Property Ratings at Valle Plaza
-Building manager lets people get away with whatever they want. There's constantly trash in the parking lot. Tenants block spots consistently. Tenants are allowed to use open parking area for personal storage. -Courtyard is basically a playground. Expect loud children all over at all times of day. -Tenants leave things outside their front doors. -Laundry room is maintained poorly. Machines are constantly out of order. Other tenants will steal dryers while in use. -Despite the fact that new tenants are not supposed to have dogs or cats, multiple new tenants have them. -Manager has created an environment where specific tenants have no respect for anyone else. Especially during COVID, specific tenants hold large gatherings of people from outside of the residence. The manager does nothing.
I lived here 2 years ago; the building is dirty, the laundry room is always wet and dirty, we always had toilet problems, and why bother saying 'No Pets' is you're going to sit in your office with your dogs (manager), and pretty much the whole complex has pets?? Just say you allow pets!! Also, there was always someone else in my parking spot despite it being assigned, and the manager did nothing after the second time I complained.
The building has a nice location,less than 5 min to woodland hills, it's simple, not very well taken care, but not falling apart. The people living in it are nice, no gangs and/or drug dealers I can see, few kids, no police coming for domestic disturbance. If all of that was paired with a good management it would be very nice place to leave, but that hasn't been the case for the last 8 to 10 years this management is in the building. The manager office has a sign for " hours of operations" , the usual business hours, but they are never there unless it is the day your rent is due. Make no mistake, he'll be there from the 1st to the 3rd of each month and by the fourth day be knocking at your door if you forgot to put the check. Also if you travel and pay by a third party like online billing/payment, expect a eviction notice when you get back because he'll not see your payment mailed to his office as it happened to me. One time the parking lot gate wouldn't open for my wife to go to work, around 8:30 am and until 1 pm no one came to solve the problem neither the management was anywhere to be found. Needless to say that she lost a working day . The parking lot is filthy, if you're apartment is one bedroom like mine, you must pay a fee for the second car to park. He does not allow your neighbor to borrow his/her space even if the neighbor does not owe a car, you must pay, however he has at least seven cars parked and all his family relatives(quite a few) have covered spaces and I highly doubt they pay anything.. There's no housekeeping service in the building, he does not clean the laundry room as often as he should, the machines are always broken and when i report to fix the lie comes easily out of his mouth, something like it s already in process of fixing, also there is always roaches coming from inside the machines. . Unfortunately my units is on the side of the manager's and roaches also inhabit his unit and make their way to mine. With all of California drought he loves to waste water hosing down the parking lot and building instead of sweeping. When I ask to do repairs, aside from using cheap materials a 5 year-old could do a better job than their professional hired contractors. Also, in my leasing contract there is a clause that says NO PETS allowed in the building and he has two dogs and now almost anyone has a pet in the building. If you are a masochist or think my complaints are silly it's the place for you : )
