The staff here are great and very responsive. Frequently within hours of reporting an issue the maintenance staff will come to work on it. The area is nice and very walkable. The apartment designs are great; many giving the feeling of a home rather than an apartment. This design does lead to problems with noise as my neighbors kitchen is beside my master bedroom and a neighbors garage below. For some reason my own garage is below the second bedroom. As another commenter stated, the walls are thin and you can frequently hear loud conversations clearly. Hope your neighbors are good ones. There does seem to be a fair amount of turnover though. Lastly rent hikes are insane, going from 10% to switch to a longer contract or 50% to maintain a current contract. Due to this I would highly advise looking at gaithersburg where you have protection against how much rent can be raised.
When we first moved in we loved the beautiful neighborhood and were very happy with the homey and comfortable apartment. Then one by one our old neighbors moved out and we suddenly realized our walls were actually paper thin. We could hear dogs barking, kids crying, entire conversations, cupboards slamming, and were suddenly intimately familiar with the schedules of these strangers. There was no escaping the noises. Just when you think it can’t get any worse, a new neighbor moves in on a different side of you. Pray your neighbors don’t have kids, dogs, or jobs where they wake up at 5am.
I moved to The Residences at King Farm over a year ago. Today I am so happy for finding this gem after long search for a decent and professionally maintained apartments! Everyone in the management and maintenance is fantastic - they are very responsive, effective and professionally dealing with every single concern or request one can have. Thank you!
If you are looking for an apartment in kings farm - this is the best there is.
We have lived in our apartment for almost four years. Our apartment itself has generous-sized rooms with spacious walk-in closets. Our unit has a full size, side by side washer and dryer in its own separate room off the front hallway. Even though our building is very close to a main traffic route, it is remarkably quiet. Our only complaint is that we sometimes hear noise from our upstairs neighbors -- thuds and bumps like someone is dropping heavy boxes or something. But there is no noise from any neighbors beside us. The walls are definitely not paper-thin like I've read about in reviews of other places. Also, the kitchen has an impressive amount of cabinet space, drawer space, as well as a food pantry. Maintenance issues are always taken care of promptly and the staff knows what they're doing. They always follow up to make sure that the repairs have been done to your satisfaction. The leasing office staff members are responsive, friendly and helpful. Bernstein Management oversees this part of King Farm, and they do a great job. The grounds are superbly maintained and they are constantly keeping the common areas and the outside of the buildings looking fresh. We are within minutes of I-270, which is a real bonus. The community itself has a grocery store, several banks, restaurants, a dry cleaner and more. It's village-y looking without feeling like you're in a fake, Stepford-looking place. And it is noteworthy that we have not had a single rent increase on our annual lease since we moved in almost four years ago. That tells me that this is a management company that pays attention to what is going on in the larger economic picture.

My husband and I have lived at the Residences of King Farm for about a year, and we've been very happy. Any problems that arise get taken care of quickly, and the staff are very friendly and courteous. Before we moved into the apartment, they replaced the carpet and repainted the walls, so it really felt like a brand new place. After we moved in we realized that the refrigerator wasn't working properly, and they replaced it immediately. The property management office staff are a pleasure to deal with when picking up packages, etc. Although not quite as happening as downtown Bethesda, the King Farm neighborhood is a great place to live. Our apartment is a five minute walk from the Shady Grove Metro and, in the other direction, from a couple of decent restaurants and a supermarket.
Walking distance to Metro; but why walk when there's a shuttle? Three blocks to Safeway, and after a few drinks at the local restaurants, walk home along a treed boulevard. It’s also just a quick jump onto I-270, but the landscaping makes it feel miles away. Great architectural mix with homes gives it a real neighborhood feel. The Residences have all the usual amenities, but add a dog park just blocks away, You can even rent garden plots from the City. Staff is attentive; they know your name and are always helpful. I have never felt so at home in a rental apartment.
