Georgetown, located 30 miles north of Austin, combines historic charm with contemporary living in the Texas Hill Country. The city center features a Victorian-era downtown square, anchored by the restored Williamson County Courthouse. Outdoor enthusiasts can explore Blue Hole Park's limestone-lined swimming lagoon and the recreational trails surrounding Lake Georgetown. The Palace Theatre, operating since 1925, presents year-round productions in the heart of downtown, alongside local art galleries and boutiques. Georgetown is home to Southwestern University, established in 1840. Current rental rates range from $1,350 for one-bedroom units to $2,185 for three-bedroom homes.
Each spring, Georgetown lives up to its designation as the "Red Poppy Capital of Texas" when wild red poppies color the landscape, celebrated during the annual Red Poppy Festival. Housing options include apartments near Southwestern University and residences in Sun City Texas, a 55+ community.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Two Rivers
I lived at Two Rivers for six wonderful years. During my time there I enjoyed the adjacent park trails along the river and short walks to dining on the square. It's located right in the middle of all that makes Georgetown fun.The management team was friendly and professional. Best property I ever leased.

An absolute nightmare from day one. The day we moved in we were told we weren't allowed to park our PODS in the complex and we needed to have it moved to San Gabriel Park and haul over loads in personal vehicles. Prior to our cross country move, we discussed having a PODS trailer with Kaitlin and she assured us multiple times that it was not a problem , so you can imagine our shock and frustration when we went to move in and were told we weren't allowed to park it. The man dropping it off told us he didn't feel comfortable with that because he was afraid it would be towed or broken into. Luckily we have some friends in a neighborhood near by who let us park it in the neighborhood and we had to haul our stuff over by the truck load. We have a German Shepherd and had to provide a letter from our vet stating she did not have any aggressive tendencies or bite history. I understand certain breeds are considered "aggressive breeds," so we had no problem providing the letter as well as a letter from the trainer where we sent her to extensive obidence training. Despite all this, we were continuously harassed by management stating our dog was "scary" and "intimating" other residents and their dogs. I understand people being apprehensive about big dogs especially breeds associated with being "mean," however, I shouldn't have to find myself on the receiving end of threatening phone calls from management because someone else is scared by the appearance or stereotype of my dog. Had my dog done something wrong it would be a totally different situation, but unfortunately they were baseless accusations and simply a game of "he said, she said." The property is beautiful and the pool is very nice to have during the hot summer, but none of the amenities are worth the nightmare management team. We were hard pressed to find a place to live because my fiancé received a job offer and we were moving from across the country in a short amount of time. If I could do it all over again I would have spent a little more time looking and done my research.
Beautiful buildings located right on the san Gabriel river downtown. spacious units with a great pool, gym, indoor hot tub, sauna, steam room, men and women lockerooms. All apts. have a balcony, gas appliances/fireplace, whirpool fridge/freezer, granite countertops and huge bathrooms, optional garage, and pets aloud. Only down sides are: it's a bit pricy, utilities not included, must provide your own washer/dryer, and limited parking, but other than that it's top notch.
My wife, 2 girls and I have lived in 6 different apartments over the years, so we know what to expect and what not to expect. First and foremost, I can tell you that you get what you pay for. We always try to find the best deal, and in the end we get burned by bad management, poor building quality or bad location- sometimes all of the above. Without a doubt, I can tell you that Two Rivers apartments are the best apartments we have EVER had and we would be willing to live here forever. Management is great, building quality is amazing and the people you live by are quiet and friendly. The ONLY downside is the price, but for us we made a few sacrifices to make sure we could live only walking distance to downtown Georgetown. I walk to work and we spend most of our free time walking around town or swimming at the Blue Hole. If you are questioning living here, I can honestly say you have NOTHING to worry about at all.
