Property Ratings at The Village at Lakefront
This apartment community is amazing. There is so much to do in this area with the lake.
We recently moved in, and Evelyn made the process seamless! We got the application done and approved so fast! The clarity with questions and open communication was very reassuring. Evelyn was quick to respond and always answered the phone during business hours. We felt very reassured about her knowledge and honesty throughout the whole process. No complaints on the service! Lauren was also a big help, though we didn't work with her very much! The apartment did have a miscommunication where the ozone machine was left in the apartment all weekend so we had to wait for 30 minutes before moving our stuff in and when we were "good" the air was still so thick that we needed masks and I'm still coughing a bit, so that's a bit frustrating, but overall the experience was still really good. Miscommunications happen, this apartment has still been very dependable in the whole process. Evelyn stopped by at the end to check in and make sure all was good. We felt very welcome!
Shortly after my husband and I renewed our lease, a new property manager took over the complex. The previous manager was very personable, created a wonderful sense of community, knew all his tenants, and frequently walked the property. After about six months with the new manager, I couldn't pick her out of a lineup, she's enforcing ridiculously strict rules with obscenely high fees (i.e. $50 every time you do not bring your valet trash bin in by 9 a.m.), and she shows zero concern for her tenants (if she even knows who they are; I was asked my apartment number when I went into the office, and that was how I was addressed-- not by my name). Between Thanksgiving and Christmas a team of workers were brought in to implement "Green Initiative Upgrades." This included tearing out all the perfectly working toilets, shower heads, and thermostats, and filling up a massive dumpster that blocked 5-6 parking spaces for weeks. I'm no genius, but filling the landfill with working fixtures doesn't seem eco-friendly to me, but I digress. At the same time all this loud, disruptive work was going on, two long rows of parking spaces were blocked off to be turned into covered parking (which people can use for an additional fee). They just unblocked those spots at the beginning of January 2024. Our unit also had the washer and dryer replaced (the old ones were in perfect working condition). Now, it takes 2-2.5 hours to run one load of laundry, and the washer and dryer doors open the wrong way making it difficult to switch clothes over. Maybe all of this is nitpicking, but for how much money this place charges for rent, tenants should feel welcomed (this is their home after all), valued, and heard. I felt none of those things when I went to voice all these concerns and aggravations to our property manager. She brushed me off very condescendingly, and made it very easy for me to tell her we would not be renewing our lease. While the leasing office is toxic and fake, the maintenance team is AMAZING!! They always go out of their way to say hi, and are always working like crazy. I hope the management company paid them a bonus for all the extra work from the "initiative". All this to say, I would recommend looking at The District or another complex nearby. This place is more expensive than most places, and they have nothing special to show for it.
Trash my neighbors. Lots of noise. Hallways smell like trash because they force you to use their garbage pick up service and make you pay $35 extra a month...no choice. Trash Stains on cement. They allow dogs and there is alway pee or poop that I step in. The common hallways are like amplified sound conductors and create noise at all hours. The common area doors slam with terrifying smashing it sounds like someone is trying to break in your own apartment sometimes. My gf and I are saving to break our lease and get out of this place. Contractors and works are complaining of not getting paid and way behind schedule. Don’t rent here! Horrible!

Good Evening, We are disappointed to learn that your impression of our community has translated into a one-star review. It is a high priority of ours that we provide you with a comfortable and clean living environment, and our maintenance staff takes pride in a job well done. However, residents also play an important role in community cleanliness, and we encourage you to come to us if you notice neighbors violating the policies we have in place. We apologize that your were having a negative experience with our Valet Trash Service. Our trash fee is within the standards of our other communities that as well utilize valet trash service. We do receive daily reports in regards to violations as as well as pictures and times they actually walked by the units. As of today, we have not received any further complaints of trash not being picked up. Please reach out to us so we can work towards a resolution. Thanks again for bringing this to our attention. We hope to hear from you soon.
