My stay at The Villas at Happy Valley was great. Wayne and Melissa responded to all my requests on time. The apartments are beautiful, with a large kitchen and each bedroom self-contained. Their activities created a sense of family and the gym is excellent. I would highly recommend this facility to any student or professional.

The staff was always friendly to me whenever I interacted with them. When I had a maintenance issue they came over in a timely manner. It was a good distance away from campus so I could avoid the craziness of downtown. I loved my time here and it was the best apartment complex in all of my years in State College. Thank you!

I would recommend this place to anyone that has pets and a car. The bus really isn't worth it if you're someone that constantly has to go out or have a job. The bus runs every 40 mins so it takes about 20-30 to get home if you're lucky... the buses on game days are worse. Sometimes it smells like sewage in the mornings/nights cause of the location. This place is decent if you want your own bathroom, have a car, and like quiet dead areas to study. The amenities aren't worth it, I barely used the gym or office. Other than that it's just best to live downtown or somewhere else if you're an active student.

We're sorry to hear that you didn't take advantage of the clubhouse, fitness center, pool, or events and prize drawings during your time with us. Even without these amenities, our price for your own private bedroom/bathroom can't be beat!! We hope you enjoyed your time with The Villas overall, and we wish you the very best in your future endeavors.
Do NOT live here unless you want to pay hundreds of dollars at move out for “cleaning fees”. Every single person I know including myself that lived there had at least $300 in cleaning fees after they moved out. Horrible to work with management and unresponsive to questions. Cannot be negative enough based on my experience.

Thank you for your feedback. Professional cleaning companies for turnover units are expensive. At move out, all residents receive a checklist of the items that need to be completed in order to avoid general cleaning fees. Have you had an opportunity to review your statement and send an email for clarification? Management has been very receptive and provides receipts for the work completed as well as inspection documentation with explanations of any disputed items. If you reach out to them, I am sure they will be happy to help. We sincerely hope that your overall time at The Villas was a good one.
I have nothing but good things to say about The Villas at Happy Valley! The place is quiet in comparison to the party-state of the campus on most nights. The staff is always welcoming and friendly]--such down to Earth people. The events the clubhouse holds for us residents are incredibly fun; and, they almost always have food! The Villas are townhomes and it's so nice to have a kitchen, living room, washer and dryer, and YOUR OWN bathroom. As a girl, personally, I like to have my own space and having my own bathroom is such a relief. I could never ask for a better place to live than The Villas.
