Villa Del Rio

Just moved out after 3 years here. The pool was our spot every summer, and we always appreciated the events. Definitely made it feel like home!

I’ve lived here for about 2 years now and love the community and amenities! My dogs love the dog park! The apartment is spacious and nicely updated.

The property owners and leasing office team care nothing about their residents. You will be told only what benefits Picerne when any questions are asked of them. When lease comes up for renewal, expect an 8% to 25% increase from your current lease. The apartments are far from luxury. Kitchen appliances are old and rusty. Any work needed in your apartment will be done in the cheapest way and show it. The grounds are unkept and dangerous to walk on. If you like substandard apartments at premium prices, this is the place. If you expect what you pay over priced rents, don't even bother to view the only apartment in the best condition.

Apartments.com states their cat fee is $25, and it also says this on their welcome home pamphlet when you get the apartment, it's very misleading because they actually charge you $50. Not $25 and Mice. Mice. Mice. We have been dealing with Mice since fall and we have only been here less than a year. We have numerous traps all around our apartment. Kids are constantly running up and down the hallways at all hours of the day/night. Crazy expensive. They use the amenities and the features as a selling point and I feel like that's what you pay for. So if you don't use any of that stuff they offer. Look elsewhere. I'm sure they'll be drastically raising the rent and that will decide if we stay or not.

The rent is crazy high to be constantly living with MICE No matter how many times maintenance comes, nothing actually gets done they just keep sending maintenance to fill holes but the entire building is infested with mice.

I have lived at Villa Del Rio for a little over a year and I would refer everyone to work there. I work in Property Management and this property is by staffed with the A-Team! The grounds are always clean and they even decorate for the Fall. The apartments are nice -- I just wish they would install vinyl plank flooring in the bedrooms mainly for dog owners! I've only had two work orders but they completed the same day -- what great customer service. I can't say enough about how friendly everyone is on the staff. Lastly, I know they value their residents because they host events and always make the flyers so amazing. The events ALWAYS have food, cool decorations and the staff dresses for each event.

New smoking policy none of any kind allowed- even in your own unit or porch. And there will now be "inspections" of your unit to assure this. To pay this high rent and then be told what you can do in your own home is ridiculous. Many current residents are moving to much better places.

I moved out 6 months ago because of bed bugs and rodents. Horrible expriences.

My husband and I lived here for 2 years. From the first day to the last, the staff was always polite, accommodating and friendly. The amenities here are excellent for what we needed, Pool, gym, tennis court and extra room for events. They even had extra rooms for guests staying over since we only have a 1Bdrm apartment. The property is always kept neat and clean, services are 24 hours and very prompt. I have never had any issues here. They have monthly events that are family friendly, it always made us feel appreciated. One of my favorites were the management team handed out packed breakfast and coffee to residents as we were leaving for work. My one and only dislike was a waive of a late payment of rent. It was actually my last, and even being there 2 years, I did not know there was an outdoor mailbox for rent checks. I was a day late due to a holiday weekend and they would not waive the fee (one time). Its not the worst, just something that irked me since i've never been late. I have and will always recommend Villa as a place to live.

My fiancé and I have lived here for a little over a month. We love it. Price scares some people but it is WORTH it. I can't even tell people live there it's so quiet. It's close to everythjng. Maintence always does a good job and they're quick. Our cabinets are beautiful and the apartment we have had a great view. I'm not sure why there are some bad reviews. We love it!!

I previously wrote a review, but it somehow never got posted so, I will write another. Do you want to live stress fee, with all the amenities you could ever ask for? Then, please come here! There are no more worries that you have when you're a homeowner. You can relax and enjoy your life. Swim, exercise, watch free movies from the library, play tennis or basketball, and when you get home, if anything's wrong or needs to be fixed, just call the office team, and within a couple of hours, the maintenance team will be there to fix it! Once a month, they through a wonderful catered party with free drinks and food, so you can meet all your neighbors and have fun!! What more could anyone ask for?!

Coming to The Villa Del Rio was the best thing I ever did! The office management team can't be any more wonderful. The apartments are great, along with all the amenities. I can't say enough about the maintenance team. Just pick up the phone with your problem, and they're right there to fix anything and everything. I've been here just over a year, and I plan on staying here for the rest of my life. That's how much I love it here!! You will too! See you at the beautiful large swimming pool next summer!

The actual apartment common areas are not well kept, I have lived there for over a year and I don't think the cob webs have been removed from the main stairwell. They will take every chance to charge you extra money, they charged us extra in rent a couple times and when I brought it up to them, they apologized because their computer had been charging the wrong amounts. We paid whatever we were told we owed, and they called back and said they made the corrections and we had a balance that needed to be paid for their own mistake! The first time we came in most of our light bulbs went out within a week, and our toilet was leaking. I went into the office, and they said we are responsible for the light bulbs when we had only just moved in! They attempted to replace the toilet but they could not find one that fit the bathroom we had. The paint is messy and sloppy, and no one at the office wants to help. There are new people coming and going all of the time. It is definitely not a place we want to live anymore. Absolutely terrible!
