University Trails is a brand new, ultimate student living community located only a short, private shuttle ride away from campus. Our community includes one, two, three, four, and five-bedroom houses + townhomes and boasts over 12,000 square feet of customized amenity space developed specifically with the UMich student in mind. At University Trails, we understand that a student's living environment has a key impact on learning and personal development and therefore strive to provide a dynamic community that enriches the lives of all of our residents. Here, our ultimate goal is to ensure that each student is more successful by having lived at our community.

I love living here. But the rent is super expensive though and it’s not what the lease promised. Other than that staff and community are great.
Love it here. 10/10 highly recommend. If you want something affordable and not too far from campus but just far enough to escape the constant buzz of anxiety of living close to campus, this is your place.

Has a shuttle to get you to campus and in an area where transportation is available. The clubhouse has amenities as well and good resources for the residents!

Everything but AC is good. Roommate request was not accepted but it ended up working out ok in the long run. The rooms are a fine amount of space and the beds and bathroom is bigger than expected. This is a relatively close drive to North Campus and the drive is outside of the city so there is not much traffic.

Everyone who works here is so nice, the house is remarkably solid (stairs don't creak) and the shuttle is so convenient. The toilet clogs really easily but that's the only problem I've had here in the past two months :)

Just moved in a few months ago and I already love it here! My room is super spacious, way bigger than I thought it’d be, and it feels really cozy and comfortable. The apartment itself is super nice, and the amenities are honestly so cool. Everything’s clean, modern, and convenient. It was such a smooth move-in, and I’ve already customized my apartment to make it feel like home. Definitely recommend it if you want a nice space with great vibes and plenty of room!

Everyone has been great and so helpful when moving in and while living here so far. Well taken for amenities and sort of clean carpets. However, the heater should never be on in the shuttles. We bundle up before leaving our apartments and are ready for the cold. When we get on a sweltering hot shuttle it’s horrible. Even if it was freezing out side there is no use to be using the heater because the shuttles are full of warm bodies wearing sweaters or coats all breathing into an enclosed space. The windows don’t open so there is nowhere for the hot air to go. It’s horrible to have to take off two layers every time I get on the shuttles, just to put them back on to walk to class. It’s ridiculous. The bus drivers should be allowed to wear sweaters if they are cold.

The amenities were old; they were broke frequently, yet the staff members were quick and helpful. Yet the office time ends of pretty soon, can’t reach for help when it’s needed/emergent at the other time.

Great staff, and the neighborhood is placed in a beautiful location. It may seem it is a little far from campus but they provide shuttles to and from campus every 10-15 minutes which is really nice. Compared to central for what you are paying this takes it all the way, own bed and own bath, with many amenities like swimming pool, ping pong and basketball. Definitely look into it!

It's very peaceful I'd say. The area is beautiful and has a good amount of nature all around. Sometimes you can see deer as well. The staff are very hard working and make sure the residents are taken cared of. I don't have any complaints. Last thing I'll say is the gym is very much convenient.

So far I’ve had a good experience. The bus system is not my favorite as it only holds a small amount of people. I was also not aware that people come from different communities to come here and party after dark at the club house.

The apartment left a fairly balanced impression. On the positive side, it was clean, reasonably spacious, and located in a convenient area with access to shops and public transportation. However, some aspects fell short, such as the older fixtures, limited natural light, and a few signs of wear that made it feel less modern. Overall, it wasn’t a bad place to live, but it also didn’t stand out as especially attractive or comfortable compared to other options.

I felt weird starting in a place where someone else already was and there was no review of maintenance and cleaning in between tenants moving in and out because there was old leftover food everywhere, a large mess pile of mail and space was completely taken over so I had to clean to make my own space (and the others who moved in at the same time as me) but other than that you know what you’re signing up for with transportation (being sometimes difficult) so its all good from there. I don't use the amenities but I imagine they must be sublime.

Very good thus far, I would say the only thing is inconsistent shuttle arrival and its not very frequent so its inconvenient for those who rely on it.

University trails is a great option for off housing apartments however the private shuttles are a little bit of a hassle. They only run from 10am-4pm on Saturdays and they don’t run at all on Sundays. Other than the shuttles, university trails is a really good option for off campus housing!

My experience at University Trails has been really good so far. The houses, amenities, and neighborhood are all great. When my roommates and I first moved in, we did run into an issue with getting a dirty apartment, but University Trails took care of it quickly and relocated us to another house. We also had some smaller problems, like a broken ice machine and stained carpet, but maintenance has been super responsive. They fixed the ice machine right away, and they’re even replacing the carpet throughout the house. Overall, they’ve been really helpful in addressing any issues, and maintenance especially has been great.

The customer service here’s amazing but the organization as far as moving in and wasn’t the best. A day before move in I found out I was moved without a warning or heads up. Was also told that me and my friend could be roomates in the same unit but of course was served las minute. Then when I got there it said I had room B which I was ok with but found out when I got there that I was moved to room E (which is a smaller room) because of the last minute switch.

Community and staff are good. Inside of the houses could be cleaner. There are a lot of stains that could have been removed and cleaned before move in.

honestly i feel everything is pretty decent and staff are so good with accommodating but tbh the common areas were so dirty including air conditioning vent when i first moved in and the stairs are pretty unclean.

The experience is good but I am very new here. I am a bit upset about the cleanliness of the gym and pool washrooms and the club house sink and coffee table. There is never any cups in the coffee side.

The place is expensive but it's nice. The shuttle service is very helpful, but it's not perfect, although they do try to improve it. Adding a 2:30 takeoff time is much needed for 3:00 classes. The pool was amazing the one time I got to use it, but it's been closed 95% of the time. Gym is great, study rooms are nice, printer is a nice idea if it would work more than half the time. Overall a nice place.

Roommate matching was not good with my first roommate, but otherwise living here has been good and maintenance has been good as well. They host events every once in awhile and the amenities here are great.

I’ve been living at University Trail for almost a year now, and it’s been a great experience. The clubhouse is a nice place to study or chill with friends—comfortable and always clean. I especially love the swimming pool, which is perfect for relaxing on sunny days. One of the best parts is the free shuttle to campus—it’s reliable and saves me from dealing with parking. The apartments are spacious, modern, and come fully furnished, which made moving in super easy. What really makes a difference here is the staff. Tease at the front office is always so friendly and helpful—she goes above and beyond to make sure everything runs smoothly and residents feel heard. Whether it’s a maintenance request or just a quick question, Tease is always there with a smile. Overall, University Trail offers great amenities, a convenient location, and an awesome team that really cares.

Definetly got better in the second semester. Move in was rough and I had difficulty navigating the amenities like the hot tub, yoga room, and study rooms. otherwise, free food was great!

Not too far from campus and offers a private space. I would recommend to live here just know that the more roomates the cheaper you rent will be. If that is something you’re considering.
