Irvine Business Complex, or IBC, combines several residential, mixed use, and commercial zones for the ultimate live-work-play neighborhood. IBC begins on the west side of Downtown Irvine and extends to the Costa Mesa Freeway. The John Wayne Airport is located on the southwest side of the neighborhood. This newer neighborhood features modern architecture, palm trees, and wide sidewalks that lead past office buildings filled with high-tech companies, luxury hotels, and high-end restaurants.
Apartment buildings, mixed-use developments, and single-family enclaves create a variety of choices for those moving to IBC. Along Main Street, residents enjoy everything from restaurants and shops to bakeries, bars, and breweries. At the north end of the neighborhood off Barranca Parkway, the District provides a large, outdoor shopping area with an AMC movie theater, several restaurants, shops, a Whole Foods Market, and specialty stores.

Property Ratings at Toscana
ABSOLUTELY AWFUL, I was approved for an apartment price and move in day then their employee informed me the current resident wouldn't be moving out after the apartment had been listed and I had signed a document approving me to move in; management refused to offer me an available comparable apartment for the same price.
No actions to prevent vandalism/ theft, or enforce gainst predators. Unsanitary with sticky surfaces and roaches and fleas partying like a Rockstar. They own it. The worst manager ever and very condescending for reasons not comprehensive. I can't even speculate or pinpoint one reason or attribute that justifies the attitude. Taking personal and not objective stance on issues that undermined my rights. I personally think if Erica were to be the manager, tension and frictions would be greatly reduced between the management company and residents and residents would not suffer.
The community is nice but the staff once you are living they do not care about you. I have been living for more than a year here. The community has safer tons of robbery for the past few months. We have been requiring installing cameras but they do not care. People still get their car broke, bike or packages stolen, etc.. Is not worth the money.
Current resident of four years, soon to be free from this hazardous property. After providing this property with over $96,000 in rent and additional 'because we can' fees, the company has failed to meet minimum standards. The office staff is great with the exception of a couple rotten apples that lie ceremoniously. I recall asking not long ago if we could have our carpet cleaned, since they are required to do so at least once a year, that never happened...Asked if we would be getting vinyl/faux wood flooring and was told it would never happen. But starting a couple months ago, apartments are having all new appliances and wood floors installed, in order to keep up with the local competition ( who have their own problems I'm sure). My balcony is covered in cigarette ashes from my upstairs neighbor and my being asthmatic doesn't help. Pollution is on a whole new level here at Toscana! First thing in the morning, there's an 80's pick-up truck that probably can't pass smog check, with some kind of diesel-powered-filth-spewing device, that 'cleans' the lower garage. If you've had your car detailed or washed recently, they don't care, won't matter because the guy driving the truck gets out and makes sure to use a leaf blower, in between all the vehicles...no need to wonder where those scratches on your car came from. This is only the foundation of the building, which is disgustingly creepy, hasn't been thoroughly cleaned in at least two decades--it was enough that while walking past a couple building inspectors, they pointed out areas I'd seen earlier, to one another and when noticing my presence they hushed to a whisper. The structure itself is falling apart, the emergency stairs have 2-4 inch wide cracks, that nearly separate them from the building, while the buildings themselves are cracked almost entirely around the 2nd and 3rd floor. You can see where these massive cracks are sealed and resealed on occasion. But back to the air quality, the pool cleaners show up fairly early in the morning but are respectful and quiet, unlike the landscapers who follow behind them and dump insane amounts of pollen, gravel and leaves into the pool and surrounding apartments ( for which I finally captured on video )

i've lived here for 1 1/2 years, love the location and the facility. The price is reasonable for the area. I just moved out, and the leasing office has new fee after new fee. They are money hungry, and will try to scrap as much as they can. I've been with other apartment complexes before, but this type of behavior is the first. I'm still in shock, that such a big company as this is stooping this low.
Toscana is located in the Irvine business district and is easy access to the airport and highways. It is an older building with lower rent in a high rent district. The amenities - pools, hot tubs, workout room, tennis and basketball courts are outstanding. Maintenance and management are top notch. On the downside, guest parking is extremely difficult to come by, apartment walls are very thin and neighbor noise can be an issue, there seems to be an abundance of smokers whereas even the outside air reeks of smoke. The apartments (kitchens) are in need of quality updating.
