Property Ratings at The Veranda
The apartments are beautiful! The office is nice and great amenities.
I have been in 3 units and have dealt with mold in each unit. These apartments are spacious but overprice as the updated floor plans are done using cheap material and cheap contractors. I don’t recommend these apartments. The leasing staff fails to communicate updates with you, and enter your apartment without your permission. The trash compactor is always down, the pool is closed every other week and they turn the water off to the car wash on weekends. These apartments are moldy and bug infested.
I am giving a 5-star rating because, although nothing is perfect, the services I have received are great. The staff Melanie, Vanessa, and Adonis have been wonderful. They will take time to answer your concerns. Maintenance is on point. I have stayed in apartment complexes, where it can be a wait time to fix something. And they are friendly. The office offers activities such as paint and wine night, Movie night for families, etc. Playground for kids and a half-court basketball court. Spacious rooms and a very nice balcony.
Fantastic, been home for 8 years . I love it here, huge apartments, grounds are especially nice, close to everything. The staff is very helpful, with all sorts of help. They always have something to do , like chili cook off, or paint and sips, just a really great atmosphere, and everything works in the gym.

Anytime I have submitted a maintenance request I have received a response maintence is quickly and thoroughly ensured that I have an optimal living environment. I intend to continue renting from the veranda, and I strongly recommend this property

Quiet neighborhood, large apartments but The trash is always visible. As soon as you enter the gate it's an eye sore. The premises is also riddled with water bugs, and the hallways are always dirty. The only thing they care about is the appearance of the office. We pay $35 for trash removal and 2 out of 5 days they don't even come.. Far from Luxury apartments.

Made a appointment, wasted my gas drove all the way there to my appointment and no one there. Door locked other than the one person that was working out in the gym!!!!

The veranda is a very nice place to live. it's quiet and they keep the grounds very clean. my apartment is well put together with no issues to complain about. and if i do have an issue maintenance is on top of it the same if not the next day. management is helpful with your concerns. their customer service skill are excellent..

In my experience, the Veranda community is an enjoyable, clean and quite place but some neighbors enjoy unleashing their dogs in areas outside of the dog park such as backyards and playground. Some neighbors dogs are aggressive and constantly barking so if you are afraid of dogs and you have infant children or visitors please be careful.

Ever since I have moved here my appliances are falling apart and Ive have been reaching out to the office and Maintenance who told me things were unorganized because of new management. No one is willing to do their due diligence.

My residence at THE VERANDA has been one of the best choices I have made in my life, in "many areas." It would be difficult to, honestly, identify any "abnormal" situations" The Veranda's Management Team has not successfully handled in an "A Manner!"

Multiple times we’ve noticed they try to sneak in extra fees. We can’t just not pay the fees or we’d face eviction. No one can or will explain why. Just pay. Things weren’t like this before the new management company took over.

Beautiful subdivision but cant say Im completely satisfied as a new resident... constant issues since the day that I was told to pick up my keys. Already without AC for days and this is only my third week in the apartment on top of numerous of other issues that arent as serious as having working AC with kids in the house. I was told my AC shutting off isnt an emergency although my apartment is heating up to 83-87 degrees and I have a newborn and a toddler in this home . Let that sink in

NOV 2019! I've been living here for almost 10 YEARS & CANT LEAVE! I love this community & the New Management & Sales Team are Phenomenal! The gate use to stay broke for months in the past with old Management Company ( my only past complaint)! Now it's fixed in a day or 3! This new team/company has made MAJOR UPGRADES!!! 1)new pavement, 2)new painted hallways, 3)new painted buildings, 4)new gym, 5)new mail room , 6)new automated package receiving, 7)newly renovated front office 8) New pool renovation 9) new grills 10) new car wash upgrades & the list goes on & on!!! I'm a firm Believer in "People dont care how much you know until they know how much you care"! They care and have shown and proved it! I just Signed my NEW 13 month lease today! The apartments are not cheap but in my opinion they are truly worth every penny! YOU WONT FIND A LARGER APARTMENT IN IN THE METRO AREA. I'll buy a house next year or so but will truly missed the living experience here! I HOPE THIS NEW MANAGEMENT COMPANY & TEAM STAYS & DOESN'T SALE IT! Wish I could give them 6 stars ! Move here! Basic apartment community. Cable and valet trash are paid options. Water pressure, at least in my unit, is very low; I can barely take a shower. I was charged a late fee even though I had set up automatic payment using their system; funds were available, but they never attempted to draft from the account that month. Took over a year and a half to get the security gates to work while, at the same time, the rental office was remodeled. Emails go unanswered. Too much road noise in the units near Old Norcross Road. Took three months to get a fluorescent light bulb replaced. Big balcony, though, and "den" room, more like a home office room, in the three-bedroom units. Large master bedroom and quite large baths, for an apartment. Kitchen too small, though, especially counter space.
Spacious apartments. Huge trash compater problem and its a eye sore. Gated community but gates haven't worked in 2 years. Office management is unprofessional. Water bugs water bugs water bugs and lord if it rains, don't go outside water bugs!
This place sucks , they charge u lots of money for services u will never enjoy . U pay for trash but they never pick it up or the best they can do is show up once in a week and pick up half of the trash , and if u go to the leasing office to complain they will not even listen to ur concerns instead they will interview you as if u are in a police station, if u wanna pay for trash and end up stucking that stinking trash in ur car and find a way to dispose it then this is ur place . If u gonna charge me for trash then come and get the trash don't show up once in a week and what did u expect me to do ? If u complain they will tell u oh u paying for only 3 days and the other days u r on your own, what r u serious? Why shud I pay for only 3 days and u don't even come 3 times a week, u only show up once every week and some weeks u don't even bother to come . There is mold everywhere and if u complain they will start to lecture you how to take care of mold , why lecture me ? Come and fix the problem and stop telling me nonsense. The worst part is that every time u have an issue and u show up at the leasing office they will not even listen to what u talking and they will start to argue with u , disrespect u and try to talk to u as if u stupid or what . Please don't come to this place or else u gonna become a trash disposer , sick with mold and be disrespected by the staff . I can't wait to finish my lease and get out of this place , or I might even pay their one month penalty and break the lease .
This is place is fine, rent is expensive so it will be great to get help with rent. I will prefer to live in a house because it's bigger and most likely same prize.

The apartments are beautiful, big spaces, close to shopping malls, gas stations, pharmacy, 85 and 316. However the staff is young and doesn't seem to care much about maintenance. They have a big playground for children and even a park for dogs, animals are welcome. The neighbors are great and stay for a long time. I think under a new management the apartments would thrive and become spectacular.
The apartment complex is nice, spacious and provides a lot of amenities. I am grateful to have found a perfect home.

I have lived here for over 14 years. There have been new management changes but the new owners seem to be excellent. am always treated well and they respond to maintenance requests very good. I would recommend this property without hesitation. 5 stars
