The Weedville and North 75th Avenue/West Country Gable Drive areas that make up the Outer Deer Valley neighborhood are upscale suburbs of Peoria, Arizona. They lie along the southern bank of the Arizona Canal about 5 miles north of downtown Peoria, part of an area of newer residential developments that stretches unbroken between Peoria and the small city of Deer Valley to the northeast. Thank you for community days, it was fun while it lasted. Went a whole month with out anything but confusion. I received email on June 6th, with a 24 hour notice for a activity for Father's Day June 7th, ( a week before the day of celebration) When I arrived at the office and inquired of the activity the employees were not informed. They were unprofessional cycnicaly laughing and mocking me over the situation, and arguing that there was no event and it's even not even Father's day. I felt harassed on top of being devastated, terrorized that they were intentionally neglecting me. The Club house were it was supposed be held had no welcome signage and was closed and locked before noon. So much time wasted, and unessceary conflict with un reasonable people. Five star= BBQs at clubhouse, group gatherings and activities. Like all the awesome reviews I read... That lead me to sign. What happened to all our amenities? I don't even feel comfortable going into my lobby for a cup of coffee, and could never lounge in peace being forced to "share" this space with these employees. All the while they lock down our clubhouse and use it for their own breaks and lounge. I don't feel safe in common areas because of the crime from the homeless drug trafficking through our complex and the complete lack of enforcement in the community. Thank you for addressing the issues at the spa and grill areas. Unfortunately Issues constantly recurring and maintance is in able to keep up. Fire pit has gas leak and work orders unprioritized. Security issues with homeless traffic using facilities for resources and the pools to bath in, creating hostile TOXIC living and working environment for everyone. This place is a slippery slope.
Not usually a negative reviewer but if there is a minus star rating I would give them a -5. Rented July 2023 and just fulfilled 14 month lease so not asking for freebies or refunds. Throughout the whole lease, experienced a black bug and roach infestation. Put in several maintenance requests and nothing was done. The guy comes out and sprays by the door and leaves. I called the front office and they said I would have to pay for extra exterminator visits. The bugs were already residing there before I moved my elderly parents in. Terrible place and unhelpful staff. I wouldn't wish those loving conditions on anyone.

I honestly really love it here. I moved in in November. The office people are super nice and they are very helpful. The other reviews complained of there not being parking, but I didn't experience that. There's usually plenty of open spaces. The clubhouse is really nice and I like to hang out there and study. There's no pests at all in the apartments. This is Arizona, and finding an apartment that doesn't have creepy bugs is awesome! That's super hard to find in Arizona. There's only one thing that I would suggest is to have a table in the clubhouse that's for studying. There's a coffe table but it would be nice if there was a round table or a place to read besides the couch. But this is just a suggestion not a complaint. I love it here and I feel at home here.

The worst place to live. The office staff is rude (not to mention when you go into the office they are always talking bad about residents) and maintenance staff is lazy. I constantly see them smoking outside by the parking lots while conversating. If you ever have a maintenance emergency the operator is rude. She doesn't even let you finish your sentence. When maintenance finally decides to come (can take days even weeks.) They make you feel like it's a burden that they have to fix something. Just as I alwats pay rent on time I expect to rely on them to get things fixed. The leasing staff and manager have zero experience with customer service. Expect to live with spiders, roaches and ants in your apartment and outside throughout the complex. You tell management of the issues and they just act as if they don't know what you are talking about. I have pictures as proof. Also there is no assigned parkings they are first come first served. Parking is very limited especially at nights. The only nice people here is the lady who cooks breakfast she's such a delight, the cleaning ladies and the 2 elderly maintance guys. Please save your selfs constance headaches. I do not recommend leasing here. Their are other beautiful apartments around the area and well managered for the same price or even cheaper than at visions apartments.

Parking is atrocious Front office staff has someone new each week and all the supervisors do is send out emails about taking people to court. Security gates are pointless and inoperable. Noisy roads Terrible carpet that is impossible to keep clean Cheap appliances Terrible year of my life

Since the parking situation has changed in November, things are so much better. Staff are good. Maintenance are quick to respond. They provide free breakfast for all residents Mon thru Fri....cooked breakfast! They have food trucks come, cooking classes, self defense classes, hot chocolate nights, so many things they do for their tenants and it's appreciated. My last apartment only worried about money. I like it here. Had issues with neighbors and kids upstairs run around all night, but other than that I'm pretty happy here.
I have never been treated so badly by apartments than here. The way that they are set up is to make you think that they are good when you first walk through the door, but after you become a tenant, they threaten you with legal fees if you don't pay. It literally takes telling them that you are leaving for them to actually try and fix the problem. There is so much more I could say, but here's the thing, they only have a four or higher star rating here, cause they just started using this site. I highly doubt these reviews were made by real people, cause on google, their rating is 2 stars. In fact I left their apartments a year ago, but I was so wronged by them that I periodically check their reviews. Do not let these people trick you into thinking their place is great, because it's definitely a sham. Other than that, the place is well kept, the pool is awesome, and it's nice that it is next to a great park. Bad things were, super thin walls where you can hear your neighbors really well, dryer barely works, and the tubs turn black way too fast. Once again, screw the office staff
I just finished up a year lease at this place, and couldn't have regretted my decision to stay here more. After moving out, I received an invoice stating that I owed $200 on top of the $250 deposit that was already taken, which I felt was full of unfair fees. I contacted the manager and respectfully expressed my opinion that the fees were unfair. She was unwilling to help me in any way and in the middle of the conversation she told me that she was gonna go so that she could go to lunch. I will never recommend this place to anyone.
To say we despise living here would be grossly understated. We needed a short term (6-9 months) place in between selling and buying a house. It was my husband, 2 daughters and myself. The website seemed decent, the pictures looked nice, so we set out to view the apartments. We needed a move in date with about 1 weeks notice. We arrive at the office just before 5, office closes 5:30, staff is there until 6. We apparently had missed the window to view apartments, unfortunately we were out of time we needed to sign on an apartment and had an acquaintance that lived here and said they were nice. We signed based on that, even with a signed application we were still unable to tour, even though during business hours. We were told "if I show you, I have to show everyone" in which I responded "only those who show up during business hours". So now, were a month and a half in and we hate it here. Every belonging we have reeks of cigarette smoke...we don't smoke. We discovered when opening the window to our daughter's bedroom cigarettes and ash crammed in the window sill. We discussed this with the office to our surprise their first effort was to ozone treat our apartment, after making arrangements they canceled day of treatment, we reschedule. Our apartment gets treated and everything still smells like smoke. I have never felt so disgusted in my own skin. My children's hair smells like smoke, their clothes, backpacks, beds. Everything we own is so deeply saturated in cigarette smoke I can't imagine we will take anything we own into our new house. As for the complex cigarette smoke lingers in every stairwell, no one is respectful enough to pick up after their dog, parking after 5pm is difficult (people park across the street in a dirt lot).

Moved into our apt about 4years ago it is very nice and friendly and pretty quiet. Not to many complaints we live on the third floor and are retired Seniors. The view on the patio is great and over looks the pool which I love close to all great shopping.

I have lived here almost 2 years and I have had 2 people move in based on my recommendations and they love it. The staff is very friendly and the new manager, Racheal, is very good. The amenities are great.
The grounds are not maintained like they used to be and there is trash everywhere. People leave stuff out everywhere making this place look cluttered and dirty. On top of that my nieghbors next to me smoke so much pot it constantly smells like weed so I never invite my family over because it's embrassing. The past weekend I couldn't get into my apartment because of someone with a gun and the police weren't allowing it, wake up the next morning and the cops are here again. Then yesterday there was huge fight in the parking lot and who comes again the cops, it's out of hand, unsafe and just overall a lack of not caring. The pool and the spa are a hit or miss on if they work and the grass is dying surrounding it. I would never sign another lease here nor recommend it to my friends. I don't feel safe in this community anymore due to the violence and I hate paying almost $1000.00 for some teenage kids to smoke pot all day and make my apartment smell. People make their own parking spots wherever they feel like and no one cares, my car was blocked in for 2 hours. One day people where simply moving out by throwing there stuff off the second floor balcony. Try and tell the office anything and they argue with you and treat you terribly like they are above you. This is by far the worst apartment expirence I have had.
If you like living in a dog kennel this is a great place, but if you want to live in a quite space trust me its not for you. You can hear everything from the floor above. Dogs barking at all hours. Dogs running back and forth at all hours. Trust me your going to need some ear plugs to live here.
