Please pay attention to the other reviews. I have contacted them multiple times and they have made no attempt to refund my holding deposit. Be very careful in dealing with these people.
I have lived here for almost a year, and there is great attention paid to cleanliness. Unfortunately, the hours of the staff are changing so those of us who like to do our laundry early, will find dirty bins. I’ve always enjoyed how the environment looks so nice.
The complex hasn't been updated in a long time. Everything feels really cheap from the blinds to the cabinets. The management is frankly just really unprofessional and unreasonable. They're very misleading and don't have interest in dealing with any issues. They use COVID as an excuse for no gym and maintenance. There are much better places to rend from elsewhere.
We loved moving here, up until Stay-At-Home. When all of a sudden, a family had to all share the Wi-Fi. The top WIFI you can get is 20 mbsp through ATT or Sonic. And you have to share that across your phones, your computers, your tv, your echo or dot, etc. We called our provider so often, he basically told us we were running on old dial-up cables and it would be normal to only get 4-12 mbsp TOTAL, even though we were paying for the max speed. We had to move as my work computer programs can't run on that. In this day and age, this is ridiculous but they have no plans to upgrade. Couple that with the fact the kitchen drawers are so small a typical utensil tray is twice the size, ceiling heights are 8ft and the hallway is 7ft high, and we were done. Oh and when you move out, they will charge you to repaint, even when you have kept the walls spotless, charge you for new blinds, even though the wind blows and they break, and charge you to clean the carpets (we have no pets and keep a shoe-free house). The pool is open only during office hours, which means 9-6 Mon-Saturday. No evening hot-tub and no Sundays at all. The laundry room – you have to use a provided card. Fine except the machine to refill the card is always breaking. Broken soda machine has been there for years. The ‘luxury’ means they put new doors on old cabinets, painted, new vanity sinks and counters on old cabinets. The tubs have been resurfaced with PAINT. Don’t clean too hard, the new paint peels off. If you can live with all of that, sure you can call it home for a year. Tops. Just keep your kitchen in storage, don’t have kids nor pets, and be prepared to not use the fitness center, rarely the pool, nor get your deposit back even if you keep a spotless home. Way over priced for what you “truthfully” get.
My fiance and I lived here for just about 2 years in 2018-2019. There isn't a better in Burbank to live in terms of location. The downtown center, parks, and grocery store are all within walking distance. It is also very close to the I-5 if needed for travel. The staff was very helpful from day 1 with assisting our cross country move. Nathalie, the manager, even offered to watch out cat while we were away and was great as a local guide. The maintenance staff keeps the property clean and was timely in repairs. Would've stayed here longer if we could have.

The Good - An outaded gym. Equipment looks like it's from the 90's. No bench nor squat machine. Free weights are great, but available only up to 50lbs. The cardio equipment is newer, but the tv's on them are not connected to anything. - Great location! Located centrally to a lot of things you would need. - There is a pool and jacuzzi. I honestly can't remember if I was told if it was to be heated or not. - At the time when I was apartment hunting, it was well-priced relative to similar apartments. - Ample parking. 1 space provided, but there is a ton of street parking right outside the building. - Quiet and safe. Dog-friendly up to 35lbs. - Management staff have been friendly and accommodating, personally speaking. - The grounds are kept clean on a daily basis. - Two separate laundry facilities with ample machines located on either ends of the building. The bad - It looks a little outdated. I'm struggling to realize the "luxury" moniker. - Ceiling leaks in rain. Had two leaks in bedroom, was supposed to be fixed. Had somebody come in to apply popcorn ceiling after reparations. Another storm. Another leak, which means it wasn't fixed properly. Repairs take a very long time. They contract out all the repairs, so you're at the mercy of their scheduling system, which tends to lag. - At&t U-verse and Directv (through a 3rd party contractor) are the only services available. We all know At&t has the worst customer service. Called At&t multiple times to complain about paltry service, all to no avail. - Internet speed is incredibly horrible. 6mbps (DSL) for $43/month is practically stealing. For that price, you can get cable for just about 10x the speed. I thought we were in 2016 and not 2000. Because of the internet, there is also an issue with Directv. You WON'T be able to get the full advantage of either. - Frequent water shut-offs. I've got water running through the refrigerator filter and there is white sediment left over. I'm guessing the water is incredibly hard. I've got to get a better filter or buy water periodically elsewhere. For the rent I'm paying, I shouldn't have to do this. - Laundry machines operate on a prepaid card system. Card refill machine is located on one end only though. Machines are on the pricier side. Many tenants, including myself, prefer to air dry because of the cost. - You pay extra for trash collection and you pay for water, all through a company called AUM, which they themselves charge you extra for an admin charge.
There is a roach/rat problem on the lower floors. Many of the apartments have mold in the walls from faulty air conditioning units. They charge you an extra AUM fee for their electric and water costs (carefully read the contract if you are looking there) which is about $20 per person/month. The pool has had broken tiles and extremely slick flooring around it for more than a year and is not heated. The exercise equipment is continually broken. Management is rude and uncaring. They will offer you a lower rate to begin but as soon as your lease is up be prepared to move or pay A LOT more. There are better options if you are trying to stay in Burbank, and definitely cheaper options if you are able to live in neighboring cities. Hope this helps.
Just moved 6 weeks ago - and so thankful for a sane and decent landlord. Nora is a dream. My last apartment @ Town Center Apts. were came with "pets" (a/k/a lots of rats), no temperature control in the shower, a worthless dishwasher, and water constantly being turned off for "maintenance", at a ridiculously high price. My new place is a bit smaller, but so much nicer, more convenient, more storage, more parking and better neighbors. Thank you Nora!!! Perfect building if you are tired of big corporate run buildings and the bull that comes with them.
