Encompassing the entire west side of Florida State University, the University neighborhood consists of several smaller neighborhoods, like Amelia Circle, Elberta Empire, and Mabry Manor. The neighborhood stretches from just north of Highway 90 south toward Seminole Golf Course and Club. Because it is so close to campus, University consists of a variety of housing -- ranch-style houses, townhomes, apartment communities, and student housing developments help make this eclectic area even more interesting. Mature trees shade the streets, and residential areas with cul-de-sacs create a suburban feel to this downtown neighborhood. Residents enjoy proximity to Bobby Bowden Field at Doak Campbell Stadium, home of the Seminoles football team.

Property Ratings at Vertex
I have lived at the vertex for the past couple of months. It’s super affordable especially for everything that it comes with! It’s a really friendly community. All the amenities are really nice. What I loved most about my apartment is the high ceilings and upgraded appliances. If your a student at FSU, it’s about a 2-3 minute drive from campus.
Nice apartment ! Leasing staff is always helpful! I love my unit everything is up to date. Maintenance comes in a timely manner. Great place to live .
The vertex fit my budget perfectly and has a very good design compared to all the other apartments i looked at. I love the area and the way they are organized. The marble kitchen and bathroom sold it for me. I’m not leaving as long as I’m in Tallahassee.
If you're big on professionalism, maintenance, customer service, cleanliness, efficiency.. etc DONT MOVE HERE!!!! Theyre liars, and just overall not genuine people.. they will literally ignore work orders & not do anything that theyve promised to do, but hound you for money every chance they get. You can't have a direct and mature conversation with people that expect you to put up with things they wouldn't tolerate. They also ALWAYS act as if they have no knowledge of the common issues you may be having. Its just very bothersome Just dont do it. Day by day I get more and more anxious for my lease to be over !!
Villa Cortez Apartment is home to a diverse group of residence. Students and professionals alike enjoy manicured lawns, two sparkling pools, upgrades that include Wi-Fi, cable, pets and more recently upgrades to the laundry rooms on the premises. Last year management changed the parking rules by requiring guests to pay for parking. I considered this to be a courageous move by management because this ensured residents were guaranteed the best parking spaces and this move did not deter potential residents from considering Villa Cortez their next home.
I have lived at Villa Cortez for the past two years. The property is really quiet and for the price an awesome deal! I would have liked more amenities but if you are like me and need a nice place on a budget this is a place you should look at. Would be staying longer but I am graduating :(
