Renter Beware You'll Pay Big Time At Move out

Looking at the Reviews dating all the back to 2013 this Fee gauge at move out has been going on. The city inspector said we had one the best looking interiors in the entire complex so how did we owe almost $2k at move out???? Beware you will be charged all the fees it cost to make the apartment ready for the next tenant. At first site this complex appears to be ok & reasonable, outside of the disgusting smell of urine in the garage at move-in, but renter beware this property is located near 2 very busy hotels. There is constant noise and sirens going off, a lot of traffic, no extra visitor parking or for multiple cars. Theft of vehicles and delivery packages. Maintenance and City Inspectors constantly in and out of your apartment home. AC Units need to be updated unless you enjoy a $500 electric bill to survive the TX Heat. Neighbors refuse to keep their pets on a leash. Illegal activity going on all times of the night. The move in fees aren't as expensive as most complex, but be prepared to pay up at time of move out. You will be charged a lot of fees (connections fees, city fees, fee for professionally cleaning the carpet & repainting for the new tenant). We had rugs down in every room, so I'm sure the only carpet that had any kind of use was the carpet on the stairs in the entry way, in which my husband scrubbed by hand to make sure there were no stains. After cleaning for 2 days after moving out we learned there is no reprise for regular wear and tear, please do not hang anything or use the fireplace as you will be charged. $2K was what we were billed at move out after 1 yr. lease and we are professionals with no children very minimal living couple. It's a money grab on this 1980's property.

Worse decision ever.....

I honestly don't know where to start. 1st off the parking is terrible. The downstairs hardwood floors was done terribly. I can actually see holes in the base boards that wasn't replaced/painted when they replaced floors. They still using aluminum mini blinds thats very noisy. The fixtures are all different chrome/nickel. The main bathroom has black mildew/mold that's been there prior and you can see where the calking was put to cover it. Thanks for 2 bathrooms because I refuse to shower in it. Toliets always backing up and NO tissue is ever put in toilet. Thanks for a plunger. The carpet is a whole other story....it supposed to be new and whomever did it ....did a messed up job. Around the fireplace in the main bedroom it's not glued down, strings are coming out everywhere, the stairs not completely glued down, the places where it was cut is coming up and let them tell it, it because of the vacuum cleaner....SORRY another ex tenant said the same thing in the reviews so how is that possible again? Basically all around the wall boarder the carpet is lifting. The carpet guy came to check it and did what the same ex tenant said he did to his...he pulled up the carpet which I WILL NOT BE PAYING FOR. The vent covers are very old and all they did was paint over them rather than replacing. The A/C units are very noisy. The water heater is too small for the apartment which means u can only shower for a certain amount of time and then the next person have to wait about an hour after. It takes forever to get a work order completed....things that requires no tenant contact. I know that's a lot of things I mention and the only reason I didn't move was because of the pandemic and I wanted to fulfill my lease but just take precautions when moving here because they are not worth the price. The most funniest thing ever is that they went up 21% on my lease renewal rent..... that's $350 more a month. Smh....moving.com!

DO NOT LIVE HERE!!!!

WORST experience I've ever had with an apartment community. They ignored our requests to resolve mold, rust and mildew in our shower. We were told we were not allowed to have two vehicles (after we had already lived there two years??? LOL). On move out our apartment, carpet, etc was professionally cleaned and actually move in ready. The maintenance guy on our move out walk through actually walked over and pulled up a section of carpet that had a soil underneath and accused us for this... this to me seemed staged and if you look at their reviews it is common practice for this apartment community! I only wish I had read the reviews before moving in! They have kept our $500 deposit and trying to charge us for $400 plus for carpet replacement. What a joke! DO NOT SEND PEOPLE HERE! We had over 8 requests for mold/mildew/rust repair in our shower to which they barely covered with calk and now they have audacity to bill us~! UNBELIEVABLY HORRIBLE EXPERIENCE!

We loved living there!! Miss the amenities!

My spouse and I(and our Boston Terrier) lived at the Villas at Parkside for 5 years...we moved last August only because of my spouses job relocated..so we moved to be halfway driving for both of us to our offices. I can't tell you how spoiled we had gotten living at the Villas at Parkside...we miss the park, security, maintenance being there when we needed them....you just felt safe there...could walk/do exercise anytime of the evening/night and not worry about your security......we really did enjoy our time there and miss the space/luxury we had while living there.

Great place to live

Villas At Parkside has been a wonderful place to live. The management always keeps the property very clean and updated. Any time we have maintenance problems, the maintenance team helps us in a professional and timely manner. I would suggest this property to anyone looking into it.

Read the entire contract before you sign.

this is the only apartment I have ever heard of that makes you pay for repainting the apartment when you move out and you have to pay to have the carpet cleaned also. My husband and I lived there for three years and you couldn't even see anything on the carpet. And we only had two small nail holes in the entire apartment. No marks anywhere. we complained the entire time about the heat upstairs. It was so hot upstairs and you could not bring down the temp no matter how low you set the thermostat. They would not do anything to try to help. So glad to be out of there.Also, it was a constant problem to find a place to park. Parking was BIG problem. Beware before renting here.

BEWARE of Huge Move Out Charges

BEWARE they do not consider anything as normal wear and tear when it comes to the hardwood floor and you will be charged hundreds of dollars for any marks no matter how small when you move out. I lived at Villas at Parkside for a year and a half and had no real complaints with noise, maintenance, neighbors, management etc. Actually I thought it was a great place to live. The location was great close to everything. My wife and I had a baby and it was time to move into a bigger home. My issue came about a month after we moved out. I open up a letter from them to see how much of my deposit they refunded, I was expecting most of it back, and instead of a refund there was a bill for over $1,000. Some move out charges I knew about like the charge for the carpet cleaning but $110 for two bedrooms? The repainting prorated fee base on the time you lived there. The City Inspection fee $15 (what’s that about). The big fee was for ‘damage’ to the hardwood floor of $750. Again, it was just my wife and I and a small infant living there…no pets of any kind. We took good care of the floor even bought hardwood floor cleaner and a special mop when we moved in as well as a 8 ‘ x 11’ area rug. I called them about this and other damage charges they claimed and they removed some of them like fireplace cleaning $69, which we never used. When I asked about the floor I was told that maintenance said that it was “heavily damaged”. Well I was totally shocked at this and asked for proof and I was told that they would email me photos. I received 3 photos a few days later; two were of the same area just different angles. It was a spot in the middle of the living room where it looked like some repair work had been done. This was there prior to my move in. The apartments are not new so I did not think much of it when we moved in. The third photo was a small area of about 8 inches by 8 inches where one of my brand new sofa’s legs made contact with the hardwood floor. It appears that the rubber disk at the bottom of one of the four sofa legs scraped away the floor sealer. There were no other marks in the floor from the other three sofa legs. I checked the sofa legs and none of them had anything that would cause marks but somehow this happened. The marks were NOT in the wood itself just in the clear glossy sealer. I was told that the entire floor needed to be re-sanded and re-sealed and they could not just do a small section of the floor. The cost was $750. I told them that I didn’t think that it was reasonable and they agree to cut that in ½ but that was it. If I did not pay them they were going to report this to the credit agencies and pursue this legally. I had no choice but to pay them. So in total my move out cost was over $650. You would think that the $23,000 that I paid in rent while living there would have been enough to cover some new floor sealer… fat chance.

A nice placd to live. Great condo/townhouse

I have been living at the Villas at Parkside for less than a week and I am very happy with the floor plan and the amenities this complex offers. I moved in a 2 stories unit located on the first floor. The wood floor, carpet and most the plumbing fixtures are new!! I had 2 little fixture issues. It was fixed in a very professional way within 24 hours. The maintenance team is skilled and courteous. The floor plan is great. I have few antique pieces of furniture. Despite their size, they fit perfectly and matches greatly the room style and size. One extra plus is definitively the fireplace in the master bedroom. If gives the room a unique atmosphere. Also despite pretty small bathrooms, the master offers a large and shower. Both bath have glass doors! No more nasty shower curtains!! I am happy about my recent move!

No common amenities next door

They say common basketball and raquetball courts but is not true, you never can use it because is allways, when I say Allways is allways ocupied by people that lives in lakeview, I live in Villas and from december 2012 I can not use the courts anytime.
