The Roe is a beautiful property in a great location! You really can’t beat how close it is to Main Street. The customer service is great. Aleyna and Greg are amazing! They go extremely responsive and always willing to go above and beyond to make residents happy! Highly recommend living here!

It’s truly a one-of-a-kind community in Philadelphia—a self-contained campus with three parks, interconnected pathways, and a setting that feels both peaceful and vibrant. Beyond the grounds, The ROE is just blocks from Main Street, scenic bike and walking trails (including the newly restored Manayunk Canal), the Manayunk train station, and offers quick access to I-76 and other major routes. Just two weeks ago, I brought my family to see what I—and so many others—have been working on for the past few years. After touring the community, we walked to Main Street for the Arts Festival and had lunch at Winnie’s. It was such a wonderful experience, and I couldn’t help but reflect on how convenient and connected this community is to everything I enjoy. Our construction team takes great pride in building a place that’s not just unique in its design but also enhanced by its exceptional location. Best Apartment I’ve Lived In

I’ve lived at the Roe for about 6 months and have been impressed with every aspect. The management team is responsive and communicative. And everything about the building is incredibly well thought out. It’s obvious that they spent the long dollar when it was being built and invested in quality that would last. The recently completed gym is fantastic and just another example of management doing things the right way from the start. You’d be hard pressed to find anything else in the area than can come close.

AMAZING apartment in beautiful location - LOVE it here!!

When my husband first suggested Manayunk as the neighborhood for our retirement to Philadelphia, I was skeptical. When we came to the Open House at The Roe (last October), I was converted. We loved the idea of living in a restored historical building and the vision the company has for creating a community that would stand out in an already valued neighborhood. We committed to our apartment having only seen the virtual tour and have NO regrets. The attention to detail and the architectural design exceeded our expectations. We had to downsize a LOT (from our house in NJ) to move into this space and the layout of our apartment - including varying ceiling heights and lots of windows - makes it seem more spacious (than square footage would indicate). The management team has been super helpful, throughout the several months of waiting for the apartment to be available as well during our moving in. It is obvious they care about the tenants. We are already quite happy here and looking forward to enjoying the other amenities as they are completed. They REALLY got this right!!!

Exceptional place to live

I recently moved in and have had such a wonderful experience from the very beginning—largely thanks to Aleyna from the management team. The building and community here is truly a rare encounter. Since moving in, the entire staff has continued to exceed my expectations. Greg and Josh have been absolutely wonderful, and everyone on the team has gone out of their way to make me feel at home. It’s clear that the management team genuinely cares about their residents. I've been settling in and have been noticing these custom details that I would have never even thought of.... Great place to live

There is nothing cookie cutter or non-descript about the buildings and community. The buildings are a historic renovation of a former parish that included a school, church, rectory and large open parking lots. The community is developed as a campus. Tremendous care has been spent in taking magnificent but tired old buildings (some nearly 200 years old) and repositioning them into ultra sophisticated living space. They are designed with a great deal of thought as to how people work and live. Built to the highest of standards for energy efficiency and sound control. They feature volume ceilings, high end finishes, massive windows. The community has three parks, and soon the amenity area will open to our residents. I could write pages and pages about the unique features. This is community that all others will be measured against. It’s very special, and as I observe and listen to our new residents move in, I am convinced that that we have attracted some very special families to bring life to the buildings I and my fellow team members have worked so hard to build. We have an amazing staff of men and women to support the construction, maintenance and leasing. They are very talented, and as you now know, care deeply about this community and its residents. Thanks Trinity for your kind words. It has been an incredibly long journey to build and develop the Roe. The historical buildings were a major challenge to reposition to modern, luxury apartments without losing their character and history. Many people suggested we demolish most of the buildings due to their many challenges. Today, the former school, and soon the former church and rectory ae considered by many knowledgeable professionals as an example of one the finest restorations and redevelopment in the City of Philadelphia. It took years of planning, to create the Roe. We gathered a unique and very talented set of professionals (both men and women) to create the engineering (environmental, structural, electrical, mechanical), architecture (architects, lighting and designers), and together, we held endless meetings. We literally sourced and purchased products from around the world and the United States in an effort to build the Roe. We relied on a great deal of local artisans and small family businesses to assemble all the materials into the incredible buildings they are today. We cut windows and doorways into three feet thick brick walls so often, that I myself lost track. Whenever possible, we reused materials that were from the original buildings by reshaping and repositioning them. We used the original timbers that were slated for the dump, milled and sanded the wood to make tables, and new flooring. We sanded the century old floors and refinished them selectively. The buildings on he exterior are now as beautiful as the day they opened (the earliest buildings predate the Civil War). We weren’t certain that the public would appreciate the details and effort we put in, but we were wrong. The public has responded loud and clear. The demand for apartments has far exceeded our supply. The best part of the Roe, are the residents. Each family is nicer than the next, and while the construction and management teams don’t always agree on why the Roe is so successful, we all agree that it’s the residents that truly have perfected the buildings and community. I’m very proud to have been part of the design and construction team. I am delighted with your review, and rewarded by your understanding of all the work, sweat, endless planning sessions that went into creating the Roe. I’m very excited to open up our amenity areas in late April. They are extraordinary. Thank you for taking the time to share your thoughts with the outside world.

Amazing new community!

I recently moved into The Roe, a brand-new building, and it has been an amazing experience. The apartments have beautiful finishes, including high ceilings, tall windows, a massive closet, and a deep bathtub—perfect for relaxing. Security is a top priority here, with cameras and security measures that make me feel extra safe living alone. Management has also been great—Aleyna was quick to answer questions and even got my blinds fixed on day one. It’s only been a little over a week, but I’m already loving this place and highly recommend it to anyone looking for a secure, well-designed home!

Thanks for taking the time to tell others about your experience at the Roe. We have built many new communities in my 47 years; none has come close to being as hard to build or as satisfying. We curated products years in advance of construction, and spent two years adjusting and readjusting the plans with a goal of making a sustainable, energy efficient community. We were determined not to build something ordinary. We knew that the buildings and large land area offered us an opportunity to develop a one of a kind walkable, green community where people who cared about working out daily in a state of the art gym, or wanted to take the simple pleasure of a walk into our three internal parks, or sit to read or just “chill out”, but wanted an upscale apartment would appreciate. We set lofty goals, and we exceeded those goals. The response from the public has been overwhelming. Our buildings are solar powered, with numerous locations to charge electric vehicles. We incorporated into each home sound control between apartments, and within the apartments (bedrooms and bathrooms). Nothing about the Roe is standard. It’s a boutique community in the heart of Manayunk that is a marvel to walk through. All the finishes are custom. All of the interior doors are solid wood, seven feet tall and some as tall as 11 feet (that’s not a misprint). All of our closets have custom built in storage. We used custom cabinets, custom lighting (standard in every apartment), custom hardware, custom plumbing fixtures. We designed high tech features in the apartment that are extremely functional, not just for talking points. We designed security into every entrance point of the community without making it a burden to our residents. One can travel between buildings into their apartment, into our parks, garage all with a single electronic key (with a hard key backup). I’m very excited about our amenity area that should be ready to open in early May. The scope and size are larger than most communities 10 times our size, and feature will rival in my opinion five star hotels. There are workstations, a community kitchen, conference room, dining booth, doggie wash center, and so much. As you know from your experience, we under promise, and over deliver. Finally, the Roe has attracted an incredible cross section of residents that to a person are thoughtful, bright and fun to be around. The Best of the Best!

My entire experience with The Roe has been nothing short of amazing. From the beginning, starting with the tour of building and units, Aleyna was extremely thorough. She started with the history of the buildings as well as the thought behind the details of the construction. The units are built with such high quality, with everything from lights under the cabinets to water saving toilets. The application process was also easy and quick. The day I moved in, Aleyna was there to walk me through all the details of my unit, as well as the details of the building. She made the process seamless from start to end. Not only that, but even after I moved in, she made sure to follow up with any questions and concerns I had. I have lived in over 5 cities and rented many different units. I will say this has been by far the best experience, with leasing as well as property management. I feel extremely safe and taken care of at The Roe.

Thanks for the wonderful and articulate review of the Roe and by association our management team. Building the Roe has been a very long, difficult, arduous and rewarding journey. The final product is over the top. We kept the historic flavor of the buildings exteriors, but built the interior of the apartments to match the most luxurious apartments in the city. We designed the community as sustainable, energy efficient, with great parking, 13 to 20 foot high soaring ceilings (in the majority of apartments), custom cabinetry and fixtures, a gym which will be the envy of the most fervent gym rats, a doggie wash center and three internal parks just mention some of the many features. I personally have been involved from the planning to the construction, through today. I am still overwhelmed and excited each and every time I walk the buildings hallways and apartments. This community brought together the most talented men and women I have ever worked with in my 47 years in the business. The desire to build something extraordinary infected all the craftsmen and women from day one, and continues to this day. I haven’t heard a single visitor that doesn’t use the words amazing or wow. There will never be another development like this; it’s truly a (green) campus in the heart of Manayunk (1 block from the train and Main Street). In my role within our company, I do not get a chance to meet the residents, but our staff consistently raves about how nice they are. Hidden gem in Manayunk!

The team at the Roe has been extraordinary in assisting as I transition into my new living situation. With state of the art technology and a complete remodel of the building it is hard to get anything compared to this in the area. The Roe team goes the extra mile to make this feel more than just a typical tenant landlord relationship. The location is amazing with short walks (and I mean really short) to the train station and downtown. Even with the proximity to the train station you do not hear it. Based off my first few weeks I have loved how accommodating the team is and they have great communication to the tenants on work being done. I will definitely be renewing if I stay on the area!

We had an amazing team of craftsman, and professionals guiding them. No detail was too small to garner our attention. Every on of the craftsman, professionals, and our construction and leasing team understood we were building something very special. A community that all others would be judged against. In fact during one of my many visits, I overheard a conversation between two tradesman which brought a smile to my face. In the conversation, one mechanic was explaining to another mechanic that he needed to rip out the work he just did. He explained that this isn't just any job, and if he didn't do it now, management would have him rip it out later. I think this conversation captures the effort we all made to construct the Roe. This Feels like Home

This is by far the best apartment I have ever moved into. Everyone on staff is so incredibly kind and thoughtful. I did a virtual tour after moving from out of state and was immediately sold. And I am not disappointed. Everything was already beautiful over camera but seeing it in person solidified my feelings. It very much so feels like home. You won’t regret renting from this property at all.

Awesome duplex in great location!

I recently moved into The Roe and so far I am very impressed. Moving in was painless and everyone has been very accommodating and eager to help make my transition smooth. The apartment itself is SO beautiful with impressive fixtures and attention to detail. The private parking was a huge drawl for me. Also less then 5 mins walk to Main St which is awesome!

We spent a year plus getting approvals, and another two years to develop the concept and associated plans. It’s truly remarkable to walk the hallways and apartments of the first completed building you now call home. Even now, after hundreds of times walking the hallways, it takes my breath away. We used the finest materials and craftsmen (and women) to put together something extraordinary. While the beauty of the buildings is apparent to everyone who visits, what’s behind the walls is just as every bit as special. We researched, purchased the best building materials, put them together is such a way as to create an incredibly sound and energy efficient building and associated apartments. The windows, doors, cabinetry are all custom. The appointments in our model are standard from the ceiling LED Lights, ceiling fans, under cabinetry lights. No two apartments are the same in the building. The demand for the apartments is over the top, and very satisfying. As you live in the Roe, you will certainly come to understand and appreciate the many “hidden” features we designed into the building. We have an amazing staff of men and women that have worked and continue to work on the Roe at Manayunk. As time goes by, you will certainly get a chance to meet many of them.
