The water went off at about 11:30 PM and I don’t know why. We pay our water bills just to live here. Has the apartment paid the water bill to the city? Who knows?! It’s not because maintenance is working because they are not working right now. I even had my husband Driver on a complex to see if he saw the city of Garland around the complex for an emergency repair and that is No. What type of crap is this? I moved here August of this year. I have had problems ever since. Please listen to everyone else with the reviews. The apartment looks decent on the inside, but there are so many problems that maintenance does not handle. The office does not answer the phone once you move in. Heed our warning and go somewhere else. I’m going to break my lease. They broke it first.
rats , flies , gnats you name it they have it . they leave people with out A/C in the texas summer but will surely take your money with no problem. maintenance doesn't do anything but walking in look around and walk right back out. they do NOT answer phones and the office staff is RUDE . quick to comment about give them a call to "fix" the issue and nothing gets done

Don't move there!!! The dogs were never on leashes and a lot of people didn't clean up their dog's poop. It was a poop minefield in the grass! It also smelled like weed very often. Water leaked from the ceiling on another occasion. Another time water also got all over my floor when it rained outside, which I had to clean up. Good luck trying to reach the front office too! They hardly ever pick up the phone to help you with any issue you may have but they have your check every month. I put in an urgent work order for my heat being out and it took over 3 hours for someone to fix it in the middle of winter. A cat got stuck in the chimney of my fireplace because the workers forgot to patch on outside wall up. Also check your lease before you sign it! They will charge a lot for a fridge or oven not being less than perfect, and believe me they will! From my experience they are about their money first and customer service is a distant second. The customer service pretty much stops the second you sign your contract. Plus it's in a pretty bad area. It's not worth it! Save yourself the aggravation and money and go somewhere else! Life is too short, go somewhere else!

Constant issues with plumbing. Nothing ever gets fixed in time. Be prepared to put in 4-5 service requests before anything is actually fixed, even when it’s an emergency
If I could rate a -10 I would I have lived here through 3 management companies and this is by far the worst!! Our water has been off since Friday!! We have not gotten any updates. There are elderly people that love over here alone!!! Maintenance is drastically laking!!! Communication sucks the office is never open when it’s suppose to be!! Out gym has been closed for 3 years!!! But rent keep going up!!! I am disgusted!!!
Notice any good reviews on here are from 2015, when the building was under completely different management. The apartments are okay. I have a renovated apartment, the window was falling out and they’re trying to charge me 400$ for a man to put glue on it. Every time it storms pieces of the bathtub fall out, I’m on the third floor and I had a huge ant problem. They were coming from the outlets. Maintenance will not do anything. They literally just close the request, they don’t come, they don’t call, and they don’t make notes as to why. There’s 100% no communication. Try it yourself, call and see if someone answers. I would say on average I have to call back to back for 30 minutes before someone answers, sometimes longer. They charge me twice every month for trash and sewage. I’ve gone multiple times without water and they say they can’t do anything. The gym has been under renovation for at least a year now, the swimming pools were opened late and closed early. You have to get your own mailbox because the ones they provide don’t shut or lock properly, there’s constantly mail all over the floor.
Management is terrible. The apartment itself isn't bad. They are attempting to make these apartments nice, but it's just like putting lipstick on a pig. It's not working. My apartment doesn't even have a microwave in it. You have to beg them to come and fix your issues and them they may or may not come to fix them. Very unresponsive and charge you every fee they can think of and then add more fees when you least expect it. Do yourself a favor and find another location.
All they do is lie, about the rent, tell you what’s included in rent then bill you for and say they didn’t say that, you have to pay building fees, pest fees, trash fees, office fees, they send maintenance out to fix stuff three months later after service order put in then maintenance lies about fixing it. Washroom door fell on my head while standing at the washer. Bigger than life size Cockroches, my clothes rack fell after telling in December it was coming out the wall, never fixed, it fell in February finally it took them til June to fix it. Lease was up in July, I told them verbally I will not be renewing my lease in January. They said I would not get my deposit back cause I didn’t give ample notice. They are money grubbing, lying people, taking advantage of hardworking people. And doors are missing from entrance to apartment buildings. No security from elements of weather or criminals. Apartment upstairs over me was empty and kids were up there playing and jumping around in the empty apartment. Trying fix up complex outside look before they make tenants feel safe. Parking lot is tore up will not fix it and it will mess up your tires and all has to do with your driving ability in car. This picture you see on this site is not what it looks like at ALL. It’s false advertisement. If I were you I would NOT RENT HERE.
I’ve lived here since 2020 and had nothing but issues, and only stay due to the price. The office never answers the phone, they don’t care about the residents, don’t take care of issues inside the home. I’ve been contacting for WEEKS bc I have an ANT & SPIDER problem but can’t get anyone to talk to me. The only way my problems have gotten resolved is when I went through the inspection office. The price may be good, but it’s not worth all the problems that come with it

You tell them the issue and of course they say they will have to put a request but the maintenance guy's never show up until days later or a week?? & half of them don't know what's wrong as much you explain to them! ***THIS IS RIDICULOUS*** I've seen tenants with their pets and I see the tenants not picking up after there dogs ???? Which is nasty and Gross ??. I also see people putting trash by the door which causes bugs for the rest of the tenants in the building. I seen the tenants smoking Marijuana and Cigarettes and there apartment and the smell comes inside ours. ?? We need better assistance. They don't deserve no stars at all.
Office staff does not answer the phone or respond to emails. Maintenance does not complete repairs. They need better communication with tenants regarding repairs or other issues.
You will find much nicer apartments in Oak Cliff and Pleasant Grove. This place is the low of the low. New paint job looks worse than before, Trash everywhere (mostly from maintenance), horrible office staff, Dog park fence looks like its about to collapse, swimming pools were green all summer, huge fire ant piles all over and the parking lot is so busted that it messes up your tires
There is fees for everything, car break in and gun shots all night not safe
I had an appointment to view these apartments. I arrived, there was nobody at the leasing office. The doors were locked. Lights were off. I called , email and text’d the number. No response or reply. I took this as a sign to move right along.. while I was there I had time Do I decided to drive through the complex & around the area . The complex area looks ran down and very unsafe! The surroundings/ location Is literally ran down as well. The pics are so beautiful, and the rent is a bit cheaper. However, I see why .
Do not move here!!! They have a mice problem and they are doing nothing to treat the property! The unit’s without upgrades has old wood inside of them that the mice chew right through! I renewed my lease prior to the problem! I have reported this several times and also reached out to corporate. Since they still have not done anything to treat the building. Of course, no response as of yet!!!
Don’t be fooled by the new management they are in no way better if not WORSE than the previous owners. During the winter storm of early 2021 the pipes burst over my apartment. The management sent a repair crew to fix the pipes which required them to cut 3 separate 2 foot high holes into my walls. This was coupled with MOLD and BUG infestation. I attempted to contact them for 4 CONSECUTIVE MONTHS after the damages were made and they only sent in a single man to repair the holes after I was forced to write a letter threatening legal action. I still have no doorknob to my bedroom door or air conditioning and this has been since I starting leasing here in last October. It is about impossible to reach them through their phone numbers or even in person. The district manager is never in her office and is always “out on property” though I’ve only actually spoken to her once despite multiple visits to the front office monthly. They do not reply to text or email. There are drug dealers and car break-ins, and domestic abuse situations around the complex. None of my neighbors are happy with the changes that have been made and all plan on leaving ASAP. They also apparently have the income to repaint the outside of all their buildings meanwhile neglecting the actual living spaces. Their priorities are all out of wack and this has been my worst first time renter’s experience. Do yourself a favor and AVOID these apartments at all costs. People are leaving everyday and for good reason. Do not be fooled by the new paint job.
This complex is now a joke. Been requesting maintenance since the snow storm in February, no one has gone. Fridge stopped working last month, have sent multiple request, no one has gone. I Leave Voicemails but no one ever calls me back.

Police are always there, no patrol, trash everywhere, matnence is awful...seriously disgusting. Most awful place to live ever.

I regret to say I didn't research enough and was taken away by the smooth talking and friendly service when I first began taking tours of the apartments and hearing information from the leasing office. But now that I'm a resident I am constantly ignored and harassed by the leasing office. It seems as though every month there is a predicament with my payment issues I try to pay and "it bounces back" then they try to pin late fees that I am not responsible for on me. They never are able to prove that these late fees are my responsibility. But once I go to the leasing office to see what the problem is all they ever do is argue with me until I pay them. So I pay them simply so they'll stop harassing me. Sadly they will probably continue to do this until my lease expires and I am free to leave this Devils deal I got myself into.
Nice neighborhood unfortunately the front office is incompetent. Came home one day to missing blinds when I called to find out why they stated my window was replaced. Never mentioned that the window was actually broken. Roommate came home to find glass not only outside of our front door but on the inside as well. The office was already closed so when I called the following day to complain the manager said all she could do was get with maintenance. I explained to her this was unacceptable and that I have a 1 year old crawling and walking. I demanded corporate's phone number and she insisted that it was not necessary that they would just call her back to handle it. Very disappointed that I called and only got a voicemail. A month later I was still missing blinds. I put in 3 different request and still nothing. I did not get reimbursed when my ac went out or compensated when I found glass all over my living and dining room. Yes rent is cheap, but not worth being treated like I'm not a human being and being ignored.
I wouldn't recomended it. We ended up getting scabies from the previous people who lived here, also the doors don't fully close, so water tends to drip inside when it rains

The apartment we were given w as s not even close to the one we were shown. We were told the would be identical. They were far from identical. We have had many maintenance issues, and the management team thinks that because these are problems that apparently happen in all of their units, that our complaints are invalid. My husband and I were treated like children. We will never live here again.
If you would have asked me about this complex back in January, I would have said " Go for it!" but now after seeing how poorly trained the staff is at handling their clients and their lack of communication reguarding what can and cannot have in our homes and on our patios, I say do not waste your time here. I no longer feel comfortable about living here anymore and no one would like to speak with me or my roommate reguarding any issues. I say if you want a place that is always in your business and will talk nice and sweet to you to get your to sign a lease and then be rude. Go ahead and rent here. I CANNOT WAIT TO MOVE. Anytime you have an issue, they always give you the run around. They never want to take the time to take care of you or your problem.
The property manager, Rebecca, does not care about the residents. The office personnel are rude and not helpful. Maintenance is a joke and even the maintenance superviser says "you get what you pay for" in reference to ability & knowledge of maintenance staff. The pools are frequently closed, the sprinklers bust and it takes a week to get the water shut off, the insulation is atrocious. However, there's always adequate parking.
My first apartment and I must say I loved it. If you're looking for a less expensive apartment with great space, this place is for you. I lived here with my mom when I was younger and I liked it so much that I came back. These apartments are good for all types of people whether you're a college student, retiree, or an on the go worker they have a place for you. There are 8 swimming pools so just imagine how big the complex is and there are so many other amenities to put a smile on your face. The staff is also very friendly as well. I have no complaints.
Other than a horrible maintenance department, the complex isn't too bad. It stays pretty quiet here and there are so many floor plans to choose from.
This is the worst building to be in. With the pool right off the balcony, we were initially excited to live here, but the property management does nothing to manage the hours maintained at the pool, sometimes people out there til 4am. When maintenance calls are placed it takes over a week to get them resolved, and the office staff is condescending at and rude anytime you call.
