Living at Franklin IDE was 5 stars until Greystar became the property manager on July 1, 2025. The on-site Greystar team is * often absent, * rude and dismissive (one resident described a team member as “hateful”), and * whoever sends emails to residents is incapable of writing a coherent sentence. However, Maintenance is awesome and very attentive. Andres is the best. The building is fantastic and the location is incredible.
I absolutely loved living at Franklin Ide. Fantastic location, quiet building, secure access, very clean common areas. The secured garage was a major perk as well and I never had any issues with parking my car here. I loved my unit, it was clean upon move in and the layout was perfect for me. Shanel, the property manager, is so kind and friendly and made the move-in process very easy. Cannot say enough nice things about this place -- definitely recommend to anyone looking in this neighborhood!

If you like music at 3am or wooden shoe wearing riverdancers, this is the place for you. Let's start off with franklin ide is pet friendly, which is great if you have one. But with wooden floors between stories and hardwood floors on them, sound travels. Living on the fifth floor, our upstairs neighbor who had a younger dog of medium build loved to play fetch inside. That sounded like a 50lbs of mini clydesdal. On top of the rambunctious pup chasing after a heavy sounding toy, then you add the owners to what turned out to be much louder than most construction sites. Then we had the neighbor to our right that must have worked a graveyard shift cause he started up at 11pm and didn't stop till 5am. Then we had our downstairs that loved listening to bass during the day, which was great background music for my zoom work meeting. The residents living here are on the younger side, who apparently never lived in an apartment environment. I had sent seven emails to management. So that gives you an idea of the management staff. The franklin is directly across the street from Legacy Good Sam hospital which had deliveries and maintenance vehicles constantly in and out starting at 6am most days of the week. We started looking for a new place in December only four months in. While looking for a new place we gave the management staff a chance to compete on prices, but all we got was "We'll ask the corporate office." But never received answers. We ended up break the lease at the cost of $3100 and finding a larger place for the same as what we we're paying and it is quiet.

Thanks to the friendly and professional staff (Shanel and Mia), moving into the Franklin IDE was a breeze. I was looking for a modern apartment that was within walking distance to great stores and restaurants, and this building fit the bill, especially with scoring a floor plan that I love! I have been here for over a month now and every request or concern I had were addressed immediately. I appreciate the responsiveness of all the staff and hope that this level of communication continues. Parking access is a huge plus too, and residents abide by the current COVID-19 guidelines as well which helps me feel a lot safer. Im very happy to have made a home here.

I have lived in 2 apartments in the Franklin Ide. Both have been architecturally well designed. Leasing and repair staff are truly excellent. Problems or repairs are addressed very quickly. In pre-COVID times, management sponsored social events created a sense of community. Soundproofing could have been better during construction, but that is the only negative. Uptown NW Collection does an excellent job...and I used to manage apartment buildings in a college town. Jim Y.

I have been in this building for two years. It is a perfect location, the units are like new, and there is a common room and outside patio for barbeques. Plus, Holly and her staff will go out of their way to help you with anything you need! They really make you feel welcome and at home. I love it! Best location in NW 23rd for walkablilty - street car stop right out front, hospital across the street, all the "Trendy Third" shops, bars and restaurants just around the corner. Try it!
