the staff! The Leasing agents, Managers, Handymen , everyone here has been so nice and are always happy to assist whenever they can. When there is a maintenance issue they are always on it and do their best to remedy the problem very promptly. Recently The Management went above and beyond to help an elderly 88 year old lady whom I know, return to Waterford Landing after making a mistake and moving out. They really went above and beyond to help her not only relocate back to Waterford but they even were able to place her into the same apartment she had left three weeks ago. They really helped out an elderly woman in need. I have never seen a group of professionals show such a kind heart to one in need .. God bless you Staff at Waterford Landing. We don't live in a perfect world... but Waterford Landing is a beautiful and heart-felt place to live . I love it here and so do all of my neighbors in my building. It is a blessing to live in such a beautiful and safe place. I plan to live here until I retire from teaching in eight years Vilma and Flora and Blanca are so sweet and always happy to help. And both managers are approachable, helpful and very kind. I feel very much at home and have to say, I cannot imagine anyone not loving it here~!
Absolutely awful. The complex itself is amazing but the staff... they don’t care at all. You call for maintenance they never come I spent a whole month without a/c calling them every day and they’d lied about coming in to the apartment. You speak to one of the girls she tells you one thing and the other one tells you another story. They lie through their teeth and don’t really care about the tenants. If they lose your check even though they have cameras that clearly see you going to the office to drop off the check in the drop box “that isn’t enough proof” you give them a copy of the check and that still isn’t good enough. They will force you to get a money order or a cashiers check rather than allowing you to write another check because that’s their policy... “it’s not their fault” nothing is ever their fault. And the policy works mostly to their benefit not the tenants even when they are at fault. Vilma can NEVER keep her stories straight. Oh and Not to mention before we moved in we were told various times that we couldn’t see the apartment before moving in because they were cleaning the carpet (which they didn’t my carpet had literally human hair balls, dust, dirt, screws) and fixing the cabinets (there are OBVIOUS signs of water damage these cabinets have never been repaired or replaced ) if I let the water run to long in the tub it started to pour in the kitchen area. The bottom of the cabinets are BEYOND disgusting in the kitchen and bathroom. The appliances are rather outdated for the amount of money you’re paying. The amount of paint they covered the doors was and still is ridiculous! A year later and the doors still have to be closed by force. The hinges on the door are rusted but yet they keep painting it over and over and over again. But they sure are quick to take your hard earned money. Other than that I would definitely think twice before recommending this place to anyone. I’ve always been the type of person to turn the other cheek and give a second chance but it gets to the point that enough is enough.

Family, friends and associates all agree that this is the perfect apartment for me! My mom calls it the " Doll House." My friends all say, " I want to live here!" The contemporary design blends excellent use of space with sensational views. I don't feel like I live in a box. I feel like I live in a resort. The outstanding landscaping mixes gorgeous tropical palms with flowering tropical trees and shrubs . Every building here has a water view and towering thirty foot fountains accenting the beautiful zen quality of the layout. Not only was this the last of many complexes I looked at but the most inexpensive in kendall as well. At nighttime the fountain in the center of the lake becomes a romantic centerpiece lit up and reflecting across the water . The pool, with fountains and gorgeous landscaping , tennis courts, gym and leasing office ( with the nicest most helpful agents ever) are only short walk away and in clear view. I feel very blessed to have found this Paradise of an Apartment. It makes me smile every day and joy to everyone who has come to visit me. And saving the best for last, any attention needed is responded to and problem solved within 24 hours. I am really impressed and truly have " Paradise Found."
