Property Ratings at Townhomes at Bluebonnet Trails
I’ve been here for almost a year now (early 2024) and have seen the improvements that have taken place with the changes in property management. The front office staff are wonderful and they really do care. Maintenance is prompt, courteous, knowledgeable, and efficient. Even available and responsive after hours. Online portal for maintenance request - including furnace / ac filter changes. Status is updated as processed. Your repair tickets won’t be ignored/forgotten. Landscaping is well maintained by contracted company ( weekly mowing / edging - as needed shrubbery pruning/trimming ). Irrigation is turned on during summer months to keep the grass healthy ( and the building foundation protected ) yes it does increase your water / sewer bill. No issues with pests in our unit - ever. And we actually like the cottontail bunnies - they are cute. Family friendly - kids play outside here. Tag, football, tea parties, scooters, bikes. Neighbors wave, gather around the grill, watch the game, and socialize. Wish there was a pool and gym on site - but the sports complex is a walkable distance and you do get a discount at the ymca. Pet friendly - most folks have a dog or a cat. You are expected to pick up after your pet - and most folks do. You will pay a one time per pet fee and monthly pet rent - but that’s true everywhere. Owning a pet is a privilege - treat it as such. Wish there was a dog park - but you do have a fenced front yard and back patio. Curbside weekly trash pickup and biweekly recycling. Extra cans available for a fee - bulk pickup available for a fee ( all provided and paid for through city services). Cable and fiber are available. Your choice. Strong 5G cell service here too - not true everywhere in Waxahachie. Management unit inspections - some folks might view this as a negative - I think it’s great that inspections are actually performed - ensures everyone follows the rules ( no unauthorized pets or activities ), and that smoke detectors and such are working and any major repairs needed are found and addressed before they become issues for not being reported. Management alerts you to any upcoming inspections in advance to ensure your pets are secured and children are provided with adult supervision before the inspection takes place. They knock and ring the bell as well on the day of the inspection - you won’t be suddenly surprised. I love the unit layout - 2 living areas, spacious bedrooms ( king bed, dresser, 2 nightstands, a

had an issue with the A/C, which led to contractors coming to work on the unit. they arrived on Friday. I was extremely upset and distraught to find out that the contractors left my backdoor open. A gust of wind blew the door wide open (it didn’t take much since they barely shut it), so from Friday around 5 p.m. to Sunday at 3 p.m., when I returned home, my backdoor was open. My door faces a field, so not only was wildlife a concern, but anyone could have walked into my apartment. I was terrified to enter the home with my kids, fearing that someone could be waiting for us. I showed video footage of the entire weekend to the leasing office thanks to RING cameras, and all they could say was, "sorry." Sorry is the most this leasing company could do. I don’t keep anything else in my garage, and it is not cluttered. Despite this, I caught four mice in a trap after noticing mouse droppings, so I went to Home Depot and bought traps myself. Even though I pay for pest control, they rarely show up, and when you request assistance, they might come 2-3 weeks later. Eventually, pest control came and provided me with glue traps, and I was told by the leasing office that they would buy bait traps. Did they actually buy them? No, they didn’t. So, once again, all they can offer is a "sorry" and another glue trap. Now let’s talk about the water bill situation. Back in July, my water bill jumped from $70 to $116. I was caught off guard but not overly concerned. Then in August, my bill was $170, and now today it’s $194. If this happens to you, don’t expect a solution from the front office. Sydney has no idea who sets the irrigation schedule, so the most she can do is give you corporate's number. After speaking with the utility company in Waxahachie, I found out that the property is running my sprinklers three times a week from 5-8 a.m., using an average of 1,300 gallons of water per use. I’m averaging 4,127 gallons of water per week, according to the EyeOnWater app. To put this in perspective, I alone use no more than 80 gallons a week, and even with laundry, no more than 140 gallons. It’s absolutely insane to see that 1,300 gallons of water are being used three times a week. The townhomes don’t even have much grass! Between the properties, there are just rocks, so I can’t fathom why my sprinklers need to run for three hours and waste 1,400 gallons of water.
