Excellent Apartment Community in South Austin

I lived in Tree apartments for 3 years from 2023 through 2025. I found this community to be a lovely home and location. I was located on the unique front overhang to the entrance of the property which offered a great view of the city, privacy from neighbors and an easy up and down for my dog. The management staff has always been a pleasure to work with and resolve any issues with urgency and empathy. The maintenance requests are handled almost immediately and with friendly service. Finding an apartment in Austin can be difficult and challenging. I am glad I ended up here for three years and would highly recommend this place to others!

apartment is okay, management has gotten better since Aaron joined. There are things broken that take a long time to fix like the trash shoot or the garage gate. the pool is nice.

I’ve been calling Tree home for a long time now and it’s definitely a great location near downtown and highway connections. The units are quite adequate in size and having a washing machine and dryer in the unit is great! The pool is nice, although it can get crowded during the summer which causes it to be closed quite often for cleaning. Security has been an issue here due to circumstances out of their control. Last two contracted companies would not patrol or respond to calls. Maintenance can get busy as the property is reaching 10 years. Besides that it’s an alright place!

The amenities and rooms are nice. The staff is lovely. I have found it very hard to make community though. The common area being closed after leasing hours greatly limits the space’s potential for community. Community events are also poorly advertised. I couldn’t find out what time the end of summer party was or what the event was until the day of. Would be great for those to be in community texts/emails at least a week before the event.

I have been a resident for a year now and I can say I absolutely enjoy this complex. I love sitting next to the pool to listen to the soothing sounds of the water, watch people having a great time, and cooking dinner on the grills. I do not feel I have to leave my home/community. It is lovely! They also have wonderful events that is offered to the residents such as workout classes, yoga, amazing goodies (spa day), dj with food and drinks, arts & craft, and more!

Communication is just as ineffective as before, service doesn't happen when scheduled and there are no updates when the plan changes, we are still not notified when the elevator is out and now the elevators have a gross trash smell when you use them. The trash rooms are often overflowing and people leave furniture next to the recycling bins everyday without any consequences, and they lost our room condition form that we filled out when we moved in. Management also has no idea which storage units are rented out at any given time which is ridiculous because it's an addendum on the lease and an additional fee but yet they have no record-keeping mechanism. Can't wait to move away.

I'm happy at Tree Apartment. In terms of bang for the buck, you can't do better. Having lived downtown, I would easily have to pay two to three times the amount I pay at Tree, and I am barely 10 minutes away. Not everything is perfect. Public halls and stairways need a better cleaning staff. Noise levels are OK, but apartments on 1st Street can be a bit noisy from the passing traffic. With that said, overall noise levels are low. My two-bedroom is especially spacious with a lot of light. Ceilings are high, mid-level appliciance are good. Bathrooms and closets are large (the latter of which will need an update in a few years). The service staff and front desk staff are excellent. The gym is large and functional, but won't take the place of a gym membership. All in all, Tree Apartments receives high marks.

Overall, my experience has been great since I moved here. I love the location of my apartment and the direction it sits in. The one thing that I don’t like is that people in the garage drive really fast there are no speed bumps. Second, my car got hit by a resident didn’t leave a note and when I went to talk to management, they did nothing about it.

Great place to live! Very quiet and clean! I think the parking situation can be dicey with limited spots being available, but generally it’s fine. The only other issue I have is turning into the complex can be dangerous, given there is no protected left turn, only a yield. That gives no chance to go if traffic is bad.

I've lived at Tree for six years; I love the building and location. Maintenance is fantastic when issues pop up. But in the last two years, it has become almost impossible to get a hold of someone in the leasing office via email or phone, so going in person is the only reliable way to get something taken care of. Luckily I don't have too many reasons to seek out someone in the office, but it is a change I've noticed since Covid. Theft is enough of an issue that I feel cameras should be installed in hallways/parking lot. Other than that, it's a good community.

It’s been 5 years since we’ve moved here and I love the location and amenities! The staff is sweet and friendly. The only thing we’ve noticed is a decline in the care. There’s been focus on projects that end up neglecting the property as a whole. We had people clean the elevators daily and the porter/custodian would leaf blow the halls. The dog yards would be cleaned, trash wasn’t strewn in stairwells and halls, spit on the elevator doors. Attention to detail was there. After taking a resident poll 6 months ago we still have a empty retail space. I love it here, but more if it was like before.

I moved in a week ago. Generally everything is acceptable so far, but my apartment was not ready for move in despite being vacant for quite some time before. My washing machine was not, and still has not been installed. My refrigerator water despensor doesn't work. My primary toilet runs and has a busted toilet seat. Finally, it appears that my unit was not cleaned before I moved in. The stove was quite dirty, and there was an empty Pepsi can in my laundry closet.

The location is really the best, it is so easy to pop downtown, walk over to SoCo or Lamar, or head down to Sunset Valley. All the restaurants and bars are nearby, but we love being tucked into our own community, all while never having to take the nightmare that is I-35!

bad management

My boyfriend and I found this apartment and we’re really excited to live there. our first red flag was we scheduled a tour online the day before thanksgiving for 2pm. we drove to Austin that day specially to see this apartment. when we got there, they had already closed at 1pm. We were upset because why would there be options to schedule tours when they were going to be closed? we could have come earlier in the day if we had known they were closing early. we ended up rescheduling the tour and forgot about that mistake. we ended up applying for one of their units that we really liked. after we completed the application we called two separate times to confirm that we did everything correctly and the woman at the front desk who’s name was Makayla, confirmed that everything was good. we also received confirmation emails saying it was all good and waiting for review. about a week went by and we hadn’t heard anything so we called again and spoke with Ryan. he then informed us that “the application was never completed”. we explained that it was completed and we had a confirmation email and had called to confirm. we even forwarded him the email confirmation for proof. he really didn’t seem to care at all and told us that they gave the unit away to someone else. we asked to speak with their manager and were told the same thing. nobody seemed to care that we did everything correctly and by their mistake lost out on this unit. we were hoping they would find us another comparable unit or do something to show they cared but nope. we decided to live somewhere else even though for months we had been looking forward to living at this complex. it is very evident that there is a lack of communication between the employees and a lack of accountability with the management. i’ve never been talked to in such condescending tone for a mistake that was completely their fault.
