Best kept property in Denton.
I’ve lived at other places in Denton and this is by far the most well kept. The grounds are always picked up and the staff is helpful. They even texted me in my birthday. I am glad I live here.

My home for 6yrs
I have lived here for 6yrs now n I have no complaints. It's a quiet neighborhood and you have lots of shopping centers and Restaurants close by.I really like the spacious apartments and maintenance is excellent and fast to fix any issues. The office staff are friendly and helpfull. I recommend these apartments.

Nice!
Moved in over the summer and Linda was very helpful and flexible when working with my work schedule to get all the paperwork in place. The apartment was very clean when we moved in. Maintenance is very quick to address issues. Overall it’s a quiet neighborhood and great location. I love my apartment!

Waterford at Spencer oaks is a great option for college students!
As a college student attending UNT, I needed a place to live either on campus or close by and I found everything I was looking for in Waterford at spencer oaks. I moved in 4 months ago and major takeaways are; The staff is helpful, the location is great as it's 2 minutes from a major shopping center and about 12 minutes from UNT campus. Overall I've really enjoyed living here and the relatively low rent doesn't hurt either.

Nice place to live
I’ve lived at Waterford at spencer oaks for a little over four months now and I have no complaints. The apartments are spacey and the neighborhood is quite. They are quick to fix any problems you have and the rent is quite reasonable. It’s only a few minutes from multiple grocery stores, restaurants and shopping centers. I would recommend this apartment to anyone looking in the Denton area.

Great apartments
They have excellent service they are wonderful people they are very nice they hold your hand through the whole Signy and getting comfortable with the apartment process they have activities and everything for the kids and it’s just great like they had a Medicare program going on and it was amazing it was the first time I ever seen apartments participate in that very informal in the apartment really do care. They really great The fixing the Problem in your unit. They Will email you what they done when it’s ready and it’s amazing

Waterford of Spencer Oak is the place to live
I've been living here going on 3 years and I absolutely love it I have a 3 bed room apartment the ceilings are ver tall the the kitchen is huge lots of space I totally love my bathroom they are huge as well the room are big too with big closet the Nabors are all friendly and quite no problems with no one I totally recommend living here I love it ??

Wonderful apartments
I have lived here 14 years and love it. It's not like an apartment but a home. Spacious, wonderful patio and all the amenities. Linda and Yvonne are the nicest ladies, always helpful and keep this place running in a positive manner. Tim in maintenance is friendly and does a great job. A great place to live. I can't say enough. You will love living here.

Awesome place
I've been here a little over a year and the few times I've had a maintenance problem, it was taken care of promptly. One time, it was late at night and within 30 minutes, the lead maintenance guy was here taking care of it.

Would not recommend living here.
My sister has lived at this apartment complex for a little over 6 months now. There are good things here - the staff is friendly and responsive, the grounds are maintained, and the apartments themselves are a good value for the square footage. All of this is completely outweighed by the lack of AC in these apartments. The unit my sister is living in is at around 82 degrees right now, and that's with a $200 electric bill for the month of June. Excited to see what July's electric bill will be. The AC units themselves are old and, in my opinion, aren't large enough to handle the summer heat we are experiencing this year. The central AC unit is running at all times, but no real dent is ever made in the temperature. Multiple work order requests for the AC have been put in. While the maintenance folks have come out and looked at everything, they've stated that there is nothing that they can do. They recommended that she purchase fans and window coverings to help combat the heat. Well, awesome. That's been done, and she has even brought in a window AC unit to help combat the heat, but the apartment stays at around 82 degrees for 8 hours during the day. While this summer has been tough from a heat standpoint, there is no excuse for an apartment unit being at 82 degrees each and every day - with a $200 electric bill. The apartment complex has yet to offer any solutions or concessions due to the conditions my sister is having to live in. I would not recommend living here.

Big Kitchens Like in Your Dreams.
I have lived at Waterford Apartments since May. My apartment is 2 bedrooms and 2 bathrooms. Before renting this apartment, I have visited more than 15 apartment complex, but they are not as good as this one. I have a big kitchen which may attract men and women who like cooking. Moreover, the rent is cheaper than those apartments that I have visited previously. It is also very close to Loop 288. You can go any restaurants, shopping malls, Target, Walmart, Kroger and much more that these by 5 minutes walking. The managers at the office was very helpful. The maintenance team has been very kind and tried the best to solve our problem as soon as possible. Overall, I am satisfied with this apartment and want to stay long years.

waterford at spencer oaks
I really enjoy this complex. The price per square foot is really good. Its almost 1:1. The maintenance guy is very quick to take care of all issues. When I moved in the fridge wouldn't get cold enough to make ice, we went to the front office and within a few days we got a new refrigerator free of charge. The ceilings are tall so all the rooms seem so much bigger. Its well insulated, so during the winter I don't ever turn the sir or heat on because it stays a perfect temperature. They offer once a week exterior bug spraying for free as well. Water is included in the rent. There are a lot of restaurants around and a lot of shopping.

Nice apartments
Very spacious, 3 bedroom apartment. Clean complex and quiet with lots of trees. Close to the mall, restaurants and stores. Nice pool area, also.

First steps
I knew this was the place for my new family when I happen to stop for information. When the agent took me to look at a floor plan in person, I could see my new baby take her first steps here (and she did). The floor plan is nice and open. The rooms are decent size and the bathrooms are a great size! Having a utility room is always a plus. If you are wanting an apartment, with a home-style community, this is the place for you. You cannot hear your neighbors through the walls and there is plenty of parking. That being said, the employees in the office are not the best (mainly the property manager) and will eventually get your maintenance requests complete. All in all a great place to live.
