Property Ratings at Villas at Chase Oaks Apartment Homes (OLD)
The property and amenities are ok, the leasing admin is pretty terrible. They are generic at best and make this place rather uncomfortable to live in. They don't want to help or have any emotional connection. The apartment is generic, low quality paint, the tenet before me wrecked the place and b/c of that I don't have an overhead fan in my bedroom. The paint is SUPER cheap and already broke from the water in the tub. Additionally, they charged us a fee due to a clerical error, despite that fact that I contacted them immediately once I knew of it. I can guarantee I won't recommend this place to anyone due to the admin incompetency.
Over the last 2 years we have had at least 20 hot water issues. Sometimes we are given a heads up, and sometimes not.
Recently a new management took over the management and they do not have any clue about the deposit paid by the residence here except for the paper documents. When asked about my deposit to know what it is used for they gave a lame reason saying it might have been used for letting you move in to the apartment :/ buy the old management said it would be used to cover the move out charges. This current management is not willing to contact them to know any details and they say it is non refund but cannot be used to cover move out charges of any. They just don’t want to find it out nor want to provide any information on my deposit paid. Also another issue - I stopped by the office to know what is the procedure to move out. A lady in the office I believe she is the main person in the management here asked me to schedule an appointment with her assistant and I had to come back again just to book an appointment but even then her assistant didn’t even try to look for the available dates but just asked me to come again just before move out!! this information could have been given to me when I first went to ask about it. They just don’t listen to what we are trying to say, they have the rule by heart and will just spell that out, will make us to come again and again wasting time. Very unfriendly management. Very disappointed about my deposit and move out appointment scheduled management. I would give negative rating! Worst Management!
I am very happy to call the villas at chase oaks home. My experience has been great! I renewed my lease after signing a 13 month lease and plan to stay for a while!

The entire staff here is very friendly, neighbors too. The floorplans are awesome, I love the keyless entry and the provided washer and dryer. It's a pretty quiet community, not alot of traffic and Loud music, and is close to highway (75), Wal-Mart and gas stations.

I don't feel that a resident should be forced to pay for valet trash pickup. It should be optional.
Been living in the Villas at Chase Oaks for almost 6 months. Move in was smooth, front office staff more than willing to help out with great attitudes and energy. Have placed two non emergent maintenance request were fixed within 48 hrs during COVID. Community is quiet even being by the pavilions and dog park. Lovely place to live for singles and families.
This is the most pleasant and relaxing apartment complex I've ever lived in. The office personnel as well as the maintenance crew are great people. Great and very friendly neighbors. It's a very safe complex to live in.

Very happy living here and all of the staff are extremely nice and eager to help with any problems. Only problem is with other tenants parking in my assigned spot.
The Villas at Chase Oaks community is a nice place to live, including a beautiful pool and gym facility. The management holds community events in the clubhouse as well.
Halfway through our lease they tell us they’re installing mandatory alarm systems for every apartment, and there’s an extra $40/month fee. They required every tenant to sign an acknowledgment form, but I had some questions before I accept another monthly fee. When I went to the office to understand the situation better, both of the office workers were very rude and told me it would be installed whether I would sign the form or not, and if I didn’t like it there’s nothing they can do. Keep in mind they’re already charging us $30/month for mandatory ‘valet trash’ services (when there’s dumpsters all over the parking lot itself) And when I went to the office previously to ask why I never received the $250 move in discount they mentioned before I leased, their excuse was since I submitted my application form BEFORE the date mentioned on the discount that I did not apply. I had not finalized the lease. I had not moved in yet. My move in date would have been within the window of the $250 offer, but simply because I submitted an application for the apartments, I lost the opportunity. I asked them if I could cancel the previous application and fill out another right now to qualify, they laughed and said it ‘doesn’t work like that.’ I will not be renewing my lease here. I advise everyone to stay away from this place.
I visited Villas at Chase Oaks to see if I really wanted to live there. It is in the neighborhood I need since my new job is around the corner. I also read all the other reviews and was somewhat wary of looking but my thoughts were quickly turned to a very wonderful experience. I learned that the apartments were under a new company called BHManagement and was treated very nice. Victoria and Sabrina were super nice and the apartments I looked at were so cool. Love the first floor apartment with the laminate wood flooring. Was also pleased about the Nest Thermostat that I can control with my phone. I am still looking but they are number one on my list so far. I will make my decision later next week. I just wanted to write something about them after reading all this horrible stuff. Great people in the office. I would love living there from what I experienced in my visit.
Please do not choose the Villas at Chase Oaks. The management staff are terrible people. They will squeeze every penny out of you that they can upon move out. Document EVERYTHING. Call maintenance for ANY small problem, otherwise they will hold you responsible for any slight wear and tear caused by the low quality of their fixtures. The appliances are not upgraded (most noticeably the non-functional wood-paneled dishwashers.)
When we moved into this location in June 2015 we were told the pool, gym, and resident lounge were being updated, but would almost certainly be ready for use by the end of the year. The on-site gym was a large factor for choosing this apartment when we were looking for an affordable two bedroom on short notice. On move out this July 2016 NONE of the above amenities have been opened for residents. We were repeatedly told they would be ready "soon" and shown beautiful CG images but specific details were avoided like it was a talking point at a presidential debate. I drove past the ugly construction fencing at the front of the apartments every day for a year and being somewhat familiar with the roofing and construction business I can honestly say I believe I could have accomplished the job significantly faster than they have while using only a crew of untrained high school students. Even though I was happy with our floor plan I disliked having guests because of the ugliness they had to pass at the apartment entrance. The office staff was always polite although based on other reviews I was hesitant to bring up any issues with the manager. Part way through our lease the office decided not to hold mail deliveries for resident anymore as it was inconvenient. When we moved out they kept our security deposit (not really surprised, although we spent hours and hours cleaning it before leaving) and then sent a additional bill for hundreds of dollars in other charges. Having worked in sales for years I could never recommend this location. They advertised their product dishonestly and if I had know what I was getting I would ABSOLUTELY NOT have agreed to pay for it. Do not sign a lease here. Go find a location that is in good condition. If the Villas at Chase Oaks ever completes their project it may be worth moving into but definitely not before then.
My mom lived here for years until she became ill and found out she had terminal cancer. When she passed away, I had to take over her lease. Her death was too much of a shock to try and figure out what to do with the apartment. It happened so fast and at the time I was already living in Keller. The move was very stressful. I am grateful to Kim one of the managers and Tina for being so understanding so patient with me and supportive. A few years later and they still are.
I love this apartment. Everything about it is great and it is huge!! My fav!
