Property Ratings at The Versailles Apartments
On 7/26/24 there was a one hour power outage. This took out the plumbing, elevator, door system, and package lockers. Everything but the elevators were back up in a week or two, but as of 9/8/24 (more than 5 weeks later) we still do not have an elevator. The building is 8 stories tall and laundry is in the basement. I also had roaches and ants while here.
Close to many shoppes, clean place to stay. Leasing Manager Julia who recently took over is knowledgable, friendly, helpful and courteous. Well maintained by maintenance person Nicholaus having lot of patience and high degree of perfection. Leasing manager has high level of work ethics as she approved the application in less than 24 hours.

I would recommend Versailles! Nice place to live that is safe and in an active neighborhood.
I will miss my large, open studio at Versailles. The hardwood floors were a lovely warm color and the cabinets gave a lot of great storage. I had a view of sunsets and even Bridgeport. The hot water and pressure were dependable. It’s a quiet building with kind residents. There’s laundry and a package receiving system and the electronic entry system is convenient. It was evident early on that management communicates poorly: they promised that the apartment I was shown was identical to the one I’d move into, but on move-in day, I found my unit was smaller with a different layout. They rarely return voicemails or emails, making them very hard to access if you work full-time. Announcements come out solely through paper fliers posted around the building or tucked into doors, even when they’re about unexpected office closures or emergencies (ex. transformers blowing out or water outages). I was scheduled for move-out a month in advance & confirmed twice—the building has strict rules about how you must move out. When I arrived at 9 (my move-out time), no one was present. We had to start moving. At 10:30 maintenance arrived and yelled at us for not waiting. You never knew in advance whether/when maintenance was coming to fix reported issues. Several times I would come home to find the problem fixed but my things thrown out of the way (ex. damp shower items left on my bed). It once took 2 weeks for them to fix my broken toilet, with no updates. A hazardous puddle forms each year outside the laundry room and the gym machines are often out of service or dirty. There’s no fan in the bathroom but when I reported water damage I was scolded about steam. Also, I had a few concerns about security while I lived there. When I moved in, my radiator valve needed to be replaced, and so it was extremely hot, even when turned “off.” I was forced to open the windows to get relief all winter (even in freezing temps), as my apartment reached 80+ degrees, and I was miserable on warmer days in Nov/March. Year 1, my requests & emails about the issue were ignored; year 2, a fix was promised & they confirmed it needed a replaced valve, yet they delayed repeatedly until it was spring; it was finally fixed only in late fall 2018, only due to my desperation and continued pressure to get it fixed. My rent was raised each year until it was exorbitant. That price, along with the heating and communication issues, made me unable and unwilling to stay in this building.
Cute studios. The apartment security makes me comfortable coming from a high rise in river north. The management and maintenance personnel are fantastic!! They provide great service. Eateries, local grocery, coffee shops, parks make the neighborhood a great option. I only moved in this month, but I like it here.
Moving from the suburbs of Chicago and not very familiar with the Hyde Park area I had no idea what location to look for in terms of being in a secure part, close to university of Chicago, as well as being near restaurants and stores! This building has fit all my needs in terms of the three previously listed, the Uchicago busses pick up on 53rd and the CTA stops are all within 5-7 minutes. There is a target, coffee shops,grocery stores, and resturants galore. There are also Uchicago security on the corner of 53rd and Dorchester (across from the building) which is also nice. Parking is an option for a low cost but there is also street parking! Sometimes that is difficult to find but not impossible. The staff of the Versailles is attentive and Kai, the property manager, is very helpful and quick at responding to requests. Also to note, VERY affordable for what you get living at this building.
Overall, the location is what sells this building! It is super close to a ton of restaurants, nail shops, shopping, the theater, etc...the location is awesome. The apartment itself is nice with big windows that let in a lot of light which is lovely. Plus you can paint your apartment to fit your personality or the vibe you're looking for. The maintenance team is nice and the on-site manager, Keisha, is always super sweet. However, the building is very old so there may be minor issues with maintenance from time to time, but the team is always helpful and do a great job!
