Beware, if you have maintenance issues you might have the same experience I have had. I entered a maintenance request in January for my broken dryer and fireplace. Maintenance took 2 months just to contact me. They did not fix the appliances yet they closed the maintenance request. I have submitted a new request and haven't heard anything for 16 days. They also don't enforce cleaning up after any tenants dogs. There were piles of dog poop everywhere you looked this winter. The poop was only taken care of AFTER city inspections. They advertise having pools but neither pool is operating as of June 26 when temperatures have been in the 90s. The management leaves much to be desired.

car broken into twice here, one time my window was smashed and the other time they tried to steal my catalytic converter. we’ve paid an enormous amount of utility income fees because of problems with xcel and the apartment. office is also closed pretty often due to being understaffed.

I moved out a year ago and decided to come back. Lindsay was very helpful with answering all my questions and concerns and made my move-in so smooth. She is professional with great customer service. Everyone in the office is really nice and so far I am loving my apartment. The location was important for me because I needed to be close to my sons school. Also, you have so many stores/restaurants right across.

I just moved out of my parents' house. I went to Waterfield Court because it is very close to my parents' house. I feel like I had a ton of questions. From the time I walked in the office I was greeted by a lady with a very nice smile. She smiled the whole time and very patiently answered all my questions she made me feel very comfortable. Joelle is amazing at what she does, and I will recommend Waterfield Court to anybody I know that is looking for a new place to live.

I love love love where I live! I love Erica and Joelle they are the peanut butter and jelly of management! What a great duo! If not one, then the other has taken care of me on many occasions. Work orders, parking, questions I have, they even applied for assistance for me, so I didn't lose my apt. I am truly blessed to be living where the management goes out of their way to make their residents happy. I'm not sure.... but I could have sworn I saw the 2 of them shoveling snow and doing a little dance while they were at it. They are always smiling! Keep it up ladies!!

My initial experience was "ok" the leasing lady was pretty nice. But when the price changed, I was like nahhhh gimmie my money back. Granted it was only 13.00 but it's not about the money it's the concept. I demanded to speak to a higher up as my leasing lady said no refunds on applications. She put me in contact with her assistant manager Joelle. Joelle gave me some very good advice which I did adhere to I got to meet Joelle when she toured me my new apartment home. Whoa, why are all the hot ones married?? I am so glad she intervened, and I now live in an amazing community in a super nice apartment!

I have lived at Waterfield Court for 6 years. AS you can guess I have seen many groups of management come and go. For the past 2 years I have had the pleasure of speaking to the most kind and professional lady in the leasing office. I would like Harbor Group and anyone looking for an apartment to know that Joelle has been simply amazing every time I have needed anything. At first she was a leasing person now she is the assistant manager so I can only assume Harbor already knows shes pretty amazing. I was in jeopardy of losing my apartment due to an unforseen change in my financial situation at work due to Covid. Joelle not only did the application for rental assistance she walked me step by side through everything I needed to do until I was approved. I am truly blessed to live here!

I have lived at Waterfield Court for five years. I love it here, I have a dog and recently there were alot more pet stations added I really appreciate that and the dog park that is located near my apartment is great Titan absolutely loves it and meeting new friends there. There is a lady in the leasing office that is so helpful I believe her name is Joelle, she is so friendly a couple of times I have stopped her on the property to ask her questions. Not only does she listen to me she always has a smile on her face, I really appreciate her. There is also a friendly maintenance man( not positive.. but I THINK he said his name is AJ?) that helped my wife with our groceries, we are older and this goes along way. I bet not many other people can say they have amazing people that work at their apartment complex!! I just want to let anyone who is looking for an apartment that you will not be disappointed in Waterfield Court!

This is my very first apartment. I looked at several before choosing Waterfield Court. Customer service really is key sadly now a days not alot of places practice that. From the time I walked into the office looking for an apartment I was greeted with a big smile! My agents name is Joelle, I had a TON of questions and she was very knowledgeable, not once did she make me feel like I was a bother. She walked me through every step and I love her! The other leasing guy was very friendly too he kept cracking jokes and making us laugh. I will definitely be recommending Waterfield Court to anyone I know that is looking for a clean, friendly place to live!!

I've lived here for about a year and one of the ladies in the leasing office has literally made my experience here much more positive. Joelle is a treasure and I hope Harbor Group realize they have a shining star in their midst. She has helped me with everything I've called for. I've lived here since November of 2019 and everyone in the office has been great. I recently had an issue with my shower leaking and had Sharon the maintenance manager come to our apartment and help us out. She was amazing, she helped us in a timely manor and made sure that we were satisfied with our work. If I have any other issues I will be sure to ask for her to help us out. We also just got a new trash service and our dumpsters only had one when we originally had two and Sharon made sure that we ended having two again. Thanks Sharon for all of your help we greatly appreciate it.

The property itself is fine. Our apartment is in good shape. However, since the apartments have come under new management, the administrative side is having problems. We were charged a late fee because they didn't have the online system set up in time. When I called about it, they said they would waive the fee, but they didn't and when I asked about it, they said that they meant the payment fee and not the late fee, which they didn't specify. Other times when you go in with a question, you will get a different answer depending on who you talk to and no one seems to really understand the system. If you stay on top of everything and don't trust management to handle anything on their own, then you should be fine.

I would not recommend these apartments to anyone! The management here is ridiculous and never wants to speak to you when you go there for an issue. My husband and I cant wait for our lease to be up because these apartments are a joke! The neighbors are loud, their toilet over flowed and began leaking into my bathroom ( someone else's toilet water!!!) then our washer broke and the maintenance guy only made it worse and no one has come out to fix it! During the summer my air conditioner stopped working and it took them all summer to come out and fix it! When they evict people they apparently just leave your belongings on the foot of the steps instead of placing it in the trash 2 feet away from our apartment building! How nice is to have people come over to see other peoples belongings just sitting tossed on the ground! I have had to call the police on my neighbors and when I try to go to the office about all the disturbances all they say is there is nothing they can do but notate their account! Our sink got stocked up and the front office was not going to send someone out until the next day until I asked to have maintenance come out that night. Then my husband and I are accused of having pets and have a note put on our door (we don't have dogs we were dog sitting for his father) and demanded that in 72 hrs we pay a $300 pet deposit or the pets will be removed! Instead of asking do we have pets they just accused us!!!! I know this apartment complex looks nice and looks like a great place to live but its honestly not! I would recommend looking for another place to live because this place is seriously a joke! Living here I have had to fight to have almost everything in my apartment replaced and its not until I continuously call that they finally replace things! Horrible place and horrible staff! Never move here there are so many better places to live!

Do yourself a favor and stay away from these apartments. The front desk/leasing office is nice and friendly. But once you sign that lease, that's when they start treating you differently. The maintenance crew cannot fix anything and in a timely manner. Their AC units are all old, many residents are living without Air Conditioning. You have tenant rights to a livable place. Under the Landlord's Implied Warranty of Habitability, landlords are required to keep rental premises livable and there are minimum requirements for essential services such as heat, water, and plumbing, as well as court decisions as to what constitutes decent housing. You as tenants of Waterfield Court have the right to: Withhold rent, Pay for repairs yourself and deduct the cost from your rent?. sue the landlord, or ? move out without notice and without liability for future rent. ? With all of the recent complaints about the Air Conditioning units not working and Denver's record setting temperatures, these are unlivable conditions. Please review your lease agreements or have your attorneys review your lease agreement and demand that building management remedy these issues immediately.

I've lived here for about 1 1/2 years and have to say the office staff is really pretty incompetent, and the property is dangerous. I've tried to call the office on several occasions for a variety of issues and either get someone to "take a message" that never gets delivered, or I don't get a real person at all. I called early in my 1 1/2 years here about the outside stairs. They are extremely dangerous! My friend slid down 5 stairs to the bottom into a puddle winter before last. They still aren't repaired!!?? This is a huge liability! Why hasn't it been fixed?? I was told by someone in the office they would be repaired "very soon". It's been almost 1 1/2 years!! They're lucky my friend didn't take them to court!! The second time I called was to report kids throwing rocks from the landscaping up to 2nd floor doors! They still do it. I called a couple of times at the beginning of the year to speak to the manager about the stairs, and never got a call back. I called again and was told they would be repaired "soon". ????? This is not management. Why are there no responses? No call backs? Why is a huge liability not repaired?? Don't rent here--maybe the bottom floor!? But you still won't get anything out of the office!!

I have lived here almost 2 years and within this last year, have filed numerous complaints and nothing has been done, aside from warning letters going out to the troublesome tenants. How many warning letters do you send out before you actually do anything. I am one of the few tenants who don't violate their lease agreement in any way, but yet I suffer the consequences due to the lack of management. And since they refuse to handle my complaints, I suggested moving to a different apt in the same complex, and yet they want to charge me to do that when the only reason I am considering that is due to their lack of professionalism in dealing with tenants that continue to break the lease agreement! I am very appalled and upset by that....why punish the good tenants and not the troublesome ones???!!!! And also for what they charge and lack of upkeep.....not worth it. I will not be staying here any longer than I have to and I would never recommend these apartments to anyone.
The grounds of the complex is clean for the most part and quite past 930-10pm on any given night I can take my dog on a night walk and feel safe in this neighborhood. The unit itself is on the 3rd floor vaulted ceilings , gas fireplace, balcony. I got a deal because the appliances hadn't been updated since the early 2000's .. All in all I like it here'.
I love living here, the neighborhood is great, close to stores, restaurants. They keep it clean. They can be better at maintenance, not bad, but at times can be slow. The leasing staff can be more attentive, but they are helpful when they are. I enjoy the walking areas nearby, park in the neighborhood. Overall I really love living here.
I moved here to be close to my church and have been pleasantly surprised at how wonderful its been to live here. I love the swimming pool. I love the evergreen trees and landscaping, making me feel as if I live in the midst of a mountain forest village! The rent is more than reasonable for the area. It's actually a steal! The management and maintenance staff have always been very helpful but sometimes are a little slower than I like- but they always come through. One of the best perks about living here is being within walking distance of my church, Calvary Chapel Aurora! Along the way there -about a ten minute walk- you'll pass by a shopping center, including a King Soopers, Kohls, and several types of restaurants. A couple of blocks further are more food, Safeway and the Movie Tavern. If I didn't have to work I wouldn't ever have to leave the area! I recommend this apartment to everyone!
Hi. My name is William and I just recently moved into Waterfield Court last month and so far my experience has been wonderful. I am currently going through a divorce, and searched several apartments and reviews online when I was trying to find my own place. There were only a select few that had the criteria that I was searching for available. I had some doubts from the reviews that I read, but I knew a guy at my work that lived there and he said he hadn’t had a single issue with any of the complaints that were online. I contacted the leasing manager, Danielle, and told her what I was looking for. The very next day she contacted me and said that she thinks she has exactly what I wanted and that I should come in. The apartment she showed me was perfect. It was big enough for me and my kid to not be crowded, there was storage space, the appliances were used but still looked amazing (and after a month everything still works perfect too.) The price was perfect for my range as well. I agreed and reserved the apartment that day. But it doesn’t stop there; Danielle went out of her way to help me with all the paperwork that was needed as well. The maintenance people are great too. I didn’t notice at first, but the thermostat wasn’t put back on properly after they had removed it to repaint the walls after the last people moved out, and there was no drain or stopper in the other bathtub. I called the office to put in a work order and when I got home from work the next day, it was all fixed. They even called me back a week later to make sure everything was done to my satisfaction. The online reviews had mentioned bugs. I haven’t seen a single bug since I’ve been here. I know I have only been here a month, but I really think this is the perfect place for this next step in my life.
