It's a good starter home although maintenance has gone down hill in the past couple of months.Neighborhood not bad. Amenities decent. While I appreciate the transition to a smoke free community I didn't think that would include bbq grills as well.

Decent experience. Wish some simple upgrades like panting and carpet replacement will b done after 12 years of living here. Someone did an evaluation but never followed up.

Although the leasing office is hard to reach by phone when I do or when I stop in the office they are very helpful. Brittany has been great working through lease renewal.

Diamond Ridge is a beautiful place to reside I just wish other tenants would be more considerate about trash removal. Thwy throw it on the ground. And it is drawing rodents. ????

It is peaceful around here .in.my court. The neighbors are nice and will make sure they look out for each other..This townhome need some upgrades but it is peace and quiet over here.

Have been waiting for my dryer to get fixed it’s been over 3 months. Not to mention the constant loose dogs in the neighborhood. I honestly don’t recommend living here it’s really hard to contact the leasing office and when you do lots of your issues don’t get solved.

Had a decent 2 years at this property However maintenance was a big issue. Things fell apart, broke down and leaked constantly. The last few months were the worst. It seems like once they knew I was moving the refused to fix any issues. Left with closet door still broken, washing machine broken, dryer broken. It was sad

Hello I am not trying to be a someone that has no gratitude for having a new home in this safe mostly crime free and friendly environment that you provide! My thoughts on the readiness of my unit does come to question of the preparation and the detail of making it ready for move in. I believe that as old the property is will come with some budget that govern turn over. I have had to many repairs issue for a new resident. Some of your techs are great but other do the bare minimum or just enough or fail to do there jobs at all. For instance the tech that came to repair my master bed room door made it worst and left and never return to finish the job. The oven constantly tripping the breaker just reset the breaker and never tried to figure out the reason it started to trip the breaker. These just some of my issue other then these issue I have enjoyed the amenities and the peaceful community!
Townhomes of Diamond Ridge is a decent place to live. While I believe if staff worked on their customer service it would be a better best to live because communication is key. My unit is spacious, maintenance comes in a timely matter, the neighborhood is quiet. For this amount of money I don’t think you could get anything better price wise for this area

The court that I reside in is great. No loud noise and it's kept clean except for the dog poop that doesn't get scooped by some of the residence. I don't like how it took a whole month to have someone work on the air conditioner in my home. The pantry area never got fixed no matter how many tickets were put in and stuff falls apart. If I could move to a better place I would based on those problems.

So far things have had ups and downs. I'm not leaving but some things certainly need to be addressed, and quickly. The property itself has more than its fair share of problems, and the fact that there are only two maintenance people for 1100 units is wholly unacceptable. The contractors they hire to prepare the units do not do their jobs properly, and I'd advise the property managers investigate who they hire better and get some sort of money back because some properties are fully uninhabitable due to the people you hire to prepare them. Staff are unreachable most times of the day, but when you get them they do seem to care. My issues so far have been entirely with the quality of the properties upon moving in, and that's sad because it seems like the property manager is getting taken advantage of by the contractors they hire. every staff member has shown they want to make things right and for that I'm both grateful, and hope they do.
Too many things aren’t working and we’re not offered anything for the inconvenience. It’s only right to offer something when you’re a new resident and important things like washer and dryer and garbage disposal isn’t working.
Great experience so far as we settle in to the environment we are trying to also familiarize ourselves to the beautiful environment, it’s been so calm and cool since we move in couple of days back.
Everything is good here at diamond ridge,my love it here compared to where we used to stay. They routing maintenance and cleaning up of the environment. I will encourage any person looking for a clean and decent and peaceful atmosphere to reside should call diamond ridge property's.

They continue to improve on the outside. This community is beautiful on the outside, but people live inside. There is so much more they could be doing as nothing is truly wrong with the outside from the beginning. I feel the carpet in the apartments are very inexpensive. Of course you could put fake wood down and make out better. Rodents seem to be coming an issue. I just feel more should be done inside. One good point is maintenance always on time no matter what the issue they usually address it quickly.

Application process was a long due to request for social security card after submitting the application (even though it was not required per the application instructions), and computer delays that pushed back move in day by a few days, but the move in was smooth once we finally got the key.

My townhome is an update from my previous home. We needed more space and washer and dryer. The amenities are a plus, it motivates me to stay fit and it offers a place for my daughter to play.

I enjoy living here. Maintenance is o point, the staff that I've came in contact with is courteous, and the neiborhood is well kept. I just don't about the monthly 75 dollar amenity fee. It was a one time annual fee previously.

Our townhouse is mostly great. There are still a few unresolved issues 4 months after moving in, but the staff is always professional and decent to work with. The neighborhood feels pretty safe, the grounds are mostly well kept up with, and the neighbors are relatively friendly or keep to themselves. My only real complaints are: there were some communication issues after we submitted our application; after we signed the lease, they gave away the home we wanted to move into, re-signed a lease for another home, they gave that one away too, then gave us the original home we wanted, but tried to increase the price; no one picks up their dog poo and a number of people have aggressive dogs (my poor senior dog was attacked by a large shepherd mix on a walk), and they have 2 pools, but only opened 1 this summer. Overall, not a bad place to live.

I like the accommodation of the Townhomes but still trying to get these mice under control ?? i just don't understand why their is limited resources on getting to the bottom of this problem

It’s nice where I am and quiet. Maintenance is usually very quick within a day. Also great amenities and multiple playgrounds and pools. My only takeaway with the pool was that I couldn’t have guests and that was the main thing I looked forward to here

Appreciably quiet and clean neighborhood. The staff is very friendly and responsive and the neighbors are great. There is no regret being part of this community so far.

Great experience living at Diamond Ridge townhouses . Low noise level and plenty of parking.The maintenance people are very fast at fixing any issues you may encounter.

Very nice experience so far. Clean surroundings and quiet neighbors. Our new home is spacious and inviting, we especially love the deck area.

So far since we moved to this community there has been no regret. It has been nice having a peaceful and clean community. Quiet community. However, there needs to be better accommodations for parking (i.e. handicap, visitor, reserved). Other amenities included such as WiFi, landscaping and trash pickup is a plus

Not understanding the amenity fee that should be factored into the rent & the trash pick up could be better near the dumpsters and grounds in general not just near the leasing office….quality of carpet and flooring could be better as well. The water bill is definitely inflated compared to homeowners’ quarterly bills.

Ita ok overall horrible pest control and maintenance though. Pool is nice and office people are nice but that's about it. If you need to get something done the maintenance people make excuses say they'll come next time and just complete the order and never come back
