Albany, New York combines historic architecture and contemporary living along the Hudson River. As the Capital District's center, the city balances government operations with welcoming neighborhoods. Current rental trends show moderate growth, with average rents ranging from $1,284 for studios to $1,914 for three-bedroom units, with an overall average of $1,506. The market has seen modest increases, with year-over-year changes varying from 1.8% to 3.5% across different unit sizes.
Albany's neighborhoods each offer distinct characteristics. Center Square features well-preserved row houses near local shops and restaurants, while Pine Hills sits close to educational institutions. Washington Park, an 81-acre green space designed in 1876, hosts summer concerts and provides winter recreation including ice skating. The Empire State Plaza and the New York State Capitol building create Albany's recognizable skyline.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Residence at Capital Hills
Horrible place to live! They lure you in with the nice area, huge apt, walk in closet and stainless steel appliances. Once you move in you will realize the walls and floors are paper thin! You hear every step, and every little noise someone makes from a different apt. Living here me and my child were sick all the time, and developed asthma because we were unknowingly exposed to mold. I didn't realize it until My bedroom furniture and all of my belongings in my walk in closet were molded and they did not care! The bathroom ceiling started to bubble, and I put in a maintenance request. They didnt address the issue until the ceiling actually caved in. Maintenance team is a JOKE! They have to repair things 3 times before its actually fixed. They do not keep up with the grounds or the common areas. During a snowstorm my car and 3 others went flying into the woods because maintenance did not plow or salt, the blacktop was covered in black ice! And when maintenance finally arrived guess what?? They crashed into one of the disabled vehicles. They do not take responsibility or accountability for any wrong doing on their behalf. I was forced to pay for my car repairs, replace my furniture and clothing as RENTERS INSURANCE DOES NOT COVER MOLD DAMAGE DUE TO PROPERTY NEGLIGENCE. Run far from here! Im telling you the washers smell, and so many apts have mold and they will lie and tell you it has been repaired, and they wont show you the mold report because its not required by nys!
Communication is terrible, parking is not so great, the washing machines aren’t the best, the walls are thin. I do like the location and the tenants are pretty nice. Other than that, I would not recommend
So when I first moved in with my family there was a great property manager Amy she was the manager here for years the leasing office was on site. Well not anymore they took that away. I don’t know what happened with Amy but after she left things went drastically downhill! They have already had 2 different property managers since her and they really don’t care about their residents at all anymore. They literally tryed to do a “showing” at our apartment for potential tenants WHILE we were still living in the apartment!!! I said no way are you kidding me I have never heard of a place doing that before. I couldn’t even see the apartment in person before I moved in because AMY had respect for the residents and wouldn’t show an apartment that people are currently living in! Also for the price they charge you can find a place like I did that offers SO much more like your own washer dryer hook up. A better area and more amenities! People are also moving out like crazy since Amy left. I definitely see why. Look elsewhere MUCH better out there. This place has nothing to offer especially for families with children. Lived for 1 year and moved out.
I lived at the residence of Capitol Hills for two years at first when I moved in pricing was reasonable. Parking was always an issue And was never taken serious. I know several people that had mold, growing in their apartments on their clothing and belongings and people that currently do living there. DONT MOVE THERE
I lived here for one year and had to move out. The only renovations they did were cosmetic. Things broke all the time, the complex has loud and obnoxious neighbors who will keep you up at all hours of the night. The common areas are disgusting and my building in particular smelled horrible. They changed property managers halfway through my lease and things just kept getting worse once that happened. I had an incident in the parking lot with a very hostile person who attempted to lunge at my car after I confronted him for honking for 45 minutes straight. They may look nice in the pictures, but you can find a a much better/safer place to live in the same price range.
I have lived here in this community for nearly two years. It is a very comfortable and peaceful apartment. The inside is fully renovated with beautiful stainless steel appliances and cushy carpeting. The manager Amy is a wonderful woman who works super hard at making your life comfortable. She is always available for discussion and in the time here I have not had a single complaint on anything. This is a perfect place for both family and single professionals. The location is perfect. I highly recommend you living here
I loved living here. Its privately owned and if I ever had an issue in the apartment it was taken care of immediately. I lived on the top floor which was ok but you had less noise. Only a few cons , it gets very hot in the summer and climbing the stairs everyday got old. It has laundry down stairs in the basement and 2 big dumpsters for trash. Each apartment gets one parking spot and the remaining is first come first serve. There are 2 over flow areas which is nice. I only moved because of roommate problems but if I didn't, I would have stayed much longer!
