Property Ratings at Villetta
Highly do not recommend (roaches, falling apart, unwarranted fees). We lived in this apartment for 3 years. Over the last year we developed a roach problem after new neighbors moved in. We treated the place, the complex had their pest control come out a couple times, and nothing helped nor did the complex offer any additional interventions. Upon becoming pregnant with a high risk pregnancy the roach is became dangerous to my health and my mental health. We had to move out earlier but we still paid the rent. They are now trying to charge us a additional rent/fees when we paid AND provided them time to renovate the space before the month ended.

Don’t let the description fool you. This is NOT luxury living. The new management company is definitely not an improvement. Since they have taken over, it is next to impossible to reach anyone in the office during or after hours. I have called on multiple days, at multiple times, and gotten either a busy signal or hung up on. The same thing happened when I tried to call the ‘emergency maintenance’ number provided. For 3 months straight my billing was incorrect. I had to call to have it corrected or wait for a credit the next month. They increased my base rent by over $200 if I chose to renew. However, this did NOT include the upgraded appliances shown in the pictures, even though I am pretty sure mine are over 20 years old, and I don’t have a built in microwave. The kitchen is tiny, even for a 1 bedroom. I was told that ‘upgrading’ my apartment would increase my rent by approximately $300. Now, mind you, this rate does not include the fee for ‘maintenance, pest control, assigned parking, or the newly implemented trash valet’. So, if you rent here, you have no choice but to pay $25 a month to have someone take your trash out for you. Even if you don’t want to utilize the service. Unless you live on the very outskirt buildings, trying to park after 6pm is a nightmare. The only assigned parking is covered and cost extra per month, and may not be anywhere near your apartment. The only positive things I can say is that the new company finally realized that installing water shut off valves for each building is necessary to stop shutting off the water for the entire complex when there is an issue; and there have been many plumbing issues. The office staff is friendly, for the most part, when you can reach them. And the location is very convienent. My advice? Look elsewhere!

Cockroaches even in the Winter. You can Email every week to get your apartment sprayed but they will never go away.
I love this space because of the customer service and nice amenities. The ladies in the front are always helpful and friendly. The maintenance team go out of there way to make me feel special whenever I request something.
Starting to see cockroaches Even in the day. Trash and dogs who everywhere around the complex that seems to never be picked up
I have been at these apartments for a long time now, and i must admit that i have not experienced a more efficient staff as the current one under Julia, repair requests are answered promptly, the complex is kept clean and orderly, no transgressions by inconsiderate fellow tenants is tolerated. I must commend Julia for her serious approach to the task of running such a large complex, hers and her staff's professionalism is appreciated. Thank you.
I loved this community because they were amazing, they really helped me to get through all the process. The team is very nice, funny and they’ll make you feel comfortable enough to make this your new home.
Management here changes perpetually. There are new people in the office every six months. Some of them are good at their jobs, and seem professional. There's a constant risk of that changing on a dime to a bunch of incompetence running the place. Repair requests also often go ignored for months, over a year in a few cases for me. Generally clean and nice facility though. Whoever is in charge of keeping the place looking nice, does that well. I think those guys stay on staff as regime changes. The gym runs out of equipment as people steal it, but they're installing cameras soon. I don't think it deserves 4 stars, but it's not a 1 either. It's a 2. They need to get their crap together. Could have been a 4 star.
Have lived here for almost a year and cannot wait for our lease to be up. There have been many problems since our lease started, one of which involved a person shooting up someone's car in the parking lot in front of our unit. The most recent one has been the most aggravating. Upon move in we were signed up for their credit program which is supposed to report on time payments to the credit bureaus. After checking my score, I realized they had not been reporting anything. Seeing this, I asked them for a refund and to cancel my payments for this program. 5 visits and 2 months later, I have not received a refund and am still being charged. The amount of ineptitude by management is unbelievable, and I would advise to stay far away from this place.
My boyfriend and I released with Villetta Apartments this past November. Their apartments are very current, and have nice amenities, the maintenance team is always very personable and attentive to any needs. The manager specifically, Julia cut us a great deal when we released. She did us another great favor, it turns out we neglected to realize that we didn’t give the require time of notice for vacating. After a sit down with Julia she helped us get into a beautiful upgraded 2 bedroom 1 bath. She outlined everything and made it so simple. We really appreciated Julia’s help and dedication!
This is absolutely the worst apartment compleX I have ever lived in. They are rude all the time when I would go in to pay. They rarely answer their phones and their answering service is not very nice either. There were times I left messages for them and they would never call back. This complex is unprofessional and not one I would ever recommend. I moved out early and broke my lease it was so bad!
First the noise here is absolutely ridiculous! The office staff is constantly changing and is incredibly unorganized. Horrified I’m not even half way through my lease.
This place is awful, the apartments for one have a roach problem. We got our place bug bombed but they still came back. Also staff is pretty rude. Any time you have an issue and go to them for help, nothing but attitude. Save yourself the stress and don't move it. You pay too much for what you get.
Im giving a fair rating the staff turns over all the time so you dont know who your going to see from one month to the next. The grounds are kept nice but the security gates never seem to work properly. When using the laundry there were several times they were not working would take the money off the card but then wouldnt work when reported machines were fixed but money was never returned. Very hard to get ahold of staff by phone they dont answer and never call back usually had to go to the office in person. Maintenance was great when notified of a problem they would come right away to fix it. Main issue as a smoker i dont smoke inside but was also told i wasnt allowed to smoke on my patio but never given a direct answer on where I could smoke. It would have been nice to have a smoking area. Other apt in the area have a covered spot with picnic tables and ash trays. There are pluses and minuses just like anywhere but wish viletta was more on top of things.
The grounds are kept up really really well and is a nice campus. There have been several issues with the gates and the property isn't always secure. The newly remolded office, common area, and workout room is very nice. The staff has always been friendly, but there is a high turn over with the staff. I chose this place from the internet and didn't do enough research on the safety of the neighborhood. I would give it a medium to low medium on the safety scale. I will be relocating when my lease it up. Chris
Villetta apartments has been good so far! A few hiccups now and then, but what apartment doesn't. Our apartment is a nice size for a two bedroom two bath. Whenever you have any problems, maintenance men and management are quick to help! Close to Tempe Marketplace and Fiesta Mall and lots more!
Not bad but not the greatest. The staff seemed to not be impressed by their own location which was a turn off.
The office staff were nice however because of their insurance, they do not accept APBT so look on :)

Not really fair giving them a poor rating just for that alone.
