Property Ratings at Villas At Oakwell Farms
I lived at the Villas at Oakwell Farms for 16 months, and I would not live there again. Here are the positives and negatives: Positives: -Great maintenance staff! -Good location to Fort Sam Houston. -Amenities are decent for the price point. -The Salado Creek Greenway is close if you want to bike or run it. Negatives: -There were numerous car break-ins, mailboxes were broken into, and the gym door was left unlocked, and some guys stole all of the weights. The whole area felt a little sketchy to live in as a single female. -The gym and clubhouse were not cleaned very often (or at least it did not look like it). There was blood on the basketball court for a month before it was cleaned up. I would've sent an email, but I probably would not have gotten a reply.... -I was told by management that I would get reimbursed for my move-out clean, which I confirmed several times before leaving. When I sent my receipt in, no one replied to my email. I called a few weeks later and was told my reimbursement request was being sent to the headquarters, and it may take a while. I called a few weeks after that and was told that they don't reimburse for move-out cleans and that it becomes a credit toward your security deposit, which did not add up to what I was told from the manager. That added to the other communication issues I had with the leasing office. Hopefully, they've gotten better, but I never received email replies to several of my messages to them. -Don't expect the gates to work.

We have 13 cameras on the property and a courtesy patrol service with a variable schedule. Additionally, we offer significant rewards for information regarding criminal activity and theft or damage to residents’ property. In the rare occurrence that the gate was a maintenance issue, we resolved it quickly. We strive to provide an outstanding living experience, including our dedication to the highest level of maintenance and service to our residents. If I could give this place zero stars I would. If anyone is thinking about moving here, please reconsider because it's not worth the cost. Management is horrible and maintenance is okay. It took them over year to fix a hole in my bathroom ceiling and only because I threatening to sue them because my car got vandalize. Instead of stopping there, they management got mad that my lawyer was getting in their asses so this people decided to try to fine me for having a frequent visitor come down every once in a while and stay with me for the weekend. I constantly had a leaking shower head and water coming from the ceiling which cause my water bill to go big and instead of fixing the issue, like they said they were, they kept charging me and said I was lying because the leaking ceiling and shower head wouldn't cause my water bill to go up. When I moved out, they had the nerve to say I violented my lease and charge me additional $1,200 and all of these fees they claim I made in the apartment, when I didn't damage anything, and expect me to pay close to 2,000. If you are lucky, you will get good appliances in your apartment. If not, please don't expect your damage appliance to be fixed right. The picture online are a lie and they don't need to be calling this apartments, luxury apartments. Parking is horrible. There is not enough parking for all residence and if someone has a visitor over. Save yourself some money and headache and don't move into this apartment.

The management team is unresponsive and will never answer an email. Construction is a way of life with yellow police tape and litter all over the property. Noise is ridiculous and management will not enforce their own rules. Their Security Officer is unresponsive and will show up 24-72 hours after you call the office line. He has on several occasions been aggressive towards me and seems annoyed I told management he never responds on-time if at all. The automatic gates break down weekly, you would think that after two years of the same gate breaking that management would stop repairing the broken system over and over and instead buy a new one that works. Apartments are of average to low quality, this place could use an upgrade. Unfortunately like most properties they hire young women without experience who are unable to advise accurately or take resident's issues seriously and effectively. The regional manager is only concerned with making a buck and has no concern for her residents. Customer service here and respect for residents is abysmal. The inmates are running this asylum, and single professionals and veterans should avoid this property. The Villas at Oakwell Farms markets themselves to servicemen and veterans, but it is only a marketing ploy to capture the SAMMC/Ft. Sam Houston commuters, as they have no real respect for us. If Apartments.com allowed me to provide no stars I would, and will be out of here as soon as my lease expires.
I lived at The Villas at Oakwell Farms April 2013 to March 2016. I absolutely loved it. The management was awesome. The maintenance guys are amazing; if I had a problem, it was fixed promptly. The staff really makes an effort to make you feel welcome and "at home." AND they really work around everyone. I had a couple situations where the staff has really bent over backwards for me. I am forever grateful. I had no issues with neighbors; everyone was cool and courteous. I LOVED loved living there. THANKS FOR EVERYTHING!!!

In general, our experience at the Villas at Oakwell Farms has been a very positive one. Here are some of my favorite things about it: -They have a recently renovated gym room with new equipment, flooring, and lighting. - Great location is close to 410 and Austin Highway, but you would never think it, since the area is quiet. - The area around the apartment is nice for walking and the Villas itself is close to an entrance for the Salado Creek trails. - The maintenance crew is very helpful and kind. I've never seen them take longer than 24 hours to address a work order. If you need assistance more immediately, you can always flag one of them down since they are always visibly around the complex. - Very few maintenance issues. Problems are usually small, like a burnt lightbulb. - 24 hour notices are given any time major work is done on the apartment, which is infrequent. - There are a wide range of apartment options: some have vaulted ceilings, some come with laundry hookups, others have access to washer/dryers on site, etc. - Dog friendly! - Gated community with cameras at entrances and exits. I only have a few dislikes. For example, the kitchen appliances are okay, but nothing special. They work, but are on the older side. This apartment complex is very nice, but nothing over the top or impressive. The location is generally good, but there are very few delivery options, so driving is a necessity.
DO NOT RENT! overpriced for what you get. First and foremost management is terrible. The actual managers are never there so you can't get anything done nor help. After cleaning myself, I even had it professionally cleaned ( of course it looked better than when I moved in ), so when I moved out of course a manager wasn't there to inspect it (because apparently only two people out of like 10 can inspect), so once I moved out of state they send me not even half my deposit "because they had to clean"... The maintenance guys are nice but apparently they are not allowed to assist with ANYTHING and NEVER AVAILABLE. I waited over a week for them to change my kitchen light amongst other things. Good luck parking apparently you are only allotted one parking spot per household. Cars were always parked outside the complex. They state its a gated community; however, the gates never work. It's noisy at all times of the day from either construction, landscapers, or residents. The walls/especially ceilings are thin! Landscaping is always maintained I'll give them that much. This complex is falling apart everything is old and disgusting don't be fooled by these old pictures they have portrayed. I could sit here and rant about more things but I won't nitpick. I just repeat DO NOT RENT! and waste your time and money.
