Known as a cultural hive of arts and history, Pasadena's commercial Playhouse District serves its local residents with an urban decor against a backdrop of Manhattan sensibility. A small shopping center that also houses local office buildings, this tiny part of Pasadena represents a historical landmark uniquely separated from the rest of the city. Development projects continue to flourish under high-end properties that promise to make the Playhouse an even more lavish and elegant section of real estate.
The Playhouse District is located just south of I-210, between Old Town Pasadena to the west and South Pasadena to the south.

Property Ratings at THEO
Theo has been a true paradise for me. It feels like a vacation but yet it feels warm like home. I am so happy here and I feel even more grateful that after losing my home in the Altadena fires, I get to live somewhere that feels healing for me.

Thank you for your feedback! We're glad to hear that you’ve noticed the effort we put into maintaining the property and ensuring cleanliness. It’s also great to know that the communication from our on-site manager and regular email updates have been helpful. We truly appreciate your input and are always here if you need anything.
The maintenance at Theo is prompt, courteous and professional.
Theo is a wonderful place to live for the most part. The only thing that is a exploding headache, most times, in the Residents only parking, there are cars parked in the middle of the basement parking (which are not parking spaces) making it difficult and almost impossible to pass, and if another car is coming to go out while you’re trying to go in with the cars that are parked where they’re not supposed to park, you or the other driver have to back up and let the other driver through and it is completely frustrating.

Hello there - thanks so much for the feedback. Your input matters! We will look further into these concerns regarding the parking. Please don't hesitate to contact the office with any concerns you may have. We look forward in assisting you!
Theo is a great-valued apartment community with first-class amenities and location. However, the leasing office staff needs to be more supportive. Also, having at least one parking space for each 1B resident is kind of a MUST considering we are paying such a high rent in Pasadena.

Hi there, thank you for taking the time to let us know about your recent experience. We are disappointed to hear that you are not satisfied. Theo is a great community, we agree! We do best assist how we can, it is unfortunate some units do not come with parking but we did explain this prior to you leasing. Thank you for leaving feedback. Please feel free to contact the office if you may need any further assistance.
Peaceful and comfortable living. The upkeep of the property is very good great cleaning and maintenance team.
Clean and safe building. A great place to call home. Friendly staff and neighbors.
The maintenance is prompt and the service team is in touch about the work that is completed or the parts that need to arrive. The phone courtesy is excellent and all the staff at Theo are helpful to the best of their ability and resources.
Meli, Maggie and Francisco are the absolute best. They provide excellent service and they have what it takes to complete my dream home. My favorite place to live ever.
THEO has made our family LOVE where we live. This is in part the management team at THEO. They make THEO feel at home! We absolutely love it here!
Maggie and Melli have gone above and beyond to ensure I’m happy living at Theo. Yes the apartments are beautiful but management has made it 10 times better by ensuring all questions and concerns are answered.
The Theo is a clean and inviting place. The management team was very helpful and worked with me every step of the way. They have a decent gym, the pool area is very appealing, I like the shape of the pool and the cabanas are really nice. The community room is awesome, it's like looking in a home decor magazine. Very spacious and has a huge TV. Overall I'm liking the vibe and look forward to my stay here.
The process from the beginning went smoothly, staff is very knowledgeable of their property and will work hard to find the right place for their tenants. This has been one of the best experiences I have encountered.
So far, THEO has been amazing. All of the staff, even maintenance, has been kind and helpful. The building itself has great amenities and is so well-kept. I work from home so I spend a lot of time in front of my window, and I see someone cleaning the building on a daily basis. The pet area, fitness center and communal lounges are incredible.
Moving in right before Christmas, and trying to settle in before new year has been a bit overwhelming and stressful. The neighbors my daughter and I encountered, were really nice and welcoming. This seems like a great community to raise my child.
Nestled cozily int the city of roses The Theo apartments are a great place to settle in at. From events that celebrate community interaction and cohesion to the beautiful and relaxing outdoor areas perfect for those quiet moments of reflection The Theo has so much to offer. Do the future you a favor and check out The Theo and everything they have to offer. Sooner then you think might be the opportunity to come LiVE Theo!
Its a shame. Its good as far as in the apartment and how it looks, but some of the neighbors and how management approaches the issues sucks. Disappointing.
Dont live here unless all you care about is a nice shell and amenities. The inter workings of the place are a joke. From management to function.
Great property to live. The Management team makes it easy to tour and lease an apartment. My boyfriend and I are satisfied with our decision to live here. Highly reccomed the Theo.
The shiny exterior is a facade and they maintain the place to stay that way. You cant see the messes theyve attempted to cover as well as the stuff management hasnt even seen yet. Nobody cares about the individual, as long as apartments are filled. There have been multiple attempted crimes that have occurred that hasnt been made public, as well as cop out responses to it happening at all. With COVID happening there have not been any resources for relief as well as lack of usable amenities that youre obviously paying for in your rent, but arent being reimbursed for in any way. If all you care about is the shiny exterior and new apartment, this place is for you. If you desire a community where management will hear your concerns, find another place.
Theo is by far the best place I've lived in. The building is beautiful, it has everything I could possibly need. My neighbors are friendly and there is a real sense of community here at the Theo. I feel safe here, and love calling it home!
Very disappointed. Paying luxury apartment prices but not receiving luxury living. Moved here in March and have had several problems since. Washing machine only works sometimes, bikes were stolen the first week we moved here, there was a gas leak into our unit for who knows how long, clothing rack in our closet fell completely apart. The bikes were stolen due to the not having proper security in place which was placed right after our bikes were stolen. The gas leak was fixed but who knows how long gas was leaking into our apartment. The broken clothing rack also fixed but in a brand new building why did it fall apart in the first place? Brought this to the attention of corporate who basically said "oh well" in so many words and no concession was made.
Nicest, newest building Ive lived in, but the worst for management, security, and vibe.
A wonderful living experience. Staff is friendly and helpful. Accommodations and amenities superb.
Pasadena officials claim that they are slowing growth and addressing affordable housing and homeless issues but they keep approving new luxury apartments with ridiculous high rents. I live near the new Theo on El Molino and this is the 4th new construction of high rent apartments in 7 years. A couple blocks away are homeless people. They are making 10% of the 105 units affordable (whatever that means). Shameful.!!
