By far the best place I’ve lived in after moving seven times in five years. I miss certain staff like Leilani, Maggie, Ramontay, etc. Only wish there was a hot tub!

We love our apartment and neighbors. We think the staff in the office and maintenance department to all be top notch. The only complaint is the very loud maintenance department vehicle that has no muffler and runs back and forth on the property all day and rarely gets shut off even when parked. We are dreading the summer when we like to sit on the porch or leave the doors/windows open. If it weren't for that annoyance, we would give Berry Farms a 5 star review. Maybe we could pitch in and buy a muffler for it, or maybe replace the noisy, diesel gas thing with a golf cart?

I’m a third-year resident, finally feeling at home after seven other high-luxury rental stays in three years. The place is beautifully maintained with wonderful staff, amenities and access to retail, restaurants, and the grocery/pharmacy within walking distance. The only cons I have are the lack of a hot tub, meager gym facilities, and video surveillance of buildings not provided. But it is quiet, the people I’ve met are nice, and it’s right by the interstate for quick driving to work/school.

Town Center at Berry Farms is a real community. I always say community is also a verb and Town Center/Berry Farms is warm, professional, patient and incredibly thorough. Truly, there is no place my dogs and I would rather live. It’s home. Anna has been a constant help to me navigating the tech issues that I’m not good with in general and she gives a solid overview during her tours of the property. Mel is also excellent at making sure everything is in order and making you feel welcome. I have yet to meet any of the staff that doesn’t go beyond and above to make you feel at home.

The convenience of our location is what makes it so appealing! I truly appreciate the short walks to the grocery store. Everyone is so friendly here! I remain hopeful that better shops will open in here, rather than yet another hair salon or overpriced boutique (stoked for In-n-Out. As we enter our third year of the lease, I wish we were offered deals like the new residents coming in; the $250 offer to renew our lease felt rather inadequate. Additionally, there are still improvements needed in our package delivery system; it would be ideal for our packages to be delivered directly to our doors(with no fee) seems like I still have to search for my package. On a positive note, the maintenance staff is exceptional, consistently responding promptly to requests! Absolutely adore Leilani as well.

Well, 4 months into our lease and life remains surreal. Norman Rockwell most certainly got it right when he captured the essence of the American heart. I am just realizing that Town Center at Berry Farms is providing a quality of life in the true Immortalization of that era and in those days. With that said, I haven’t even begun to discuss the staff. I speak with one of them nearly everyday and multiple staff throughout the week. They represent the property true and faithfully without expressing discussed at me for attacking the candy dish. If you have an opportunity to hang your hat with us in n one of these beautiful apartment homes, don’t let it slip through your fingers. God Bless and Thank You Town Center.

At Berry Farms one really does feel like a member of a community. Management response almost immediately to any question or problem or maintenance issue you might have. Neighbors are all friendly. The only issue I would share is that it would be nice to find a better solution for the Package Room. If Amazon and FedEx and UPS and USPS don’t care and just throw things in there., And it’s left to us to find a solution. What can we do. Most residents we try to help each other, especially if we see things that look like medication and tiny packages hidden behind large ones. Like I said, we do work as a community.

Everything is good except this Latch door system. Half the time it doesn't work or takes multiple tries to get in. And I don't want to have to need my phone open my door. There should be free key fobs available to anyone who wants them.

Spacious apartment with amazing sunlight and modern appliances. Maintenance requests are quickly responded to and resolved. Amenities are well stocked. Community areas are well-maintained and are very clean.

It’s a fantastic place. I love to go for runs. Berry Farms provides me plenty of different paths around the lovely homes. It provides me with a variety of distances that I can use. It’s a safe place for my family. There is a variety of restaurants and stores for convenience days out.

THE MAILROOM! The current state of the mailroom is considerably disorganized and frustrating! Contrary to expectations, delivery drivers do not consistently deliver packages to the designated door locations as instructed. According to their perspective, difficulties arise in locating buildings even when access codes are provided in the delivery instructions. The prevalent issue of excessive dog waste, particularly the overwhelming smell of urine upon entering and exiting the buildings, significantly detracts from the aesthetic appeal of the "Luxurious Berry Farms" premises. Given the substantial rent we pay, such conditions are unacceptable. Furthermore, the exorbitant water bills are a cause for concern, especially when compared to the significantly lower bills paid by homeowners in the rear of the property. This discrepancy in costs, even for residents who are seldom at home or frequently traveling, raises questions about the fairness and transparency of the billing system.

Absolutely love it here! Everyone is so nice, the buildings and outdoor spaces are so well kept. The staff is very welcoming and friendly. Everything is just beautiful. It’s also in walking distance to so much, most importantly the grocery store.

Berry Farms is one of the most enjoyable communities I have ever lived in and the office personnel are so accommodating, friendly and helpful! The TownCenter is awesome and provides about every amenity you could ask for, all within walking distance! GREAT PLACE!

We enjoy our time here. People are nice and helpful and we appreciate how clean it is. Maintenance comes quickly when needed and we love our patios for our pup to monitor the traffic.

I’ve tried other new luxury apartment rentals in Franklin, and the management here is by far the best. Safe neighborhood, and out of the way versus more congested areas of the town.

Awesome neighborhood, love the walkability to so many stores and restaurants. Management is overall good and effective, and maintenance items are addressed promptly. Only complaint would be literally scores of dead shrubs throughout the property. After living in several communities prior, I have never seen anything like it! At the very least, REMOVE THEM, they are everywhere!

Great amenities to include a beautiful and clean year round saltwater pool. Excellent customer service and clean community spaces. Free coffee bar is a plus!

Beautiful place to live and nice people. Like basically all apartments there are always some residents that don’t care about picking up their dogs poop or leave their garbage cans out all day everyday and unfortunately complaining to the management does no good. But overall this community is real nice.
