Property Ratings at The Spoke
I can not stress how strongly I urge against living at the Spoke. I understand that housing is competitive in Davis, but it would be preferable to live outside of Davis and commute than live in this location. Heck, even live in your car before signing a lease with the Spoke. On two occasions management entered our apartment with no notice. One time, they harassed my roommate to let in the insurance people, with no notice, and threatened to call the cops if she didn't let him in. The second time was to do renovations and moved all of our furniture. To top it off, they left our apartment unlocked. When I brought this to managements attention, they didn't care. Other Problems: - The leasing agreement is very shady. Utilities are charged communally, meaning you will be paying for your neighbors water, trash, and sewage even if you are not there for a month. - There is no option to back out of the lease. - There are quarterly inspections plus renovations every other month. - They will send you bills that they do not have records to back up. When I asked what they were for, they had no records, but still insisted I pay. - There are roaches. - The train comes by three times a day. - Rent goes up 10% each year. - Random people are constantly looking in parked cars in the complex (doesn't seem safe). - Homeless people live in the train tracks the back along the parking lot. Cops are there probably once a week dealing with the noise. - They will charge you 25 a month for parking. Meaning when you move in here you will pay: Rent + Utilities + Service Fees + Parking - They constantly barrage you with emails and social media events. I really don't care that you are hiding eggs around the complex for Easter, I would prefer you not have shady business practices?! - Far from campus. Bike ride is at least 20 minutes. - Neighbors will mostly be students and are loud most of the time. Not a quiet street or area. - No matter how clean you leave the apartment when you move out, they will not return the deposit to you. That's it. Do not live here.
